Recently, I met my old friend Kalpana. I got down at Wadgaon Bridge stop on Pune Bangalore Highway. Crossed Sinhagad Road. And took a road at Sharad Hospital, located opposite Fun Time Multiplex. Walked under the highway & reached her office at Prayeja City.

"Wow! You are a strange girl! I always find you at unusual places!!," greeting her, I said.

"Unusual places? What is unusual about this place?," Kalpana asked.

"This is sort of an island! How do you sell? Do you hypnotize the buyers or what?," I asked.

"Island! An island in the city - close to all popular locations - Nanded City, Abhiruchi Mall, Fun Time Multiplex on Sinhagad Road, close to Pune Bangalore Highway & close to Warje - this location has 360 connections with all popular locations in this part of Pune. Today, it feels like an island because - the roads are under construction - when these roads will be ready - you will find that you are living at the most convenient location in Pune," Kalpana said.

"But, how do you sell?," I asked.

"I don't sell. I am not a salesperson. I am a guide. In my 20 year career in real estate - I have learned that home buyers need a guide, an adviser, a counsellor, a mentor - who will help them make a right home buying decision!," Kalpana said.

"Means - you don't hypnotize - you educate the buyers?," I said.

"Yes! Because, Pune is in perpetual developing stage - what you see today - is certainly not impressive - and if you have no idea of tomorrow - you can't make up your mind - so you need someone to guide you," Kalpana said.

"Agreed! But, the property has to be worth considering - the builder has to be reliable," I said.

"Yes, that's important. When I was at Aditya Garden City Warje that was not an issue. So, before deciding to take Prayeja City - I researched - and found out that - the builder is not known - but is capable. His weakness - is a boon for the buyer. You don't pay for the name. You pay for the property. You save money. You get better property in your budget. You pay less for a better property!," Kalpana said.

"Pay less for a better property - sounds good! Prove it!," I said.

"Sure. Assume that you are a property buyer - working in Hinjewadi. Your first preference is Kothrud. But because of your limited budget you are considering between Bavdhan & Warje. The property rates & availability in Bavdhan & Warje compels you to consider Sinhagad Road. You come to Prayeja City in a confused state of mind. Okay?," Kalpana said.

"Whenever we meet - I am always in a confused state of mind - Why am I so fond of Kalpana? - I keep on asking!," I said and followed her.

Kalpana took me to Prayeja Pearl - which was almost ready for possession. On the way, she explained the development plan of that area. Showed me the actual flat. Compared the property prices & proved that they are very attractive for someone who has a budget of 70 to 99 lakhs. Explained the upcoming offer - she was working on.

At the end of the meeting, of course, I was convinced that the almost ready for possession 2 BHK, 2.5 BHK & 3 BHK Flat at Prayeja Pearl is the best buy for me.

Me means not me.

    1. Ravi reached in one hour because he got public transport during peak hours.
      For the same distance to be traveled using public transport at odd hours, he would have required even 2 or more hours as public transport especially tum tums, rickshaws won't ferry.
      Buying at such locations helps you loose fat faster as person ends up walking atleast 3-4km per day. Builder can advertise - buy a flat, loose fat for free !

  2. One of my friend stays at Kothrud & whenever we in group plan to go to Sinhgad fort from his place, we take this route - Kothrud - Warje - Highway - cross mutha river -this road- & then sinhgad road.
    Since I have been here several times, as recent as last Sunday, I will share my experiences -

    The route you took was from Sinhgad road, and the road still remains narrow & will continue to do so as irrigation dept land adjoining canal for small stretch of road is very less in length compared to entire road. The moment you reach Prayeja city gate, from here to highway, wide road is not possible as on one side there are projects of prayeja and on other there is naala or rather open sewer which flows 365 days and is upto service lane of highway.

    One end of this road is Sinhgad road while other end is the highway but you need to pass adjoining slums to reach highway & road near slum is so narrow that only one car can pass at one time & other car has to wait on railing-less bridge on open sewer-naala. This railing-less bridge on this naala/open sewer over-flows during rains cutting off access towards highway side & all sewer water is on road. So just to cross 1.2 kms, you need to go all the way near Narhe-Ambegaon/ hotel Deccan Royale on highway and take U turn which means about 6 kms more travel.

    There is big crematorium adjoining Prayeja city on just other side of naala with a tall chimney. Whenever some body is burnt, the smoke from this chimney comes towards prayeja city. This chimney is very much visible from this entire area. Ofcourse, prayeja pearl being behind prayeja city will be less impacted.

    This entire stretch of road from Sinhgad road to highway on which this project falls is of atleast 2 kms and there is neither any bus service/PMPML, nor any rickshaw stand inside. This means one has to walk for atleast 1.5 km to get some public transport. Imagine situation in emergency.

    At night, you will see drunkards, taporis on this road, streetlight illumination is poor and on vacant plots opposite to this project, you will find men playing cards. One has to go straight to reach highway, while taking left leads to some slums and at this corner, fights of the slum-dwellers keep on taking place. There have been cases of bikers being blocked and looted of their valuables, chain snatching. Infact, it's risky to walk or ride a bike here after 10 PM, not to forget the menace of bike chasing stray dogs.

    This location offers zero security (it will be in minus for children & ladies) and zero residential area feel. Crematorium, open sewers, drunkards, slums.......infact this is an ideal place for buyers to see where not to buy a house !

    Also, the prices are ridiculous. At this price one can buy at much, much superior & good livable residential area of in & around anandnagar. And if I am right, prayeja pearl possession date was somewhere in 2014, so it's already atleast one year late. Rather than making 25-30% downpayment which a buyer is required to do so, put this money in bank and interest earned on this will be more than required to rent similar size flat at much better location.

    Lastly, on Sunday morning over 2 months ago, there was a big notice out at entrance of prayeja pearl that land ownership belongs to someone else & trespassers will be prosecuted. What's the latest position of it as I didn't saw it last Sunday ?
    And the slab had collapsed here, right near sales office after which work had stopped for some time. This had also come in newspaper. Wonder what will be the construction quality of such projects ?

    Next time, if you do visit this place, take a tour from Sinhgad road to highway to get actual feel. If you carry out this exercise at late night, you may have to buy a new camera. LoL.
