Kolte-Patil to give possession of Stargaze in December 2017

Can you believe it? 
Instead of December 2018,
Kolte-Patil Developers prepones possession of 
1st Phase of Stargaze at Bavdhan Budruk by a year!
Not only that! 
Stargaze will be a Co-Operative Housing Society 
- Not an Association of Apartments!!



Kolte-Patil to give possession of Stargaze in December 2017!

This may not be a news to those who have booked flats in Stargaze at Bavdhan Budruk. I am sure, Kolte-Patil Developers (BSE:532924) must have officially informed them about preponed possession date and formation of Co-Operative Housing Society.

Even if I had seen the preponed date on the website of MahaRERA, I may not have believed it. And here was a salesperson telling me that the possession of Stargaze (Launched in May 2014 - View Marathi YouTube video) will be given in December 2017!

Possession with the completion and occupancy certificate? I asked the salesperson.

After the implementation of RERA, I assume, everyone in Pune knows that a builder can give possession only after obtaining Completion & Occupancy Certificate (CC & OC). Generally, obtaining CC & OC is a time consuming process. Everyone - PMRDA - PMC - PCMC - takes 3 - 6 months. However, recently, as per the government order, a project can get completion & occupancy certificate in 8 days.

Yes! Said the salesperson.

Would all 30 amenities be ready at the time of possession? I asked.

The clubhouse & the amenities in the first phase would be ready. The salesperson said.

And what about the basic services - like water supply, drainage, electricity etc? I asked.

Everything! The salesperson said.

Are you sure? I asked him once again.

Yes! The salesperson said.

You know? I felt that the salesperson at Stargaze was pulling my legs. He was making fun of me for offending him by refusing to acknowledge that we knew each other for a long time. He had to convince me that we had met before. True! Not remembering a site salesperson in Kolte-Patil project is unprofessional. But after the experience of Western Avenue at Wakad, I know that everyone in the site sales office of a Kolte-Patil projec is not the employee of the builder. That's why I was just trying to confirm. I didn't mean to offend him.

Before entering the site sales office of Stargaze, I had observed all 6 under construction 14 story towers. That's why for me it was difficult to believe that possession would be in December 2017. So I asked the salesperson about the progress of internal work. He told me that tiling is done upto 8th floor in all towers. Lifts, doors, windows and all other fittings & fixtures are lying at the site waiting to be fitted.

WoW! I said.

You know? By this time, I had started to believe the salesperson. I had almost became very proud of Kolte Patil Developers Ltd. I was feeling jealous of all 450 flat buyers in Stargaze. And I was feeling pity for my Life Republic readers.

How did you achieve this? I asked.

Bookings! Flats went fast. Money came in fast. Construction went up fast. Today, out of 500 only 40 odd flats are unsold. The salesperson said.

Once again I realized that how wrong I was. You know? The condition of the site & the site sales office gave me signals of cash crunch and slow booking. I immediately accepted my mistake.

Thanks for sharing this good news about possession. Kolte-Patil is my favorite builder. Now, you have become my favoritest. I said.

There is one more good news! Stargaze will be a Co-Operative Housing Society! Not an Association of Apartment. The salesperson said.

Don't tell me! This is unbelievable!! I almost shouted.

Yes! We will be taking the cheques of maintenance in the name of Stargaze Co-Operative Housing Society!! The salesperson said.

So many revolutionary changes! Has some Chinese company taken over Kolte-Patil Developers or what? I asked myself. Kolte-Patil was the first real estate developer in Pune to receive foreign direct investment (FDI). Who knows? It can become the first one to be acquired by Chinese Real Estate Developer. Who would be the second? DSK? God knows.

Preponed possession & Co-Op Society both are so awesome. I am overwhelmed. Surprised. I dropped in your site office because I was in the neighbourhood to know about mosquito menace in Bavdhan Budruk. I confessed.

Have you become health blogger? The salesperson asked.

Almost! By the way - what about water supply? I asked.

PMC! There is a PMC waterline upto Windmill Village. We have to just connect to it. That's all. Anytime we will be merged in Pune Municipal Corporation. The salesperson said.

