A visit to Calyx Navyangan & Calyx Artemis

Redevelopment of my Housing Society on Paud Road, Kothrud, Pune:


Redevelopment committee of my small housing society on Paud Road, Kothrud, Pune at Calyx Navyangan Pirangut

"I know how upset you all are with me. I am sorry. Please, accept my apology. Please, forgive me. Mala maaf kara," with folded hands I apologized to the redevelopment committee members of my housing society.

"Now, it is too late. You should have apologized the builder's representative then and there," one redevelopment committee member said.

"I am requesting you to forgive me because I am feeling sorry for upsetting you all," I said.

"You misbehaved at the builder's office and let us down. You were representing the society. We all are ashamed of you," the other redevelopment committee member said.

"I am so sorry. I didn't mean to disgrace you all. Please, forgive me," I said.

"Thank god! The builder didn't throw us out of his office!!," the other redevelopment committee member said.

"But that man - the representative of the builder - was just wasting our time," I said.

"It was a height of stupidity to ask whether the builder has enough money to redevelop our society. Do you know anything about the land holding of this builder? I know. Because my business is to provide funds to the builders in Pune. Hundreds of builders - big & small - are my clients," the other member said.

"Oh! Really!! I didn't know this!!!," I said.

"I too disapprove your ungentlemanly behavior. Today we were supposed to just visit the sites of Calyx. Just to see - to observe - to know the builder's body of work - the projects. That's all. But you asked questions. You asked to the wrong person. How could be you so rude to him? He was just the representative of the builder. He was not the builder," the most senior member said.

"That's the point! The builder himself should have entertained us. Not some employee," I said.

"No builder does that. Builder's assistants - builder's people at the site show the site. That's the standard practice," the other member said.

"Karandeekar knows this. He is from real estate industry. That's why I feel that what happened today at Nayangan - ungentlemanly behavior - rude questions - raising voices - getting angry - becoming hyper and all - was 'pre-planned'," the other member said.

"Pre-planned or unplanned - whatever, but, please, don't get mad at me. I am very sorry for upsetting you all - please, forgive me - Mala Maaf Kara," I begged for the last time and took their leave.

While I was climbing the stairs, my neighbour opened the door of his flat and asked me,"What happened? Why were you all so upset? Builder not good?,"

"It was not about the builder. It was about me. All committee members are angry with me," I said.

"Why?," my neighbour asked.

"Because I behaved ungentlemanly - I got very angry with the builder's representative - I raised my voice - I spoke very rudely - I almost shouted at him - that's why all got upset with me - so I was begging the committee members to forgive me for upsetting them," I said.

"Misunderstanding! They may have thought that you were trying to upset the apple cart," my neighbour said.

"Spot on! Besides this incident, for the rest of the day, I behaved like a good boy," I said and went home.

I have a lot of respect for the all flat owners in my small housing society. I am fortunate to have such good neighbours. Most of them are senior citizens. The young ones - in their forties or fifties - are highly educated & very successful. That's why I felt that it's my duty to apologize them publicly and decided to write this blog.

Plus, I am sure, my redevelopment journey can be useful for the members of other housing societies in Pune. So, I am planning to share a lot of useful information & tips about redevelopment of housing projects.

  1. We bought a flat at Calyx Navyangan society in Pirangut and shifted here as we took a ready possession flat.
    Facts are sad.....No lift auto backup for 11 storey buildings.Everyday a child or adult is caughtup in lift for 15 mins with no ventilation,No security,Petrol chori.From residents vehicles. Quality of construction we are really worried as its poor, no plaster only pup. Low quality fittings, plumbing issues. No staff available for resolving those since 2 months, we are running behind them. We loved scenic beauty in Pirangut and were happy for a cost friendly home.So bought a house near hinjewadi(only one bus Alandi darshan goes from paud to Alandi via hinjewadi)At 8.20am.Else we need to take longer route via chandani chowk to wakad bridge then hinjewadi.

    Land owners have started a hostel
    In our building for PIBM STUDENTS MBA,70 students.No parking allotment done.Shades outside building. In spite of charging us
    Drinking water is from some nearby well via tankers, no garbage disposal.
    No society formed, so we can't take any action. Also we don't want society formation yet as many places stairs and building plaster incomplete, garbage disposal issues, many other incomplete things.

    Is there any way we can complain against them and get our issues resolved Sir?
