Blue Ridge Hinjewadi Flat Owners Grievances

This petition will be delivered to: MD, Paranjape Schemes (Construction) Ltd. Shashank Paranjape and 1 other:


This year you may have received a bill from accounts department of Blue Ridge Township for the maintenance payable for your apartment.

The billing is for maintenance activities from Oct 2016 to Mar 2017.

The township is asking for this money without any explanation on how the money collected from previously billed maintenance charges was spent.

Also, there is no justification given by the township on the basis of which the recent billing is done.

The buildings B1 to B8 do not have provide same facilities, yet the billing appears to be a flat rate.

The biometric system is not functional in some towers, the swimming pool is not functional in others.

Even the parking spaces have not been allotted in some towers.

Yet, the billing appears to be at a flat rate.

This is unfair to the owners.

The billing must reflect the discrepancy in the facilities provided.

At the least, we expect an explanation from the township in this matter.

There are several issues pertaining to the township and their management practices that also need urgent attention.

These issues directly affect the quality of life of the residents and potentially affect the value of your investment in this township.

On the morning of 8th of December 2013, when I read the news - Kapil Dev inaugurates new golf course in Pune - I decided to visit Blue Ridge Golf Club at Hinjewadi (www.pscl.in)

The news said that this 1 lakh sq.ft. nine hole golf course includes 250 yard 'golf academy' with practice facilities and target greens - bunkers at 100, 150 and 200 yards - 2,000 meters of 'cart path' to connect each hole - and three lakes!

Though I didn't understand what it all mean - suddenly, I found playing golf a fascinating idea.

All the time, I knew well that successful and rich people like me play golf. But I never thought of playing it.

Thanks to Kapil Dev! Because of him, today - for the first time in my life, I understood the true benefit of playing golf. Playing golf is the best way to kill time.

Yes. All my life, I was trying to find an answer to only one question - How to pass the time?

Today, here comes Kapil and shows me the way. Not blogging but playing golf is the best 'time pass'.

Playing golf would be better than blogging. In an instant - I realized. Walking on well maintained green meadows - would be more enjoyable than walking kacha roads to visit the sites on the day of launch. Moving around in a golf cart would be more comfortable than traveling in a PMPML bus.

Most important - The game of golf is about honesty, honor and respect, not just hitting a ball around a grassy park. Whereas blogging Pune real estate market has become nothing but writing (or not writing) about how this criminal enterprise is systematically threatening, exploiting, extorting & looting Pune property buyers.

"Ravi Karandeekar. Stop banging your head against a brick wall. Stop blogging. Start swinging golf club," I told myself and visited Blue Ridge Golf Club at Hinjewadi.

A flea market welcomed me at the entrance of Blue Ridge Golf Club.

"Ravi Karandeekar! Welcome to The Tee Party! Join the celebration - play the game - and feel free to enjoy all the nice things that go with golf!," the one who welcomed me said.

"Nice things means - honesty - honor - respect?," I asked.

"No. French wine. Scandinavian beer. Arabic meat!," said the one who welcomed me.

"What do you recommend?," I asked.

"Try Kothimbir wadi with Beer and Thalipeeth with Red Wine!," said the one who welcomed me.

"Fusion! I am sure it must be tempting!! But, first I would like to try to swing and walk the course," I said and walked away - resisting the temptation to reveal my true identity.

Because I am known as Ravi Karandeekar, you assume that I am Chitpavan Kokanastha Brahmin. But, the truth is, I am Vincent Federico Gonsalves. I don't eat Kothimbir wadi. Shashank Paranjape, the builder of Blue Ridge Hinjewadi, is not my 'Mama' - maternal uncle.

OMG! Golf has already started growing on me. I have started valuing honesty, honor & respect!

Instead of waiting for my turn to try to swing the golf club, I decided to wander around and get the feel of life I am going to enjoy for the rest of my life.

Yes, the golf course was more fascinating than I had imagined. Unknowingly, I started visualizing myself in place of the players. Habitually, I took out my camera and started clicking photographs - assuming that I was shooting me.

Some player came and requested me to show the photos. While showing him the photos, I realized that in every frame some highrise tower was prominently present.

"A hill would have been better than these damn towers - don't you think so?," I said.

"Certainly! These buildings remind me of my days in China," said the player.

"Are you refereeing to China's Ghost Cities?," I asked him.

"Yes!," said the player.

"But I saw some people staying in these buildings. There is a drive way for them - right from the main road to the basement parking of their building - along with a lift - to take them up to their flat - I saw a few cars coming and going - if you don't believe - have a look from my camera - you can see clothes drying in balcony. There are no ghosts - a few - but real human beings - stay in these towers!," I said.

"Human beings....that's more frightening! Isn't it?," said the player.

"I don't know what you are talking about. I am interested in balls & holes - not in people. Sorry!," I said.

"You misunderstood me. We share common interests. I am also talking about balls & holes! Forgot to introduce - I am..," extending his hand, the player said.

