After spending a couple of hours at Sakal Agrowon Green Home Expo, 25th and 26th May, 2013, at Ganesh Kala Krida Manch, I realized that "plot" is number one crop in Maharashtra.

No wonder Agrowon (www.agrowon.com), the world's first ever daily on agriculture, promotes 'plotting', most popular & profitable agribusiness in Maharashtra.

Plots come in different types. Out of all, a 10 guntha farmhouse plot is the most popular type of a plot. When I asked why - I was told that because a plot of 10,000 sq ft - means 10 guntha - is 'legal'. A smaller size, 1 - 2 - 3 guntha, are illegal. They are just small pieces of agriculture land. Not plots!

When I saw many stalls selling 1 - 2 - 3 gunthas - as proposed N A Plots, I asked one of the land developer, "Isn't there some kind of - a law of land - about plots?"

"Yes! There is a law of land. But we are no land of law. Got it?," said the developer.

"Yes!," I lied. Looked around. Felt ashamed of myself. I must be the only person in the exhibition who was not truthful.

For example, Sujata Farms' Girivan Mulshi, which was selling 'hill slope horticulture plots', claimed that only their scheme is safe to invest!

"Do not worry! Soon, as per upcoming changes in Gaothan Expansion Scheme, our plotting scheme will - automatically - become residential!," said the developer.

Each plot in every scheme in Konkan had a sea view. As if "sea' is somewhere up in the sky.

"Why would someone like to invest in sweating Konkan?," I asked.

"2 Reasons - 1. Tourism - 2. Air-conditioning! Buy a 3 guntha plot for 7 lakh. Construct 1000 sq ft bunglow for 13 lakhs. Earn 2 lakh rent per year from weekend tourists. In 10 years you recover your investment plus own an asset - a bungalow - without sweating!," said the developer.

At the end of exhibition, I felt like calling Mr. Partha Sarathi Biswas and telling him - do not worry about number one land fraud - 'double sale deeds' - because, plot buyers - mostly sign - only - MoU - and keep on paying installments!

True. Plot is number one cash crop.

Become a Farmer - Legally!

There was a huge crowd at every stall selling Agriculture Plots, Proposed N A Plots, and Farm House Plots at Ganesh Kala Krida Manch. Most of them were middle aged, middle class Punekars. All of them were eager to invest in land. By hook or crook, they were ready to grab a plot of land.

No one was bothered about current drought in Maharashtra. According to Chief Minister, which is more severe than that of 1972. No one was concerned about farmers' suicides in Maharashtra. Because, they were not interested in land & agriculture. All they wanted was appreciation and profit from land.

No one was interested in nature. No one wanted to enjoy weekends with his family away from the city. No one wanted to plant a tree. All were interested in the pot of gold. Exploit an opportunity to satisfy their urge to become wealthy. A plot of land was their shortcut to feel wealthy & powerful. As wealthy & as powerful as any politician in Maharashtra.

There was one problem. Most of them were not farmers. So, couldn't buy agriculture land anywhere in Maharashtra.

So, the most asked question was - "I am not a farmer. How can I buy agriculture land?"

"Don't worry! We will take care of that!!," exhibitors were assuring all.

Obviously, the stall which was offering the service of converting you into farmer - legally - had maximum crowd.

After enjoying eligible home loan borrowers at Invest In West Pune Property Exhibition in the morning, looking at this crowd of wealth addicts in the afternoon, I was convinced that giving a little extra salary - money - income - is the best way to convert middle class citizens into slaves.

Who coined the term "Proposed NA Plots"?

Ben Bernanke made "Fiscal Cliff" popular term by using it for the current U S budget deficit riddle.

Isaac Asimov coined the term “robotics” in his short story “Liar” in 1941.

Some BBC media man coined the term "Bollywood".

But, who coined the term "Proposed NA Plots"?

No doubt, he must be highly qualified - mostly Non-Matric.
Certainly, a land developer in Pune real estate market.
Who should be given 'Honorary Doctorate' for his in-depth knowledge about income, IQ & psychology of stupid people in Pune.

The one who coined the term "Proposed NA Plots", showed the way to get rid of that little extra money these stupid people had earned - by mistake - and didn't know what to do with it.

The one who coined the term "Proposed NA Plots", gave respect to these stupid people by calling them "investors".

The one who coined the term "Proposed NA Plots", told them that they were not just getting rid of that extra money - but, they were doing something meaningful. They were investing their extra money in a plot of land.

Because of the one who coined the term "Proposed NA Plots", these stupid people became proud of themselves.

