Unhappy & Stressful Home Life - Reasons Revealed!

On 13th October, 2015 property buyers in Pune found out why they were unhappy on the home front.

Their servants were taking disadvantage of them. To abuse the homeowner - the maid, cook & driver had formed a gang. However, the gang members started fighting for the loot & made other gang members life miserable. The maid couldn't tolerate it anymore & broke away from the gang. And all came out in open.

We are all prisoners by our own means.
We weren't tricked into this situation by anyone else;
If we were tricked at all, we tricked ourselves


Fight against corruption

Unfortunately, a few homeowners haven't yet realized that
this is an opportunity to put our home in order.

We were tricked into this situation because of us.
Not by someone else but because of our own deeds.

Most of us have forgotten that all of them are our servants.
A builder. A politician. A bureaucrat.
All are public servants. Lok Sevak.
They are not our masters.
We, the citizens, are their masters.

We have given them particular role & responsibility.
We pay them for serving us.
To work as a facilitator to build homes for us.
To prepare fair policies & plans.
To execute the rules & regulations.
We expect them to serve us efficiently.

But we are not served well.
There is a huge deficiency in service.
Actually, we are exploited & abused.
We are unhappy.
Our home life has become stressful.

It means that - we have to put our life in order.
We have to take firm steps to discipline our servants.

Corruption & exploitation of one servant by other is not that servant's problem.
It's homeowner's problem. It's our problem.
Ultimately, we suffer. Our home life becomes unhappy & stressful.

We give power to builders, civil servants & politicians. And we can take it away too.
We are the masters. It's our job. We have to clean, declutter & organize our home.

Wake up! Fight against corruption!!

Pune Builders, Join Hands to Eradicate Corruption - Grahak Panchayat

Protest is good. But not enough.
To eradicate corruption builders & property buyers must join hands:



For years, corruption was builders' Aladdin's Genie! Even for a normal & regular work, builders were paying bribes to big & small politicians, bureaucrats & their peons to get the things done. And they were happy about it.

The bribes have become just an additional expenses - administration charges - extra fees. Which any builder can easily recover by looting property buyers. By hiking property prices. By charging exorbitant amounts for Infrastructure, MSEB, Society Formation, Legal Fees, Preferential Location Charges (PLCs), Floor Rise, etc.

Fact of the matter is, the builders have become looting agents of politicians & bureaucrats in Maharashtra. Corruption has given them license to loot property buyers. Real estate industry has become 'criminal enterprise' of corrupt politicians & bureaucrats.

But after the suicide of Mr. Suraj Parmar of Cosmos Group and president of Thane chapter of Maharashtra Chamber of Housing Industry (Credai-MCHI), builders suddenly realized that they themselves have become the victim of corruption. The corrupt politicians & bureaucrats are exploiting them too. And, they are as vulnerable as property buyers.

The corruption is no more an Aladdin's Genie. Corruption is a monster. Builders have realized. On 13th October 2015 they have decided to protest against corruption. All the members of CREDAI, are going to observe protest with closure of offices, sites office, registration and construction work throughout the country.

Good! Protest against corruption is a good step. But not enough to eradicate corruption.

To clean the system by eradicating corruption builders have to do much more than one day protest. They have to join hands with the property buyers. Says Mr. Vijay Sagar of Akhil Bharatiya Grahak Panchayat Pune.

Together we can open a war against the corrupt system & win it too. Says Vijay Sagar.

Of course, first builders must stop looting & extorting property buyers. The builders have to rationalize the property rates. Stop demanding exorbitant charges for Infrastructure, MSEB, Society Formation, Legal Fees, Preferential Location Charges (PLCs), Floor Rise, etc.

If the builders do this - property buyers will help & assist them to get sanctions & approvals, NOCs, completion & occupancy certificates and all required services from collector, town planning, PMRDA, PCMC & PMC offices - fast & without paying any bribe. Says Vijay Sagar.

Together we can fight for rationalization of ready reckoner rates, low stamp duty, VAT, service charges, double taxation and all other issues.

Together we can fight for low development charges, better infrastructure & efficient implementation of development plans.

Even for fair real estate bill.

Grahak Panchayat believes that property buyers & builders are actually two sides of the same coin. Our interests are common. We all are consumers of the state & local government.

And at the end of the day - the bribes you pay is our - property buyers - hard earned money.

If the property buyers refused to pay - the builders will be Na Ghar Ke Na Ghaat Ke.

Instead of that, if builders join hands with property buyers - it will become people's movement against corruption. And you know, corrupt politicians & bureaucrats have always proved powerless against the people's movements.

So, if you are truly against the corruption - members of CREDAI Pune Metro, Marathi Bandhkam Vyavsayik Association and all other associations of the builders & developers - you must join hands with property buyers. Together we will eradicate corruption. That would be true Shradhanjali to Mr. Suraj Parmar of Cosmos Group. Says Mr. Vijay Sagar is this Hindi video.

Baap ka maal

Legal Charges to be paid in cash at the time of registration of property agreement at Pune:

Look what I found in "Pittara" !

While going through the property price lists collected in PROFEST 2013, organized by Credai Pune Metro, I realized that construction service providers - works contractors - in Pune expect us to pay "Legal Charges". Some call it 'Miscellaneous expenses". But, at the time of registration of agreement of your flat, you are supposed to pay this amount in cash.