"Whatever!," I said and started running away. Shouting loudly - I am Vincent Federico Gonsalves. I am Vincent Federico Gonsalves.

Nilesh is one of the few 'first' residents of Blue Ridge Hinjewadi. He is living in his 2 BHK Flat for almost a year. He celebrated his last Diwali in Blue Ridge. So, coming one would be his second!

Yesterday evening, I had tea with Nilesh and a couple of residents of Blue Ridge Hinjewadi. Before saying goodbye, I asked Nilesh, "Was it a right decision to buy a flat at Blue Ridge?"

"It's difficult to say 'wrong'. But it doesn't mean that my decision was right! You know? There is something hypnotizing about Blue Ridge. When I booked - Blue Ridge mesmerised me. I am not entirely satisfied here, but I can't say - 'I regret' - 'I was wrong' - because, I am completely fascinated by Blue Ridge. This is not only my case. Couple of my friends and neighbours have experienced - are experiencing - the same!," Nilesh said.

"Yes! I have experienced it today. Everyone was almost under the spell! Is it because of the property price you all paid for your flats?," I asked.

"I don't think so! Though most of us have paid Rs. 2,800 to 3,500 for the per sq.ft. No one feels that he has paid less. It was not exactly in my budget when I booked. I had to stretch my budget. And now, when I am paying EMI, I have to be careful about my finances. See the proof - I am driving CNG car. Point is - I don't feel that I have got more for less. It's not property price. There is something hypnotizing about Blue Ridge!," Nilesh said.

"'Hypnotizing' - are you over exaggerating?," I asked.

"Not at all! Remember what you said when you were at my 2 BHK Flat? You said - very spacious - one of the biggest 'living cum dining' you have ever seen. Right?," Nilesh said.

"I said so because I saw that there was enough space for all of you. There was a space for your daughter. To keep all her 3 tricycles & toys. There was a space for you to enjoy your 3D smart LCD TV. I could feel that your wife must be happy about her huge dining table, proud of her kitchen with fully loaded gadgets. I enjoyed the view from your dry terrace as much as I enjoyed from your balcony. I was happy for you. That's all!," I said.

Nilesh thanked me and went on describing how Blue Ridge hypnotizes you. Blue Ridge Boat Club and the river bank is the place where you lose control over yourself. At anytime of the day. The development is beautiful. Ambience is cool. From that point when you look at the towers, you are overwhelmed.

Another point is the deck in front of my tower. When you stand on that deck and look at the golf course, your rational mind stops functioning.

"What is the effect?," I asked.

"One starts feeling that there isn't much difference between 50 lakhs & 80 lakhs! He forgets about the 2 BHK Flats which he has almost finalized for Rs. 50 Lakhs. He becomes sure that he can easily afford 80 lakh rupees 2 BHK Flat. I have seen this happening with most of my friends. That's why I have come to the conclusion that Blue Ridge hypnotizes you!," Nilesh said.

"But when you booked, there was no boat club - no tower - 8th slab was cast. Right? Then, how did Blue Ridge hypnotise you?," I asked.

"After spending 6 years in US, for me thinking about settling down in Pimple Saudagar was next to impossible. Unbearable. And the idea of 'walk to work' appealed to me very much. Plus, Blue Ridge offered solutions to all things related to my daughter - creche, school & all. So, for me Blue Ridge was a one stop solution," Nilesh said.

"Means now, you walk to work!," I asked.

"No! My office has not yet shifted to Hinjewadi. My wife works in Kothrud," Nilesh said.

"And you are one of the most demanding resident of Blue Ridge! Who invites Ravi Karandeekar to discuss the issue of VAT! And, still you claim that there is something hypnotizing about Blue Ridge!!!," I said.

"Demanding - complaining! Don't forget that, among all current residents of Blue Ridge, I am the one who has paid the highest property rate. It proves that there is something hypnotizing about Blue Ridge! Which makes you forget / ignore all - construction quality issues - complaints, mosquitoes, kamwali bai, delayed possessions, over pricing and whatnot - and go for it!," Nilesh said.

You know what? When someone from Mumbai calls 919860044110 and asks my advice about investing in Pune, I say, "Welcome to Pune! Welcome to Hell!!"

Obviously, the caller asks, "Why? Isn't it a good idea? Everyone says that Wagholi is an investment destination!"

"Oh! Wagholi!! Wagholi is not in Pune. Wagholi is not "hell". Wagholi is "super-hell"!! Welcome to SuperHell!," i correct myself.

"How about Wakad?," the learned Mumbai investor asks.

"Thinking of investing in Wakad - PCMC? You must have committed sins in your past life! What can you do? God wants you to suffer in this life!!," I try to explain.

"Why are you talking like this? Isn't Pune an investment destination?," the learned Mumbai investor asks.

"No. Pune - including PCMC and their fringe villages are deteriorating and dying.," I say and start crying loudly.

