Kolhapur Real Estate News

Vilas Javdekar (of Palash at Wakad Pune) opens bookings of 3 BHK Hi-Tech Digital Twin-Bungalows in Yashwant at New Tarabai Park, Kolhapur

Can you think of owning a 3 BHK Bungalow in 50 -60 lakhs in Pune real estate market?

I am very much tempted to invest in Kolhapur. What about you?

Now, this is too much! My old friend Madhav Gole, general manager of Vilas Javdekar Eco Homes tried his best to convince me to invest in Yashwant at New Tarabai Park at Kolhapur. He even sent me these images of his sample flat:

Since, Madhav is a very senior real estate professional and my good friend, i went and studied Kolhapur real estate market. However, my wife didn't approve of the idea of investing in a 1 BHK or a 2 BHK Flat in Kolhapur. She said, "If in Kolhapur, we should invest only in a bungalow! Can we ever think of owning a bungalow in Pune?"

And today, Yashwant opened the bookings of 3 BHK Twin Bungalows. A bungalow in the range of Rs. 50 -60 lakhs is too good to be true. I am very much tempted to invest in Kolhapur real estate. What about you?

  1. For once I would like to disagree with you Ravi. Kolhapur has no Pune charm. Can not compare job opportunities to Pune. Very rural touch to city. So for an investor from Mumbai or Pune no charm for Kolhapur. I rather get a flat in suburban Pune like Wakad, Baner, Balewadi, Bwdhan, Pashan for 50 lacs and I am sure it will fetch better rent and better future appreciation.
Kolhapur good only for local folks from kolhapur.

    Thanks for the comment!
Yes, initially i was thinking on your lines and my wife, even now, has the same views, including "Kolhapur good only for local folks from Kolhapur."
However, i believe in 3 things:
    1) Don't keep all eggs in one basket.
    2) Make at least one investment in "Indian Economy"
    3) Invest in "social housing" - housing for the financially weaker section of the urban economy.

  3. For Kolhapur (or even form Pune perspective),
    it's way too high.

You can construct two of the same in that price.

  4. Ravi, u r bullshitting.
    1) Don't keep all eggs in one basket.
After buying in Pune or Mumbai will there be any EGG left for keeping it in Kolhapurs basket?
    2) Make at least one investment in "Indian Economy"
50-60 Lakhs investment in Kolhapur, did DY Pitil spent so much money there in his life?

    3) Invest in "social housing" - housing for the financially weaker section of the urban economy.

50-60 lakhs is for "weaker section" of society?

  5. 1) Ref: "Ravi, u r bullshitting."

    Thanks for the kind words!

    2) Ref: "After buying in Pune or Mumbai will there be any EGG left for keeping it in Kolhapurs basket?"

One day, i am sure, you will prosper and will have n number of eggs.

    3) Ref: "50-60 Lakhs investment in Kolhapur, did DY Pitil spent so much money there in his life?"

But...You can! However, i was not saying that invest 50 -60 lakhs. I didn't talk about the amount at all.

    4) Ref: " 50-60 lakhs is for "weaker section" of society?"

Who said 50 -60? Dear friend, budget of social housing is generally in the range of 4 to 9 lakhs.

    5) These are my ideas. Please, feel free to share yours. Add value by sharing your views. We all are ears.