Lucky you! I said and took his leave.

You know? For the last 2 years SKYi Iris - next to Stargaze - is buying tanker water. And someone told me that Windmill Village has no PMC water supply - it pumps some 50,000 littler borewell water everyday. Only in summer they buy tankers. Poor fellows.

After all, real estate investment is all about stars & destiny. Not all are lucky like flat buyers in Kolte-Patil Stargaze at Bavdhan Budruk.

How to take possession of your flat in PRA The Lake District Yewalewadi

The other day, the father of one of my readers requested me to visit the site & advise him about taking possession of the flat. If it wasn't PRA The Lake District at Yewalewadi, I would have told the father not to get involved in this mess.

I don't like the young sons & daughters who put their old parents in the stressful situation of taking possession of the flat and being abused by the builder.

Possession of the flat is the last chance to correct the stupid mistake of booking a flat with a nalayak builder. You suffer for life - if you fail to correct your mistake at the time of flat possession.

Very rarely you come across someone like Dr. Vishwas Chavan of Palladium Grand Dhanori who finds the right way to correct the mistakes committed by the flat buyers while taking possession of the flats. And ends 8 years of suffering! That's why I insist that those who are going to get flat possession in the next 6 months - by December 2016 & those who have already taken possession in the last 2 years must attained his session on this Sunday, 17th July 2016 at 4 pm!

"Lake District! Do you mean PRA The Lake District at Yewalewadi?," I asked to confirm.

"Yes!," the old father said.

"Are you sure that you are going to get possession of your flat?," I asked.

"Not sure. But shouldn't we get it? For the last 4 years - since 2012 - we are waiting for possession - we have paid 95 % payment - as per the builder's schedule," said the father.

I was about say - Are you stupid? Don't you know that there is no relation between paying property price & getting property possession? - but I didn't. You know why? He must have learned a lot about property investment after booking a flat in PRA The Lake District!

PRA The Lake District Yewalewadi, PRA East Avenue Wagholi, KUL Ecoloch Mahalunge, KUL Nation Manjri, Bhujbal Brothers Misty Trails Handewadi Road Hadapsar, Darode Jog Properties Liviano Kharadi are real estate universities. Those who admit themselves in these universities automatically get a doctorate in property investment!

As a student of real estate, obviously, I visit these universities and try to acquire knowledge - as much as I can. That's why I agreed & visited PRA The Lake District with the father of my blog reader.



After the visit, the father thanked me for taking trouble, took out his valet and stuffed a few currency notes in my pocket.

"Thanks!," I said with a lot of surprise on my face.

"Because of you I could meet Ms. & Mr. Sood, Pradeep Kale & his son Parth, Abhijit Patil & even Nikhil Pai of PRA. Now, I am hopeful & positive. Now, I am not alone - we all are together," said the father.

Moral of the story is - if you are waiting for possession or have taken possession - meet Pradeep Kale at The Lake District! He knows how to handle the builder & what to look for while taking flat possession - and even after that! He has already started working on society formation!

Not only that! Pradeep has given me specific instructions to write positive about PRA The Lake District at Yewalewadi in Pune Municipal Corporation limits!!

Oh! You are visiting my blog for the first time. You haven't booked a flat, yet. Obviously, you do not know anything about a joy of taking a possession of your flat. OK. Have a look at these comments:

1) Sangria, Megapolis, Hinjewadi Phase 3:


Guys i have shifted to Megapolis sangria in April, and honestly want you guys to make aware of the inconveniences,
Dont just go by looking at the levish garden and fountains shown to you.
Highly disappointment when you actually start living here. Construction quality is so bad that after first rain only all the walls are wet all the day...!!! so called wooden flooring most affected part of the house...nobody cares about all these complaings( dont want to list dow all) , here everybody says not my job ...all the staff has the same attitude...i am following up from the day i shifted here on all the other issues but invain.....not a single weekend we enjoyed after getting shifted...we have to run after the each staff to get the things completed\repaired....i mean you will experience height of frustration and disappointment and all these things after one and half year of promised posession date!!!... No amenities yet..not a single one shown in the video !!1 :).........I wasted my money.....Ravi this time you went wrog in the assesment ...