"Calm down, please. I didn't mean to hurt you. What are the problems of Pune?," the learned Mumbai investor asks.

"Problem is you! All of you - who didn't bother to open the civic science text books in your school days. All of you - who don't read "city news" in Pune newspapers. If you had been reading Marathi Newspapers, or Ravi Karandeekar's Pune Real Estate Market News Blog - you would not have thought about investing in Pune," i try to explain.

"In that case, where would have i invested?," the learned Mumbai investor asks.

"In a "private city" near Pune! Amanora, Blue Ridge, Nanded City Pune, Life Republic!!," i say.

"Why?," the learned Mumbai investor asks.

"Because, you don't like government facilities. Are you in 'Government Job'?," I ask.

"No! I am in a private company," the learned Mumbai investor says.

"Is your kid born in municipal hospital?," I ask.

"No! In a private nursing home," the learned Mumbai investor says.

"Is your kid studding in a municipal school?," I ask.

"No. In a private school - one of the best in Mumbai," the learned Mumbai investor says.

"Then why are you investing in a government city or a government fringe village - in Pune Municipal Corporation, Pimpri Chinchwad Municipal Corporation or in Wagholi and any Gram Panchayat? Invest in a private city - in an integrated 'special township' - near Pune & Pimpri Chinchwad!," I say and add,"You know? Even home buyers are deserting Pune and going for these townships!"

"Why home buyers are deserting Pune? What's wrong with Pune?," the learned Mumbai investor asks.

"Because, Pune is deteriorating and dying...no infrastructure - no roads, water cuts, power shortage, air pollution, contaminated rivers and ground water, stinking garbage, rising crime rate - from chain snatching to murder & rape , flourishing sex tourism, increasing dominance of all kinds of mafias & drug dealers, capital of all types of swindles & scams, increasing threats of terrorist attacks, unhygienic living conditions - infectious diseases like malaria - swine flue and all, growing slums, unauthorized - illegal - construction, passive citizens, no governance.....Pune is deteriorating and dying.....," I say and continue crying loudly.

The other day, at the seminar, i heard sad stories about bureaucratic negligence told by Marathi Bandhkam Vyavasayik Association (MBVA).

These Maharashrian builders are not ready to give up Pune. Or their mother land.

Like other educated Punekars, these guys, mostly qualified entrepreneurs, are not ready to migrate to USA or Australia. Not even to Gujarat!

So, poor guys didn't have any option but to seek the help of those whom they have been 'avoiding' for years. The Pune Municipal Corporation (PMC) Corporators!

Point is - we, the people, have an option. We can say 'goodbye' to the deteriorating and dying Pune. Right?

One of my builder friends was upset with me. I am writing much too negative about 'investing in Pune real estate', he complained.

Insisting about not booking a flat at the launch stage of construction is against the law of nature, my builder friend claimed.

Speaking against the builders who launch projects without any sanctions & approvals is cruelty against the human spirit, my builder friend told me.

"As a real estate blogger it's your job to pump positive energy among Pune property buyers. Spread the message of sacrifice & hope and not cynicism & criticism!," said my builder friend and appealed, "Ravi, you have to re-fill your heart with positive sentiments about Pune real estate market!"

Since, i take my friend seriously, i decided to visit 138 acre reservoir of hope, sacrifice, faith & satisfaction at Hinjewadi Phase 1. The same place i had visited for the first time on 26th October 2007. Nearly 4 years ago, when i had just stared my Ravi Karandeekar's Pune Real Estate Market News Blog. To re-fill my mind with positive sentiments about investing in Pune real estate market, Paranjape Schemes' Blue Ridge (www.blueridge.in) was the ideal place.

At the reception of Blue Ridge Hinjewadi, i was asked, "what is your requirement? 2 BHK / 3 BHK?"

"I am looking for 1 BHK!," before i could say anything, a person next to me said.

"All are gone. But you may get against cancellation. Fill this form," the receptionist said.

"My full payment is ready. When is possession?," the 1 BHK Investor said.

"3 years," the receptionist said.

"Cool!," the 1 BHK Investor said.

"We are for 2 BHK," filling the form, M/s father and son said.

"2 BHK - 867 carpet - 53.2 lakhs & 3 BHK - 1107 carpet - 67 lakhs - possession after 3 years!," scribbling the prices on the brochure of Next-Gen Apartments - receptionist said.

"A 3 BHK in early possession?," son asked.

"Only 2 - 3 flats in Tower 2 / 3 / or 4. C Type 3 BHK - 1730 saleable area - 87.27 lakhs. December possession," the receptionist said and instructed the driver to take us all to the sample flat in Tower 1.

In the next 15 - 20 minutes, M/s Father & Son could only see me taking photographs, when actually, i was re-filling my mind with positive vibrations of thousands of property buyers who had booked flats in Blue Ridge Hinjewadi and were happily paying rent & EMI for more than 3 years.
