UrbanGram Kirkatwadi Sold Out!

By booking all 232 Flats in UrbanGram Kirkatwadi on Sinhagad Road - Pune 411 024, Pune property buyers once again proved that it's not 'the economy' but builders are responsible for a slowdown in Pune real estate market!

Commenting on the booking, Nilesh Pate, Director, Pate Developers, First Franchisee of UrbanGram, said that the moral of the story is -focus on first time home buyers and offer a well designed 2 BHK Flat of a reasonable size with essential amenities at a rational property price.

However, Ms. Swati Deshpande, Vice-President, Vastushodh Projects Pvt. Ltd. was a little disappointed for not booking all 232 flats on the day of the launch. Particularly when more than 50 per cent flats in UrbanGram Kikatwadi were booked in the pre-launch offer!

Ms. Manjiri Bobade, Sales Manager, Vastushodh Projects, has noticed that there were no casual - impulsive - decisions to book a flat. Though the property price was tempting, sample flat was impressive, every property buyer gave enough time and took studied decision. It means that there would be less cancellations at UrbanGram Kirkatwadi.

Mr. Ranjit Nimbalkar, Sales Manager, Vastushodh Projects, gave credit to the concept of UrbanGram and satisfied property buyers of UrbanGram Kondhawe Dhawade.

Instead of 232, even if we had 332 flats in UrbanGram Kirkatwadi - all would have been booked in the four day launch event - feels Niketan Gawade, Sales Manager, Vastushodh Projects, who was at the site before and after the launch of UrbanGram Kirkatwadi. Showing the long list of the property buyers who have enrolled themselves for the next UrbanGram, Niketan says that we need more UrbanGrams all around Pune and all over Maharashtra!

Now is the time to think about EMI and not about location!

Pay less to the bank and save more for your family!

Come and have a look at the sample flat and the property price of a 2 BHK Flat in UrbanGram Kirkatwadi on Sinhagad Road, Pune 411 024, and tell me what is the most important factor while buying a home for your family: Location or EMI?

Forget that UrbanGram Kirkatwadi is the best option for the first time home buyers whose individual or joint monthly income is around 50 to 60 thousand rupees per month.

Forget that these young first time home buyers, whose budget is only Rs. 25 - 30 lakhs, can't buy a 2 BHK Flat in any popular location in PMC & PCMC but are forced to go to Pirangut, Chakan, Talegaon or any fringe village of Pune.

Assume that you have a budget of 40 - 45 lakhs for a 2 BHK Flat and wish to live in Wakad or Ravet. If you visit the sample flat of UrbanGram Kirkatwadi, for sure, you will reconsider your preference - most important deciding factor while booking a flat in Pune - location!

If you have noticed, even now, when i don't work for the builders, my old habit of attaching the 'location' to the name of the project hasn't changed! Though i write for the property buyers, i haven't forgotten my old program - Real estate works on the 3 principals - 'location' location' location'! Same is with you!! You are also programmed to focus on the location! Everyone who calls me on 919860044110 says my budget is 45 - 48 lakhs and i am looking for a 2 BHK Flat in Wakad...or near Hinjewadi....or at Kharadi.

"Location based search doesn't work anymore...even budget is not a good parameter to search a home....don't focus on buying....now, focus on repayment...EMI...," i tell everyone.

"Just imagine, what will happen if you decide to go for a project a few kilometers away from your preferred - convenient - location near your work place - you have to pay 10 lakh rupees less for a 2 BHK Flat - means, instead of paying 40,000 EMI if you go for Wakad - you will pay only 30,000 EMI if you opt for an upcoming location - what will happen if you travel a few kilometers more every day...how much more time will you waste...calculate how much more you will spend on petrol and maintenance...now, subtract that from the 10,000 you save every month on EMI - assume that you save 7,000 and decide to give all 7000 to your wife as her pocket money! What will happen?

Your wife will love you more! Everyday she will kiss you when you leave for work and as soon as you come home! Do you think that your banker or builder will ever kiss you for paying 40,000 EMI?," I ask them and state that -

"Location works only for the builders -
1) builders can collectively increase the property prices in a location and
2) Unknown - new - not so good builders can take advantage of the location to sell their not so good properties at a higher rate.
3) Bankers can lend more than the value of the property and earn huge interest as EMI from you.
Location is an advantage for the builders. Not for the property buyers!"

Now, when Pune is expanding fast, property prices are ridiculous, you have to look at buying a property not from the builders and bankers point of you - but from your own - home buyer's - point of you! You have to think about EMI and not about the location!