2) Pride Platinum Pancard Club Baner Pune:


Waiting for your reply. I have a friend who has a house in Pride Platinum and here are the shortfalls according to him:

1) They use sewage treatment for flush tank water. Most of the times their plant goes bad and you get Black brackish water in your flush. It stinks like a gutter.

2) They gave possession to the residents since November 2011 and the place is still not complete. They haven't provided the following amenities as yet:
- Piped gas.
- Working elevators (Only one is functional while the second is powered off for life).
- Corporation water line.
- They get water from tankers and mix it with bore well water for drinking purposes. They say that they are getting tankers from PMC which is a lie.
- Their amenities have changed and their layout has changed for the 3rd time. They promised a lot of things and delivered half of it.
3) They forcefully installed Videocon D2h common antenna without consulting the residents and then asked every one to remove their personal antennas. That includes connections for which people had paid in advance for a year.

4) Garbage chutes have been installed but are not operational.

5) The so called club house is still grey in colour without any walls and floor.

6) And they still have the guts to ask for Rs. 5800/- per square feet.

7) The water in bathrooms doesn't go through any treatment and you get ultra solid hard water that stains all the bathroom fittings and tiles. They say it is excellent water!

8) The work will take another year or two to complete.

9) And without any amenities they are charging maintenance from November. Wonder what maintenance they are doing when their lifts are failing every 4-5 hours.

Another few details about Pride Platinum. Last week, flat owners go their PMC property tax bills and everyone has a different amount to pay.

The prices are as follows:

- 3bhk - 30,000/- (1620 sq.ft)
- 3bhk - 14,000/- (Same size flat 1620 sq.ft)
- 3bhk - 16,000/- (Same size flat 1620 sq.ft)
- 2.5 bhk - 24,000/- (1450 sq.ft)
- 2.5 bhk - 12,500/- (Same size flat 1450 sq.ft)
- 2.5 bhk - 18,000/- (Same size flat 1450 sq.ft)
- 2 bhk - 12,000/- (1250(sq.ft)

Builder has washed off his hands by saying they are not responsible for this. Just to give you a comparison, prime bungalows in Kothrud which are about 5000 sq.ft plot size pay about Rs. 7,500/- for property tax. And they have all PMC facilities.

3) Amanora Park Town Hadapsar Pune:


From where we can do the background check for City Group - Amanora. I have recently purchased a property in Amanora and I am really concerned about City Group reputaion. I have already faced couple of issues with them;

1. They intially committed to give the Granite platform with trolley, now they are not giving it. and that to without informing us they have removed this from agreement.

i feeling like cheated. can we take legal action againt Amanora.

from mypersonal experience it not the best place to Buy....

Because they are showing customer the watermelon and going to give grape...showing big which going to not happen....

4) Amit's Bloomfield Ambegaon Gram Panchayat, Pune:


Shraddz..Thats gr8..infact hearing that only i went for amit. but the points that i have brought up are someone cant deny...
1.person called me up saying my entire bedroom was is leaking is there any water flow from you Tap.

2. I nver got any initimation from Amit for structural changes (Stair case). which opens right in front of my kitchen window now there is hardly any light in the kitchen ask any female family member is she would like to have kitchen with hardly any light..when i saw the flat it had good light..also my flats kitchen n living both are visible from stair case passage. u cant put curtains on kitchen windws.. :)

3. Whatever concerns i raised to Customer care i nevr got any response.

4. Parking allotments were already done n i was not even informed..hoever sales team commted that we will invite you for parking slot selection since you have pais premium prise for floor rise.

5. Cracks(clearly visible nt thin ones) to my living wall

6. I have been following up for my main door lock repair for last 4-5 mnths..i use to travel from mumbai to get that done n am still nt satisfield

These are all facts n figures no emotional staments..u r lucky u didnt face this issues.. am happy for u.. :)...everybody's experience could be differnt..
