Arvind, you motivate me to share useful information on my Ravi Karandeekar's Pune Real Estate Market News Blog and give satisfaction of doing something useful.

You know what i felt when i visited Urbangram? I felt very happy for you, Arvind! These guys - Balasaheb Lagad and Nitin Kulkarni - are eager to deliver you quality construction in a committed property price & time.

Yes, it's a pleasure to see that the construction of all three 12 story towers in Urbangram - D, C & B - has began. Now, even you can see a few columns of D Building. 50 % Pile Foundation of the C Building & B Building is done. As per Nitin Kulkarni, Director, Vastushodh Projects Pvt. Ltd., in the next 6 months R C C of all towers & 70 % brickwork would be ready and plastering would be going on.

I have seen Nitin's clock-work construction management of Anandagram Yavat - CRISIL 5 Star Rated 10 acre township of affordable homes - so more than the construction systems and schedules, i was interested in the construction quality of Urbangram.

You know what Nitin said about the construction quality of Urbangram? Delivering quality construction is not a challenge for my team! It's our culture! Balasaheb Lagad, Chief Engineer of Urbangram, is very particular about testes and reports of the construction materials and the processes.

So, though the steel comes with a test report - directly from the rolling mills - professional agency tests it at Urbangram. Durocrete, a premier building material testing laboratory, tests the Concrete Design Mix and construction materials. Architects - Telesis Architects & Designers Pvt. Ltd., structural designers - Spectrum Consultant, and surveyors - Monarch Surveyors & Engineering Consultants Pvt. Ltd. are involved in the Pile Foundation. Aaryan Structcon, one of the largest integrated testing and design consulting companies in India, tests every pile - 10 to 15 meter deep hole drilled in the ground and filled with the reinforced concrete - and submits it's "Pile Integrity Test Reports".

From the construction site, i went to the sample flat of Urbangram and sat on the sofa-set in the living room - feeling good to have friends like Sachin Kulkarni who cuts his profit margin and offers 2 BHK Flat for Rs. 20 Lakhs and Nitin Kulkarni who constructs it without cutting corners! And you - Arvind, who admires me for sharing them with you all!

"Hooray, we booked 'a 2 BHK Flat for Rs. 20 Lakhs' in Vastushodh's UrbanGram at Kondhawe Dhawade!"

Today at Vastushodh's UrbanGram (www.urbangram.in) at Kondhawe Dhawade, near Warje, in Pune, i experienced how painful it is to say, "Sorry, all flats are booked....".

Sachin Kulkarni, my dear friend and M D of Vastushodh Projects Pvt Ltd (www.vastushodh.co.in), believes that how you treat the property buyer when you don't have anything to sell is more important than when flats are available for booking.

I completely agree with Sachin. Because, i get upset when the shopkeeper says "No Milk! Sold!!" and laughs at me. As if, the shopkeeper is mocking me. Instead of feeling sorry, i feel, the poor chap is enjoying the fact that i am not getting my essential need .

"You can successfully convey the message to the property buyer that we, Vastushodh Projects, is not in the business of selling flats but fulfilling the housing need - only if you can understand the pain...feel the disappointment of the property buyer," i heard Sachin telling his staff, before the booking opened on Saturday morning.

"Can i do it?," i asked myself and offered to attend the property buyers. I put on UrbanGram's T shirt. Explained the concept of UrbanGram and the planing of 1 BHK & 2 BHK Flats to the property buyers. Suggested them to take a chance by enrolling their names in the waiting list. But you know what? At some point, i started feeling that, the more they - the property buyers - understood the concept of a 2 BHK Flat for 20 Lakhs in UrbanGram - the more they were feeling sad for missing the opportunity. They started realizing that possibility of anybody cancelling his booking would be very less and simply gave up an idea of owning a 2 BHK Flat in their budget. So, however i tried, saying - 'sorry, all flats in UrbanGram are booked' - was a painful experience.

Of course, there were some happy people too! The property buyers who had come early in the morning - some even at 9am - and booked last 25 flats in the first few minutes after the booking opened at 10am. Mr. Balasaheb Lagad, Chief Engineer of Vastushodh's UrbanGram. For Balasaheb, such a huge response was a more than a reward for his site development efforts and a big motivation to complete the project in time. And Mr. Kailas Bobade, who was in-charge of the sample flat. People came because of the ad but booked only because they liked my sample flat, he told me. "Very true!," i said.

"I have booked a "2 BHK Flat for 20 Lakhs" in Vastushodh's UrbanGram at Kondhawe Dhawade, near Warje in Pune!"

3 Day Launch Event of Vastushodh's UrbanGram to turn into 1 and half day event?

"2 BHK Flat for 20 Lakhs!"

I don't want you be disappointed. But the fact is, that out of 165 flats opened for booking only 25 are available. On the first day of the "3day" launch event of Vastushodh's UrbanGram, 140 flats were booked. Though yesterday was a Friday - a working day! So, my guess is, you can own your 2 BHK Flat for 20 Lakhs in Vastushodh's UrbanGram (www.urbangram.in) only if you can reach the site at Kondhawe Dhawade, today - Saturday morning - as early as you can. Booking will open at 10 am.

Out of 4 buildings in Vastushodh's UrbanGram, 5 acre township of 236 flats, 3 buildings were opened for booking - B, C & D. In these 12 storied buildings with 2 lifts and 2 staircases, total 165 flats were available for booking. Around 4 pm, all 1 BHK Flats were booked. At the end of the first day, Sachin Kulkarni, my dear friend and M D of Vastushodh Projects Pvt Ltd looked a little serious to me.

"Why are you looking so serious? You should be very happy!," i said.

"It would be an awkward situation tomorrow morning! Only a few flats are available for booking. Hearing 'all flats are booked' would be a disheartening moment for the property buyer!," Sachin Kulkarni said.

"Why don't you open booking of the A Building?," I asked.

"It would have been great, if i could do that. But it's not possible," Sachin said.

"Means, like Indian Railways - you have to start accepting bookings against cancellations or open a waiting list!," I said.

"Waiting list would be too long! Because, we have one and a half day - 1/2 Saturday and Sunday full day!," Sachin Kulkarni said.

"True!," I said. However, it's better to be on the waiting list, at least someday, you hope to say - ""I have booked a "2 BHK Flat for 20 Lakhs" in Vastushodh's UrbanGram at Kondhawe Dhawade, near Warje in Pune!"
