New Projects at Baner, Wakad & Punawale showcased at Times Property

Is there anybody who wants to book a flat in an under construction project in Pune?

No one is interested in booking a flat in a recently launched project in Pune. Very few dare to book a flat at an early stage of construction. Most of the flat buyers in Pune are aware about the risk involved in doing so. Except stupid Hinjewadi IT engineers - no sane Pune flat buyer wants to get into the sinking ship of Pune real estate market.

Besides risk, the fact is, the property rates in the popular areas in Pune - Baner, Wakad, Punawale, Ravet - are coming down. And everybody knows that the rates can go down more. Of course, except stupid Hinjewadi IT engineers, no one is ready to commit financial suicide by booking at the current rates.

That's why you didn't waste your time in visiting Times East & West Pune Property exhibitions. But I did visit. Because it's my job. Here is what I found -

1) Paramount, 2 BHK & 3 BHK Flats, near Kapil Malhar, Baner:



Paramount is a single standalone 12 story building with a basement parking. All inclusive basic property prices are - a 2 BHK Flat - Rs. 86 - 91 Lakhs & a 3 BHK Flat - Rs. 1.35 Crore. The floor plans of 2 & 3 BHK are quite okay. It has a clubhouse with a swimming pool.

Paramount is a joint venture of Mahesh Properties, Arowana Developers & Shinde Associates. Mr. Santosh Gaikwad, my old friend, is marketing it. Paramount is not yet officially launched.

2) Acropolis, 2 BHK Flats, near Akshara School, Tathawade:



Acropolis is a 3 building project with a clubhouse. One 12 story building is open for booking. All are 2 BHK Flats. The carpet areas are 548 - 551 sq.ft.! All inclusive property prices are around Rs. 54.4 to 57.8 Lakhs.

Mr. Sachin Kukreja, the builder himself was at the stall. He told me that Acropolis is his biggest project - it has around 160 flats. His previous projects were of 70 - 80 flats. He also claimed that he offers good finishing & after possession maintenance. I liked to hear that.

3) Grand Heritage, 2 BHK & 3 BHK Flats, opp Ambience Hotel, Wakad:



The newly launched 12 story residential cum commercial project Grand Heritage has "King Size" flats. The carpet area of a 2 BHK is 788 & of a 3 BHK is 968. Yes, Square Feet! And all inclusive approx property prices are - a 2 BHK - 80 lakhs & a 3 BHK - 1 Cr.

Grand Heritage is by Haware of New Mumbai. It also has high end offices on all 12 floors. Something like - Aage Dukaan Piche Makaan!

4) 41 Estera, 1 BHK & 2 BHK Flats, Punawale:



41 Estera is relaunched!

41 Estera is a project of 5 buildings, 400 plus flats, & 25 modern amenities!!

As per the price list - a 1 BHK Flat in 41 Estera goes for 37 - 38 & a 2 BHK is around - 52 - 64 lakhs.

Of course, there is "NO EMI" offer too.

  1. Hello Sir,Recently I visited ELLA PROJECT OF Shiddhsheela builder, which I found good.i'm looking for 2 BHK flat,could you please give your views about this project &builder. will it appreciate in future? it is around 2.5 km from proposed solid waste plant?

    1. Avoid buying flat in current scenario. Wait for correction & then buy.
      Till then you can always find good rented accommodation.

      Buyers need not be greedy as gone are the days when you can proudly tell your relatives about x-times appreciation in your net worth.

    - Shows that builder is testing waters. Seems he knows that he won't get enough ulloos, so he can scrap the official launch.

    "Acropolis is a 3 building project with a clubhouse. One 12 story building is open for booking. All are 2 BHK Flats. The carpet areas are 548 - 551 sq.ft.! All inclusive property prices are around Rs. 54.4 to 57.8 Lakhs."
    - The rate becomes about 9,000 psf (since taxes are included) at Tathawde ! And fitting 2bhk in size of compact 1bhk ? Builders have gone mad.

    41 Estera is relaunched!Of course, there is "NO EMI" offer too.
    - Relaunched with no EMI offer clearly indicates that the financial health of builder is very poor.

    The following is another latest news as to why not to buy under-construction flat.
    Buyers say real estate company cheated them of Rs 3.5 crore, launch protest -

    Buyers from Pune, Gurgaon and Goa were in the city to try and get their money back, the protesters said.
    The company has hired bouncers, who harass us at the entrance. People have even slept on the pavement last night. We have suffered a lot," said another buyer.
