A short visit to Shagun at Kiwale, near Ravet

Real estate projects on old Mumbai Pune Highway:

On new year's eve, i went to Ozone Park. Weekend bungalow plots' scheme near Kanhe Phata, Talegaon,which my friends are developing. While driving on old Mumbai Pune Highway, i managed to convince my friends to let me visit at least one project. My friends agreed but for me it was quite tough to select 1 out of 3 interesting real estate projects in Pune real estate market.

1) Sidhivinayak Group's Vision Woods which offers 1 BHK Flat for Rs. 6.66 lakh onwards and 2 BHK Flats for Rs. 8.88 lakh onwards at Talegaon.




2) Namrata Group's Flora City where you can get a Vertical Bungalow, a Twin Bungalow and a Row House!




3) SS Landmarks' Shagun at Kiwale, a joint venture of Shewani Properties and Shroff Group.

Kiwale - an extension of Ravet, Pradhikaran:

I chose Shagun at Kiwale!

First, I tried to convince my friend Abhay Firake by comparing Kiwale with Bavdhan. I told him that after the launch of Celestial City, Kiwale has become an extension of Ravet. Just like Bavdhan is an extension of Kothrud. Abhay liked the idea. But he said that, considering the development has just started at Ravet, we can visit Kiwale on next New Year's Eve!

1 BHK Garden Flats & Row Houses!

My second attempt was to show him the website of Shagun. So i fired my laptop and opened www.shagunworld.com

Abhay liked the Hot Air Balloon on the home page. ( He is planning to have one at Ozone Park! ) So, i told him that Shagun at Kiwale has almost ready possession 1 bhk garden flats and row houses.

Appreciation of a Real Estate Investor:

I told Abhay Firake about the "attractive" property rates at Shagun. I tried to convince Abhay that since he is developing Ozone Park, a weekend bungalow plots' scheme, he should show his admiration for a property buyer of Shagun at Kiwale.

Hinjewadi - near or far away?

I tried to convince Abhay that you need to think out of box, you should be little adventurous and need a vision to pay Rs. 2,350 per sq.ft. for a flat or Rs. 2,550 for a row house, just 10 minutes away from Hinjewadi but at an unconventional location in Dehu Road Cantonment, near Lekha Farms on old Mumbai Pune Highway.

Investing in Shagun at Kiwale:

At last, Abhay realized the importance of showing respect for the "Spirit of Adventure". We stopped at Shagun at Kiwale. Visited almost ready for possession 1 BHK, 2 BHK & 3 BHK Flats ( 4 - 5 months ) and Row Houses ( Diwali! ). It was a short and the last site visit of 2009. If you have a look at these photographs, you will agree with Abhay that it was sweet of me to convince him to visit Shagun at Kiwale!

Property Prices at Shagun at Kiwale:

When i visited Shagun, Mr. Siddhu, sales in charge, 91 98901 89984 was not at site. But Mr. Harish Singh, site engineer, 91 95611 17775 showed us the sample flat. It was furnished and quite well done. I couldn't talk to him much but i took his photograph, collected the brochure and property rates and budgets. Have a look:



1) 1 BHK Garden Flat - 457 sq.ft. carpet + 1,157 garden - Rs. 24,67,750 with covered parking

2) 2 BHK Flat - 800 sq.ft. carpet - Rs. 25,46,800 with covered parking

3) 3 BHK Flat - 1,083 sq.ft. carpet - Rs. 37,53,850 with covered parking

4) 2 BHK & 3 BHK Garden Flats are also available!

5) 3 BHK Row House - Rs. 54,86,450 - Rs. 65,11,550!

Realtors move to metro peripheries for villa projects

However, Kumar Builders launch "Kumar Couture", 24 sky-villas, in Worli, Mumbai!

With signs of economic revival clearly becoming visible, real estate developers in metros are moving away from prime locations to the peripheries for developing villa projects in the form of row-houses, bungalows and villa-type apartments. According to industry experts, this is being done to meet the growing demand for such housing.

Mumbai-Pune real estate developer, ( who has joined the IPO bandwagon,) Kumar Urban Development has launched Sky Villas project which will be developed near the Worli Sea Link.

A 270-m high tower called Kumar Couture will have villas of 8,000 square feet carpet area each. A total of 24 villas are being accommodated in the project. Lalit Kumar Jain, its chairman and managing director said, "“The height between each villa will be equivalent to four floors of normal structures. We are offering triplexes and duplexes."

If you visit the website of Aldea Espanola (www.spaininindia.com), you can understand Kruti Jain, Executive Director of Kumar Builders. Remember my small talk with her at the press conference of 45 Nirvana Hills at Paud Phata? It went like this:

"Why did you make such a down to earth, factual presentation? You didn't glamorize the project at all!," i asked Kruti Jain.

"Is there any need to glamorize? This is not for young out of town IT guys. This is for typical Puneri families..," Kruti Jain said.

Not only Kruti Jain, but many builders and even some architects believe that young IT professionals, mostly first time home buyers, fall for certain kind of presentation!

When i was involved in the planning of one project at Rahatani, we had a big argument over this.

Thank god! Builder believed in my argument that young, smart and intelligent IT professionals are not highly paid grown up babies. In fact most of them are good young men from "good homes". We have to treat them as adults. We can't sale them fairy tales like "Singapore in Pune", "The Italian Way of Life" or even "Intelligent Homes"! It sounds superficial and stupid!

However, M/s Puranik are like other builders. They are reading you "Spanish fairy tale". Please, have a look!