Don't ask why in cash! Corruption and black money is the life line of those who are in power.

However, we all know that Choron ki bhi neeyat hoti hai.

May be because of that the biggest builder in Pune real estate market, which registers highest number of property agreements - gets a bulk discount. So, "Legal Charges" for a flat in Kumar Properties' any project are only Rs. 3,500.

Whereas, majority of the builders expect you to pay Rs. 5,000 - in cash.

So, if you are booking a flat in UrbanGram Kirkatwadi, UrbanGram Pirangut, UrbanGram Chakan, Nirman Viva - Sai Mystique - Lake Vista at Ambegaon, D' Wisteria Park at Vadgaon, Splendid Square Lohegaon, Kushal Nivriti Kondhwa, Supreme Estado Baner - you have to pay Rs. 5,000 in cash. Irrespective of the price of property!

A 3 BHK Flat in Supreme Estado Baner goes for Rs. 1.01 to 1.07 Crore and a 2 BHK Flat at UrbanGram Kirkatwadi costs between Rs. 32.74 and 35.66 Lakhs - but Legal Charges for both are the same. Rs. 5,000 - in cash. Why? May be, because, all are equal before the law!

Some builders are given special concessions by these "men in power". That's why legal charges of Dwarka at Chakan are Rs. 2,300 & Lakeshore Residency at Talegaon - Rs. 2.500. KUL Nation at Manjri Rs. 4,000.

I have understood 'Modus Operandi' of these "Men in Power'. I was almost convinced. But when I saw that Aapla Ghar at Ranjangaon & Sanaswadi were asking Rs. 8,000 legal charges for a 1 BHK Flat of Rs. 11.35 / 11.88 Lakh and for a 2 BHK Flat between Rs. 16.81 and 17.98 Lakh - I got confused.

What is this? Rs. 8000 for a common-man's home and Rs. 10,000 for IT Professionals' home - this is not fair. Mr. Men in Power, apne baap ka na samjho maal.

You can take Rs. 10,000 legal charges in cash from an IT professional who wants to register his flat in Eastern Ranges Keshav Nagar Mundhwa, BA Vermont Wagholi, 43 Privet Drive Balewadi, Yash Wisteria & Latitude at Wakad. But don't demand Rs. 8,000 legal charges from a common man who is buying a home in Aapla Ghar Housing Colony at Ranjangaon & Sanaswadi or a 2 BHK Flat costing between Rs. 27.82 to 29.56 Lakh in Savali Homes at Uruli Devachi, near Hadapsar.

Never forget that Choron ki bhi neeyat hoti hai.

Mr. men in power, please, be fair to honest & hard working construction service providers - works contractors in Pune. They are not like other builders in this country. They feel shy to ask legal charges in cash from their paymasters - home buyers in Pune. You know what? Most of the time, builders in Pune - pay you from their own pockets.

Point is, Mr. men in power, legal charges in cash is not aapke baap ka maal.

Dear readers, how am I doing? I am not blaming and bashing the builders. Because, builders are innocent. 'System' is the evil. What say you? Please, let me know in the comments.

"I refuse to pay "legal charges" for the registration of my property agreement"

"I am Anna - No More Bribes"




From Mohandas Pai, ex-boss of Infosys to Mumbai's famous dabbawalas, and even sex-workers in Pune joined Anna Azare's movement against corruption. But not the builders in Pune!

Except Punjab chapter of Confederation of Real Estate Developers' Association of India (CREDAI), i feel, all builders are happy to pay bribes. Because, builders know that they can recover bribes from their property buyers - with profit!

For example, your builder asks you to pay "legal charges" - around Rs. 5,000 - in cash. Why? Because for the every agreement your builder pays minimum Rs. 600 to "Bhausaheb" - the Sub-Registrar and Rs. 300 to the senior clerk and on an average Rs. 1,000 to the rest of the staff in the sub-registrar’s office.

In general, your bribe is as much as the 'official fees' for the registration of your document. Means, even on your bribe, after deducting the salary of his staff (including advocate on a payroll), builder earns some handsome profit. As usual, at your cost.

You may or may not be a supporter of Anna Hazare's agitation but, I know, you are against corruption. You are against giving and taking a bribe. By refusing to pay "legal charges" to your builder, you can take a small step towards eradication of corruption.

Don't worry about the registration of your agreement. Generally, the builder's representative asks for the bribe money after your agreement is registered. Because, the builder's representative pays bribe when he collects your document.

If you say no to bribe and refuse to pay cash to the builder's representative, the builder has to pay from his own pocket. Because, your agreement is more useful for your builder than to you.

Your builder, besides paying bribes for the sanctioning authorities, had already spend a few crore rupees on advertising and sample flat, to promote fear of property price rise, to brainwash you that booking at the launch / pre-launch or under-construction stage is more profitable than buying a ready possession flat and to force you to sign the agreement. Because, your agreement is his only source of funds.

So, your builder will cough the registration charges and bribe out of his own pocket. Because, without your agreement, your builder will not get funds from the bank!

Who knows? By refusing to pay bribe for the registration of your agreement, you may motivate your builder to join sex workers in Pune, Mumbai's dabbawalas, and Mohandas Pai!
