Thanks for the floor plans Ravi. All the layouts are really nice. They show how a well planned layout can fit a nice LIVING SPACE into a compact carpet area on paper. This is really a good scheme. I've personally seen it and a relative has also booked a 2BHK here. The people are good, and so is the quality. I was very tempted to buy a flat here for myself, but since 3 out of our family of 4 work in Pashan & Hinjewadi, living at Kirkatwadi was practically impossible. Thus pulled out... :( All those who buy a home here, will be happy I'm sure.

ReplyDeleteI think its expensive, especialy compared to the location..it turns out to be 4200 rs per sqft + VAt+ Stamp etc..Its also 1.5 kms away/further from Nanded city, which is quoting lower than 4200 rs...

ReplyDeleteI'm sure Nanded city's cost sheet will be Basic price @4200 + "Other charges" = 100000 + "Infrastructure charges" = 150000 + VAT/SD/Reg. The rate psqft isnt always the indicator of the final cost these days in case of new homes.
You've computed this 4.2k rate by simply dividing the cost by sq.fts. which is right, but shouldn't be compared to Nanded City's rate. Also, both are totally different types altogether. Ideally being a huge township, Nanded City's price should be a lot lower, considering the huge number of customers in which at least some of the expenses should get divided. Urbangram is giving quite a good set of features at an affordable rate for sure. We should compare it with similar sized schemes and not with Megapolis or Nanded City. There are a lot of additional factors. Here the booking is at 1Lakh. Almost all big schemes want 15% of cost as booking amount - for a flat that will be yours in no less than 3 years.
The location - I agree, its a bit far away from the hot-spots of the city. But so was Kothrud when it started. Given the population growth and influx of workforce, it wont be too long before the so far unheard Kirkatwadi is as good as Manik Baug.
Also, we should consider the Possession of these 2 projects we are talking about.
