"Bewafa se wafa ki umeed kya karein
Jise bhoole hi nahi use yaad kya karein.."

"A 3 BHK Flat of 959 sq.ft. carpet area only for Rs. 50 Lakhs!," salesman in the stall of Pride Group (www.pridegroup.net) said and looked at me. When he saw that i was not jumping with joy, he said, "At Pride Aashiyana you can get a 2 BHK Flat only in 37 to 40 lakhs! All inclusive!!"

"Aap ne to Lohegaon ko Wakad kar dala!," i said.

"Sorry, i didn't get you!," the salesman said.

"Fine! It's OK!," I said. There was no point in reminding him that, once upon a time, in the month of May in 2010, Pride Aashiyana was "Unmeedon Ka Grihapravesh" - where you can get a property at Rs. 2500 / 2600 per sq.ft.! 1. Beware of Pride builder... I am myself an owner in one of his schemes.

Builder is infamous for showing fancy amenities in brochure (e.g. tennis court, community hall, huge gym etc) but then either doesn't give the promised amenities of gives miniature/tiny version of the same.

Also construction quality of actual flats is far inferior than the displayed sample flat.

Long delay in possession in most of Pride's schemes.

Search for Pride on google or IndianRealEstateForum dt com and you will come to know complaints about thee same in various projects by Pride...

Builder is a crook... Stay away

  2. Hello wi-sec! Why don't you share your specific experience in detail? And, please, share with us how you all handled the issue. It would be a learning experience for all.

  3. Faced all these issues in Park Street, Wakad.

    You have been there Ravi.

The space in which grande club house, tennis courts were shown in brochure. Whereas, a school was built on that space. What park Street got was bonsai-gym, no tennis, badminton courts.

This sucker builder also took Rs.75,000 for club house fees, but never delivered what he had actually shown on brochure.

All these matters are handled currently by Park Street soc members. Let's see how it goes.

What do you think Ravi - did the builder - Pride Purple - did any good by cheating so many people?

Pride, Purple groups are cheaters...Their new schemes should not command the rates they are asking for.

  4. Dear wi-sec,

    1) Thanks! I appreciate you for sharing this info.

    2) However, please, be specific. Tell us about the issue of the project in which you own a flat.

As far as i know, there is 1) Topaz Park 2) Sapphire Park 3) Diamond Park 4) Park Titanium 5) Ruby Park 6) Emerald Park 7) Diamond Park Cluster Bungalows

Out of these, in which project you own a flat, wi-sec?

There is no project by the name of "Park Street"!

It means that you can only complain about the amenities in the project in which you own the flat! Do you agree with me?

    3) "Shown in the brochure"! Dear wi-sec, on every real estate brochure there is a note which says that - this is not a legal offering - builder has the right to change every thing.

Dear wi-sec, you don't need a lawyer to understand the meaning of this note. Anyone who can read can understand that Real Estate Brochure is a fairy tale, a dream, a concept, a wish list but no, not a "promise" or an "offer" !

Point is, dear wi-sec, be specific! When you complain, please, always refer to your agreement. Can you do this and share your specific experience? It will help us all to understand the issue.

  5. Ravi,

Abt2: These amenities were promised for Ruby, Emrald, Diamond park (= Phase1 of Park Street)

Abt3: [RaviK] Real Estate Brochure is a fairy tale, a dream, a concept, a wish list but no, not a "promise" or an "offer" !

In simple terms its "cheating". You show us something, ask us to pay for it and not deliver what was promised = CHEATING.

  6. Dear wi-sec,
I request you once again, please, be specific. Share the experience of the project in which you own the flat. Refer to your agreement, which is the only legal document.

Don't make general statements. It was you who claimed to own the flat here. Share your experience and tell us how you are dealing with the issue. Your experience will help the new buyers.

In simple terms - you are - uneducated - uninformed - unintelligent - careless - buyer who is not aware what he is doing. I feel sorry for you.

You were irresponsible while buying and even now you are not accepting your responsibility. I feel sorry for you.

Your comments are not helping anybody - including yourself.

  7. Ravi,

Go thru this...I am sure you know about this...
Builders must provide facilities promised in brochures
    http://www.mydigitalfc.com/fc-estate/builders-must-provide-facilities-promised-brochures

    >>In a landmark ruling, the Pune District Consumer Disputes Redressal Forum last month ordered Vijaya-Rashmi developers, to provide all amenities promised in the printed brochure to a buyer.

I've already stated that my property is in Phase1 (it doesn't matter which Park...since amenities are common to all Parks in Phase1).

Minor modifications in shown scheme layout and amenities are ok, but not of these kind.

If builder does not want to give these amenities, why to advertise it in first place? In this case, builder has taken hefty money for usage of a grande clubhouse and other amenities, but hasn't delivered what we have paid for. Isn't this a malpractice? Let's see, our society comittee is taking up these matters with the builder.

Also, why are you getting so angry and personal when I am just stating the facts? No lie from my side Ravi.

  8. Ravi, how more specific you want wi-sec to be? Do you want his name, flat number, phone number?
He told you already that it was Phase 1 and the amenities were common for Phase 1.

RE: brochure as a dream and this-that. Would you be happy to find a local toffee quality chocolate inside the wrapper of Cadbury that has nice-smooth chocolate image printed on the outside? Certainly not, because you are paying for what you have been shown on the wrapper. Or would eat that low-grade chocolate dreaming about the real cadbury?
I can't believe that you are calling the builder's brochure as a fairytale. So much for "The real estate salesman who has stopped selling and started helping property buyers to buy a property".

    ReplyDelete
  9. Because, i have made these brochures and written and re-written the disclaimer on each!

I expect 'educated' buyer to be more wise while buying a property.

    ReplyDelete
  10. Ravi, In simple terms - you are - rude, stupid, untrustworthy and unmannered who thinks of himself a lot more smarter than he actually is. I feel sorry for the people who would take your advice because you would decline every promise saying it was a fairytale!

  11. I am not sure about hthe APrtk Street project, but i am the owner of Proide property and very happy with that.
Whatever was shown to me in the sample flat is exactly the actual is. Infact better than that..
