Tata Inora Park 2 BHK & 3 BHK Flats at Undri Pune - construction update

I couldn't control the temptation of catching PMPML Bus to Undri at Hadapsar Bhaji Mandai. After visiting Runwal Seagull on Handewadi Road, visiting Tata Inora Park (www.inorapark.com) at Handewadi itself was an interesting idea.

Handewadi Road is an internal road in Hadapsar Pune. On this road, near Runwal Seagull, people are already staying for years. Whereas, Tata Inora Park is on Katraj Saswad state highway and it is surrounded by steel junkyards.

At Runwal Seagull, i have seen ordinary people, like me, who prefer to live among the people in a city. At Tata Inora Park, i thought, i may get an opportunity to see some extraordinary people, who prefer to live away from the ordinary people, like you and me. These people are fond of living in an area where nobody has ever lived. And you know one extraordinary quality of these people? They like to look at the mountains!

Don't misunderstand that these people are saving money by buying a property in an uninhabited area! For Tata Inora Park, these people pay Rs. 2,875 per sq.ft., whereas, ordinary people pay Rs. 2,889 per sq.ft. for Runwal Seagull on Handewadi Road in Hadapsar - nearly the same property rate!

Though, there is no difference in the property rates, there is a huge difference in a way these extraordinary people pay to their builder! They don't relate payment to the stage of construction! These extraordinary people have told their builder that you construct as per your schedule. While paying, we will not ask you whether you have done any construction or not. We will keep on paying you as per the pre-defined 'time bound payment schedule'! Isn't this an extraordinary quality?

Their builder, Tata Housing (www.tatahousing.in), is also as extraordinary as they are! Recently, the builder increased the saleable area of the 2 BHK, 3 BHK Compact and 3 BHK Large Flats in Tata Inora Park. In February 2010, saleable area of a 2 BHK Flat was 976 sq.ft., today it has become 1012 sq.ft. In February 2010 saleabel areas of compact and large 3 BHK Flats were 1134 sq.ft. and 1322 sq.ft., today they have become 1170 sq.ft. & 1409 sq.ft.!

When i tried to find out how this happened, someone said, "That's the magic of Tata!".

"But the room sizes of the flats are not changed - they are the same!," i said.

"Tata means growth!," he said.

"Why do you think people are buying 1 Lakh Rupee Tata Nano Car and park it in 2 lakh rupees car park?," he asked.

"You mean - Nano will also grow?," i asked him.

"Yes! If you are loyal to Tata!," he said. But, i was not convinced. Now, siting in Tata Bus going to Undri, i thought that salesperson at Tata Inora Park may explain this growth "phenomenon" better.

Unfortunately, no salesperson was at Tata Inora Park but a few engineers were there. So, i decided to talk to some engineer. "I am Ravi Karandeekar. I am here to write about the construction of Tata Inora Park. I saw something is happening at the site. Can you tell me, please, what is going on?," i asked.

"Yes, sure! We have almost completed the construction of compound wall! Some pre-construction preparations are going on in full swing," the engineer said.

"I am impressed!," i said and took his leave. Have a look at these photos to understand why i was impressed. Visiting Tata Inora Park - after Runwal Seagull - was an interesting idea and a learning experience. Good bless, these extraordinary people!

  2. Dear Ajay, Megapolis is 150 acre integrated township and a part of adjoining 900 acre IT SEZ where in the next 3 -5 years 3 -4 lakh people will be working.

    Integrated townships - Megapolis, Blue Ridge, Nanded City Pune, Amanora - are formed as per the special township act of Maharashtra Government - are the solutions to unplanned developments like Tata Inora Park - sprouting in the fringe villages of Pune - without any supporting infrastructural services like - water, power, waste management, fire, safety & security, and social and commercial facilities.

  3. 2875 is for current year. For 2011 it will be 2275 For 2012 it will be 1675 and post 2012 ready flats will be available at INR 1500 at Carpet. Just wait.. the Western investors are about to pull out large funds from Indian market next year onwards. and the pressure will be too much for a 1 billion (40% poor) population country. At current inflation India is likely to be failed state before Pakistan. No jokes. Listen to the researchers and policy makers and global strategists in the alleys of London Business School, Harward and MIT.. India is up for failing like Zimbabe. Leave India asap.
