Booked! Last 1 BHK Flat in Om Developers' Golden Palms at Wakad!!

Thanks to 'The Times Budget Home Expo '11', 17th & 18th December 2011!:

Om Developers' 'Golden Palms' F Building 1 BHK Flat No. 727 for Rs. 25,43,160 + S.T. + VAT + 12,131 (1 Year's Advance Maintenance)

1 BHK Flat at Golden Palms Wakad:
Rs. 13.53 in 2009,
Rs. Rs. 23.42 in April 2011,
and Today, December 2011 - Rs. 25.44 Lakhs!

You know? At Om Developer's famous Golden Palms at Wakad, last one 1 BHK Flat was available. On the 7th floor. Flat number 727 in the 12 story F building.

Carpet area of 1 BHK Flat No. 727 was 419 sq.ft. Living was 10' x 13' with an attached terrace of 10' x 7'. Bedroom was 12' x 10'. Most important, this 1 BHK Flat had W C and Bath.

Including infrastructure charges, stamp-duty and registration charges, property price of this 1 BHK Flat was Rs. 25,43,160. On the total cost of flat - Rs. 24,11,800 - there was Service Tax @ 2.575% & VAT @ 1%. Plus, at the time of possession, Rs. 12,131, advance maintenance charges for a year.

Available! Last 8 (Eight) 1 BHK Flats in Golden Palms Wakad Pune!!

Those who had booked will never forget!

2 years ago, on 30th May 2009, Om Developers (www.omdevelopers.com) launched "Golden Palms" Wakad Pune!

As usual, without bothering to confirm whether the project has received all necessary sanctions and approvals, many booked 1 BHK (Rs. 13.53 Lakhs) & 2 BHK (Rs. 19.38 Lakhs) Compact Flats in the F Building of Golden Palms Wakad.

However, because of some "complications" - as it always happens - the project, Golden Palms Wakad Pune, was delayed.

Those who had booked were not sure what to do!

Yes, exactly like thousands of you, who have recently booked - by giving not only booking amount - but, even all 20% own contribution - in hundreds of projects in Pune real estate market - which haven't received N A or Environmental Clearance or some sanction or approval from the authority!

Wondering - "Aayla! Lochya Zala Re!! What to do? - "Should i keep on waiting till the end of time?" or "Should i cancel the booking?"

However, in Magicbricks Property Exhibition, salesman of Om Developers told me that now, they have received all necessary sanctions, registered some 60 agreements and started the construction of the F Building and are planning to give possession in March 2013! Not only that, he gave me a list of available 1 BHK Flats in the F Building of Golden Plams Wakad Pune. Here is it:

Rs. 23,42,920 + 1 Year's Advance Maintenance Rs. 10,998 + Service Tax + VAT
