    I was also exited about It but when I called your favourite mount vert builders,my exited immediately came down to zero. I asked about the total package of cheapest flat ,u know what he replied ...
    30.5 lac !! ...
    I again asked to sales guys,if the basic cost is 22 then how come total package is 30.5 , He could not answer it.

    This is yet again an Diwali Gmmick to fool new customers and to blow more air into the pune housing bubble. Nothing more can be expected from a real estate sales man like Ravi. You are here to justify any price for any ongoing project and mislead buyers. Let Diwali get over and than see the real fun of people who have booked houses, who will get nightmares till they get the position of the house.
    If you do not post this comments on your blog its fine with me, at least you can read it for your self.

If i wanted to promote what builder wants, then i would have gone back to real estate advertising and would have got paid well for my time and talent.     2) Expressing your views is not misleading others. Even you are expressing your views. You are not trying to mislead anybody. Are you? Same with me. With every one!

    Pune real estate market is too big. Pune property buyers are very smart. They have their own way of evaluating the project and the builder.
    However, now, Cost Rica is left with the 3 bhk flats! Most of the 2 bhk flats are booked! 2nd phase of Mont Vert Seville has only 2 bhk flats.

  9. Ok here is my take on this. I visited them yesterday. basically the price is 2699/- but now they have flats of 750, 815 and 850 sq feet. in phase 2. Phase 1 has 850, 950 and 1000. for 2BHK
    I this this makes a complete range of sizes.
    I personally think 2bhk 750sq ft is a too tight but i am sure there will be takers there as well. I had lunch there on friday. about 20 -30 fellow customers were seen. I was told that rush is expected in friday pm and Sat sun. I am an investor for 2 bhk for me 815 looks fine. work on phase 1 is going at 8th floor.
    I saw 6 sales people each with 2-3 people. I am not sure of total bookings but sales guys told me that there are many visitors especially second home buyers from their previous projects.
    I plan to be her for tomorrow and day after as well for at least few hours to judge the market. I am a real estate broker/investor but no affiliation to mont vert. My brokerage is mainly in shops and offices.
    I will keep posting for a couple of more days.
    Mr. Ravi great job in reporting the facts but some times you look like you are taking sides of builders.

    "look like"! No! When i take the side of my favorite builder or project, i say so in the clear words!! For example, Mont Vert! I don't pertained. I am very honest and open.

    Now, about the "facts". I present the facts which i "see". So these are "my facts". Yours may be different!

    Google Ad-sense and consultancy fees you, my dear readers, pay to me are my main incomes from this blog. However, many property buyers and builders suggest me to work as an agent. Which i refuse, at least at this point of time.
    .
    I don't receive any "kickbacks" from any builder.

    I don't expect, ask or demand payment from any builder. Not from my favorite or not so favorite builder.

    However, if i decide to take a sponsorship, like my friend Abhay Firake who has given me the camera, i will mention about it on my blog, proudly.

    However, as an experiment, i would like to try posting paid blogs to promote a project and see the results! When i will do this experiment, up front, i will declare that i am paid to promote this project.

    I am a frequent visitor of your blog.. it is very informative and with a wide coverage .. it captures each development in Pune real estate market.. Thanks for all your efforts…

    However, I am little disappointed after reading this posting.. I always thought that you give a very honest analysis on your blog.. However, this time somehow (I am making this statement with a very limited knowledge of the recent developments), I felt that this posting is biased…

    Though in your reply you have clearly mentioned that you are a 'real estate salesman' and the way you look at a fact may be different from the way buyer looks at…

    And this posting is tweaking facts with a clear motive of a salesman... no issues, at the end this is your profession and you are honestly approving that point...

    However, I would suggest you to associate with a brand that is known for 'quality' it would help you in retaining you credibility for a longer time…

    It is biased.

    I have made it clear in the post that Mont Vert is my favorite in the bold and underlined type :

    By posting a disclaimer, i have told you in advance who is talking. "Fan of Mont Vert". It's warning for you to take every word with a pinch of salt.

    2) And this posting is tweaking facts with a clear motive of a salesman..

    You are right. Motive was there. My motive was to talk about the important feature Mont Vert is offering in Wakad. Entertainment!!
    Club 29.

    All the time, we talk about the infrastructure development of Wakad. We talk about not having shopping and other conveniences in Wakad. Nobody knows when these things will happen. Would having "Club" an entertainment help us survive till Wakad develops?

    My motive was to talk about importance of an entertainment facility in our busy life.

    3) retaining you credibility for a longer time…

    In Pune real estate, i have realized that "Credibility" and "Popularity" are two sides of the same coin.

    If i keep on criticizing the project i will be considered as "unbiased" honest blogger.

    If i talk against property rates and use foul language, make allegations against the builders, without any proof, i can become very popular blogger.

    I have experimented this with posting few blogs.

    However, it is not my cup of tea. I want to be "useful". I want to share useful information on my blog. Adding spice to the useful information, putting it from my point of view, not writing it as plain informative "how to" type technology blog, making it entertaining is my style of writing. Besides providing information, i expect to have a conversation on the topic. Not on me! However, my well wishers like you, now i am saying it seriously not sarcastically, love to talk about me!

    Tell me, don't you feel like talking 2 sentences about development and entertainment in Wakad when you read so much:

    4) I know, this is just the beginning of "freedom of speech" and "open and frank conversation". Most of us are still in "Right" and "Wrong" mode. You are either child or a parent. Leader or Follower. Many of us don't understand that there can be different views, different angels. Many of us think that, "You are wrong, when you speak what i don't approve of!" Not only the view but the person is wrong. Right?

    4) Yes, you are right. I am trying to associate myself with the most credible brand in Pune real estate market. The property buyers!

    Great blog. Can you give us what was the booking response to Mont Vert Seville phase 2.
    I think the price is on a higher side but sure hope the club would make it worth. Wen to see the place a few days back from back rod to see if club 29 work started. It was nice to see the digging happening on club 29. Just wonder when they will have the foundation.
    Of second phase they have opened only K and L bldg. so it means they are not sold out with those 2 bldg yet.
    I have booked at Seville phase 2 but want to make sure they have adequate booking to start the work on phase 2.
    Can you ask them the booking response. Thanks
