"Location based search doesn't work anymore...even budget is not a good parameter to search a home....don't focus on buying....now, focus on repayment...EMI...," i tell everyone.
"Just imagine, what will happen if you decide to go for a project a few kilometers away from your preferred - convenient - location near your work place - you have to pay 10 lakh rupees less for a 2 BHK Flat - means, instead of paying 40,000 EMI if you go for Wakad - you will pay only 30,000 EMI if you opt for an upcoming location - what will happen if you travel a few kilometers more every day...how much more time will you waste...calculate how much more you will spend on petrol and maintenance...now, subtract that from the 10,000 you save every month on EMI - assume that you save 7,000 and decide to give all 7000 to your wife as her pocket money! What will happen?
Your wife will love you more! Everyday she will kiss you when you leave for work and as soon as you come home! Do you think that your banker or builder will ever kiss you for paying 40,000 EMI?," I ask them and state that -
"Location works only for the builders -
1) builders can collectively increase the property prices in a location and
2) Unknown - new - not so good builders can take advantage of the location to sell their not so good properties at a higher rate.
3) Bankers can lend more than the value of the property and earn huge interest as EMI from you.
Location is an advantage for the builders. Not for the property buyers!"
Now, when Pune is expanding fast, property prices are ridiculous, you have to look at buying a property not from the builders and bankers point of you - but from your own - home buyer's - point of you! You have to think about EMI and not about the location!

ReplyDeleteIt was amazing to see so many people on launching and booking flats immediately.. I was surprised to see the phenomenon.. how can people take such a big decision in such a short time, it takes at least ten days to verify facts, finance etc and then decide..
ReplyDeleteThe banks like HDFC, ICICI, LIC and SBI present on site made the financing easy.. I spoke only to niketan as I had heard praises about him from my friend who had booked a flat in per-launch and was assured about the brands vastushodh had created.. Then I spoke with Mr. Sachin Kulkarni and Mr. Nitin Kulkarni the directors of vastushodh- very educated people.. These brothers were different from other builders altogether. They had a vision and a ambition to make a change in this industry.. Finally Booked my flat to be a part of such a wonderful family of vastushodh...
