Water - No Problem at Neo City Wagholi!

Neo City Wagholi Invests Rs. 3 Crore for Water Supply!

Mr. Vijay Jalan told me that 1,000 families of Neo City Wagholi are going to get water. We, Jalan Group, Maple Group & Pristine Properties, the developers of Neo City Wagholi, are investing around 3 crore rupees for lifting water from Bhima River, laying pipe line and installing filtration plant.

"Thanks & Congratulations for solving water problem, Mr. Vijay Jalan," I said.

"What else can we do when the Gram Panchayat refuses to supply water? We are getting water for Aura County. But not for Neo City. So, we had no option but to find some solution," Mr. Vijay Jalan said.

"You don't sound happy, Mr. Jalan! Why? No water problems at Neo City Wagholi can give you more bookings and higher property rates. Isn't it?," I said.

"Come on...you know...number of bookings was never an issue at Neo City Wagholi...1st & 2nd phases received huge response....in fact...for a long time...we didn't have anything to sell....so, we opened the 3rd phase...last phase...in which we don't have much to sell...only 3 buildings...A, B & C!," Mr. Vijay Jalan said.

"Got it - not having much to sell at higher property rates - is the problem!," I said.

"Foundation of Neo City is reasonable property rates and affordable budgets. We were never interested in playing 'property price games' like some of the recently launched projects at Wagholi. What disappoints me is lack of political will and economic vision of Gram Panchayat," Mr. Vijay Jalan said.

"Now, this disease has a name. It's called policy paralysis. Policy paralysis is not the privilege of only Central Government of India and Maharashtra Government. Local Governments like PMC, PCMC & Gram Panchayat also have right to enjoy the policy paralysis!," I said.

"That's the tragedy! We are builders & developers. We are not Gram Panchayat. Supplying water and developing infrastructural services is Gram Panchayat's job. We, the builders, increase the value of the land and make the residents - farmers - of Gram Panchyat rich. Residents in our projects are going to fuel the economic growth of the village. Property tax, paid by the residents in our projects, will eventually become Gram Panchayat's major source of income. I am not saying that the Gram Panchayat should acknowledge the role of the builders. I want Gram Panchayat to provide better infrastructure for the residents in our projects. If the Gram Panchayat takes the initiative, we, the builders, are ready to contribute in the development of better infrastructure. Instead of day dreaming of merger in PMC, together, Gram Panchayat & builders, can develop good infrastructure and prosperous economy in any fringe village of Pune," Mr. Vijay Jalan said.

"Come on, Mr. Vijay Jalan! No government in India believes that an Indian Business could contribute anything in the economic growth of India. Some 60 years after British Empire left India, Central & State Governments in India have realized that they should bring back the British East India Company or American East India Company a.k.a. Walmart!," I said.

"No. Be positive. You know? Shikrapur Gram Panchayat is very proactive about development. Same with Kanhe Phata Gram Panchayat. That's why so many projects were launched there after my Aura City & Eco Valley!," Mr. Vijay Jalan said.

"What about Wagholi?," I asked.

"I have done my duty. Neo City will get water. Now, it's a job of residents of Wagholi to proactively contribute in the development of better infrastructure!," Mr. Vijay Jalan said.

  5. Hello Mr. Karandikar,
    I am regular reader of your blogs on property. It is very much informative about properties in kharadi, chandannagar, Wagholi and Nagar Road area.
    You have interviewed neo city one of director Mr. vijay Jalan and spoke about water supply issue for their Neo City Project in Wagholi.
    But after 3 years after commitment by Jalan there is no any progress on water supply line from Bhima river.
    Also project is delayed by 3 years from the committed delivery.
    As I am one of flat owner in Neo City project Phase 2 E wing Flat No 507.
    I would like to request you if you can interview all of three ditectors from Mapple, pristine properties and Jalan group and ask them about reasons of delay and rescheduled possession commitment. Would be great to us.
    We middle class people has very small dreams to have our own home after life time saving. And some builders like neo city owners are playing with our emotions.

    I hope, you will write your blog about this issue and sufferings of middle class families due to this kind of builders attitude.

    Are you not getting any notification from replies to your post or you are simply ignoring it.
    I believed in your blog regarding Neo city project and water supply and booked flat in 2012 in phase III , going further I recommended this project to some of my friends by giving the reference of you blog :(.....unfortunately I am still waiting for possession and feeling cheated by builder and to some extend you blog post....

    Could you please do us a fever and ask builder if he really going to complete this project in this decade or we simply assume it as a bad deal .

  7. I recently visited the site to check on the progress of the project as one of my friend working in Armed Forces has a flat booked in same project. To be honest, they are PATHETIC. I was not allowed to visit the site just because i didnt have the appointment, despite just 2/3 people present there. I don't understand why the acted with so hotheadedness when i had my friend call them to request visit of his property??? They said they need email to which i told them he was calling from his registered mobile number which is now-a-days pseudo identity of a person. But they didnt relent. I assume this the frustration of not selling enough units or what...but if this is how they treat their customers, god save the people who have booked flats here. They need serious lessons in customer care, specially in hiring right kind of people who know how to deal with people. Never going back there. They suck. Stay away from them if possible.