Result is, all stupid people confidently announced that - We are not stupid. We are investors in a plot of land.

Now, if someone asked them, "Why are you investing in a plot of land?"

"Investment in land is the most profitable investment. Land appreciates more than the flat. Dream of my life is to construct a bungalow!," the stupid people could proudly answer.

If you ask these stupid people, "But is your plot of land in the residential zone with Non Agriculture Order from the collector?"

Now, the stupid people can proudly reply, "You know what? It's Proposed NA Plot!"

"Means what? Land can be either NA or Agriculture. Like a man and an animal can either be dead or alive!," desperate to understand the meaning of "Proposed NA Plots", you ask.

"Not really. Only a coin has two sides. Life and land has many dimensions. For example "Atman" - Soul - is something more than death & life. The same way, "Proposed NA Plots" is something more than just an Agriculture land & Non Agriculture - N A - land!," the stupid people claim.

"I didn't know that! You are really an intelligent person!!," you say so only to end the conversation.

"Yes! My mother was right. Shadi ke baad Main Bohot Sudhar Gaya Hoon!!," the stupid people reveal the secret.

"What your wife says about you?," you can't control yourself and ask.

"My wife calls me "Prince!" She says that if a frog like me can become her prince - why Proposed NA Plot can not become "N A Plot" someday down the line?," the stupid people say confidently.

"You are an intelligent family!," you say and start wondering who coined the term "Proposed NA Plots"!

'Sakal Vastu Property Expo December 2012' was in fact "Farm House & Bungalow Plot Expo"!

There was a crowd in the stalls which were selling N. A. / Proposed N. A. Bungalow Plots & Farm House Plots.

Plots at any location. Starting from plots at Nere & Rihe near Hinjewadi, plots on the back waters of Panshet & Khadakwasla Dams near Pune, plots at Tamhini Ghat to plots with a sea view at Dapoli in Konkan. Including plots at Pargaon Khandala near Shirval MIDC. And even near proposed International Airport at Boramani near Solapur.

Though I visit every property exhibition at Pune, I avoid visiting the stalls which sale plots. But this time, I visited these stalls. Enjoyed the conversations between the 'investors' & salespersons. Explaining the special exhibition offers. Threatening about the price rise. Claiming tall appreciation in the next few years. Informing grand development plans. And investors signing cheques of the booking amounts.

At one stall, Sanjay, one my readers, told me that he is here to find out a project which will - in the near future - say after 20 years - will become one of the most prime residential location in Pune.

Sanjay's wife got bored and had left for home. But Sanjay was exploring the exhibition to find and book a bungalow plot. He was 100 per cent sure that he will be successful in his mission. Because he has a vision. Like his father. Who had identified and invested in a bungalow plot society at Karve Nagar - some thirty years ago. Identifying right investment opportunity is in my blood, Sanjay told me.

"What about you, Ravi karandeekar? Do you invest in land?," Sanjay asked.

"Certainly! I am follower of Mark Twain. Who said - Buy Land! They're not making it anymore!!," I said.

"Where did you invest in Pune?," Sanjay asked.

"When I invest in real estate - I think like 'investor'. Not like a 'home buyer'. I have invested in cheap 1000 acre land at New South Wales Australia and a piece of land on the Moon," I said.

"But what's the use of land on the Moon?," Sanjay asked.

"Someday, I hope, my unborn son would be as proud of me as you are of your father!," I said.

Property or Plot - Which is better investment?:

Mr & Mrs Hardas at Pune Property Exhibition - Sakal Vastu - Property Expo - December 2012

Ms. & Mr. Hardas were exploring investment opportunity in real estate. Ms. Hardas wanted to buy a second property which will give her rental income. Whereas Mr. Hardas wanted to invest in a plot. On which, down the line, I can construct a bungalow, Mr. Hardas told me and asked, "I don't understand - how can you book a plot in exhibition - without visiting the actual site?"

"Why? What's the problem? At one stall, they were showing the site on Google. Since its nothing but a barren land what more you can see if you actually visit the site?," I asked.

"What about the legal documents? Developers reliability?," Mr. Hardas asked.

"That's why I prefer to invest in a flat!," Ms. Hardas said.

"But, don't you think that if you invest in diamonds - you can eat the cake & have it too - you can wear a few lakh rupees diamonds on yourself and encash it anywhere - anytime? Don't you think that investing in diamonds is more safe & easy than investing in a flat?," I asked.

"That's what I tell her!," Mr. Hardas said.
