33 KeshavKunj, Keshav Nagar, Mundhwa - Celebrates Possession

Flat Possession with Operational Amenities, Environmental Clearance, Completion & Occupancy Certificate!


33 KeshavKunj at Keshav Nagar, Mundhwa.

Last Saturday, Sandip & Abhijit Jagdhane, Bharat & Shashank Yadav, and Nitin Soni of Crystal Properties invited me for the possession ceremony of the 1st Phase of 33 KeshavKunj at Keshav Nagar, Mundhwa.

After spending the entire day at Kondhwa Police Station with the flat buyers of Bhujbal Brothers' Mistry Trail, visiting the flat possession ceremony was a very powerful & positive experience for me.

When I saw the illuminated 33 KeshavKunj from the Manjri Road, I felt proud of these guys.

"Turn left," I told the rickshawala.

But the rickshawala refused to drive on kaccha approach road.

"If you force me to get down here - Mai Aapko Shaap Dunga," I told rickshawala.

"What Shaap?," the rickshawala asked.

"Possession of your flat would be delayed," I said.

"Really? Go ahead. Curse me, please!," the Rickshawala said.

"Don't underestimate my powers," I said.

"No. I am not. Get down. Curse me. Your curse is a blessing for me," the rickshawala said.

"You stupid fellow. You do not know - how much you have to suffer - when flat possession is delayed," I said.

"I am ready to become a flat owner at any cost. Get down and curse me," the rickshawala said.

"Who are you? Rickshawala or IT engineer?," I said & got down.

I had to walk. But I didn't curse the rickshawala.

My heart was full of love for the builders of 33 KeshavKunj. They have given possession in time. Now, they are celebrating it. Not at Shaniwar Wada. Not at Ganesh Kala Krida Manch. But at the project site!


At 33 KeshavKunj, I saw a couple of flat buyers who had consulted me before booking the flat. They didn't avoid me. They came to me. We had a chat!

Shashank gave me a tour of the clubhouse & amenities. Everything, including the gas bank & pump room, was very well decorated. Have a look at my photos. Only swimming pool was not operational. That was okay.

"We received EC & CC," Shashank told me.

"Great! Congratulations!! How?," I said.

"Our file was perfect!," Shashank said.


I saw Anand Vanjape of No Worries Advertising.

"What's Up?," I asked.

"I am shooting testimonials of the flat buyers," Anand said.

"Shooting is easy. Editing is tough.," I said.

"No editing. Not even criticism and complaints. Do the App Developers remove negative reviews of the users? No! Then why should a property developer be afraid of negative experiences?," Anand said.

"In fact - we learn a lot from criticism & negative feedback - we know what to improve," Shashank said.

"If more developers believe in this - my life would be easy," I said.

"Now, at least, many builders have realized that they can't control the web. Can't prevent - stop - property buyers from sharing their experiences on the web. Someday, they will know how to do deal with it too," Anand said.

"Hope so," I said.


You know? After a long time, that evening I enjoyed instrumental music. The flute - Bansuri - played by Amar Oak at 33 KeshavKunj, Keshav Nagar.

  1. After long period a completion news of some project, atleast for phase1 which is good.
    But some doubts still persists -

    1. Why is the approach road still kaccha ? Is land not acquired for road ? In that case, what if landowner blocks the access ? Or is land acquired but gram panchyat doesn't have money to construct pakka road ?

    2. If I am correct, even today this area is in gram panchayat and not in PMC limits. So even if phase 1 has CC, what about water ? I don't think PMC supplies water via pipeline outside PMC limits. Correct me if I am wrong.

  2. Builder should continue to sale budget homes and not plan for luxury homes after making some money. IT guys were dying to buy flats in 2013 but now they are also looking forward for other investment ideas.
