After visiting Sparklet - Megapolis Smart Homes 1, on 4th April 2012, I once again complemented Mr. Hemant Kulkarni, Vice President, Pegasus Properties, for his smart decision to launch 1 BHK Flats - 480 Carpet - for all inclusive property price of Rs. 16.6 to 16.9 Lakhs & 2 BHK Flats - 760 Carpet - for Rs. 24.86 to 25.35 Lakhs in December 2009 and said, "Now, even if you give possession of these 1,200 flats by March 2013, it will be a sort of record in Pune real estate market!"

"It's not me - nor the homes - but those who booked a flat in Sparklet who are smart! And - didn't you see that we can give possession in the next 6 months?," Mr. Hemant Kulkarni said.

"Whether you can or can't give possession is not an issue!   1. Nice...looks good..all around development in this project..school is getting ready with project.Look like a premium project. Just see the railing of balcony.Many builders charging more than this but constructing in old fashion.

    2. I don't want to show any project is bad or good. But this is answer for your wow complement.

      > Nanded City :-Worth looking only if you want to be close to old city limits. And there is no alternate road here except for Sinhagad rd which is almost choked on daily basis as it doesn't have any parallel/alternate road. The township is biggest in Pune & insiders say will require atleast 2030-35 to complete the project. The layout of buildings is quite cramped & opens spaces far less.

      And want to notify here, you said same for Megapolis (wow Compliment) nad now saying other things.

  3. Hmm, quite disappointed. I was suspecting that the progress has slowed down a bit in recent days on Sparklet, and the comments here about "in next 6 months" confirm it. When I booked, I was told "We'll definitely give possession by June 2012 for Sparklet" Of course I wasn't really buying that, but at least 6 months more is quite far away.

    @Sachin, it looks like the school is getting a lot more resources than the project itself. The school has stood up this big in less than 3 months, whereas the buildings are more or less in the same state, which disappoints me who has paid hard earned money for the home and not for the school.

    Honestly, I prefer the "old-fashioned" balcony railings with brick-work. This glass thing doesn't impress me much. Neither do the French windows. But thats what is considered "Premium" in our world...so that fetches more money as well...


    Ravi - MANY THANKS for the visit and detailed photo tour. So, do you still really like Megapolis as much as you did earlier? I don't think I do as much. YET, I'm sure I still like Megapolis more than any other "big players" at least. I've liked their transparency in communications, fast processing, clear documentation and efficient communications beyond anything.

    1. Certainly! I liked Sparklet - Megapolis Smart Homes 1. In fact, it's lot better than the concept. Internal work always takes more time and the progress is less visible. Plus, you have paid more than 80 per cent price. So, obviously, you are going to be restless for the next 18 months.

  4. Also, the podium on the rear half of the digital 8 shape of the buildings (the section away from the entrance gate), the podium is 2 story high unlike the first podium which is single story.

    This means, the first floor flat owners like me on that side will see a nice wall / parking from their home all the time and not the podium / garden / pool :) This wasn't told when asked specifically. Anyway...

    @Vikas : You should feel happy that there is a lot of open space around. Megapolis developer has managed to keep a lot of open space while utilizing full FSI. Also, as Ravi pointed out - you are lucky to get possession within three years.

    Also, if school is to be opened in June 2012, they have to provide a lot of resources to complete it. They will do this only after collecting 85% of your flat cost is different thing. :) There are many builders who will collect 90% of money and give possession one year later to it. They will do easiest thing - putting slabs - then collect your money and allocate resources to other upcoming project. In your case, it is at least getting allocated for good cause.

    Seems like Hinjewadi IT park is going to be mini city within itself. I read in this blog that there is going to be a mall in IT Park, phase 2. People wont have to go out for anything. Also, mall owner will get captured audience.

    I am sure that this development will drive prices of wakad area down. It seems far fetched but it is possible.

      this shows that acceptability among real estate buyers has increased for accepting malpractices, misdeeds, non-ethics...

    1. At this point of time, there isn't much to talk about Megapolis Smart Homes 2. All most all slabs of most of the buildings are done. It means that nearly all property buyers have paid more than 80 per cent of the price of their property. After this, internal work will take nearly 2 years to complete. This is the time when every hour you should congratulate yourself for being so smart.

    2. Ravi 2 years more for smarthome 2..i really doubt that..going by the speed it seems they will deliver smarthome 2 on time with some work on poduim and other such work going on.also to me smarthome will be delayed max by 3 months with an exception of few buildings

    4. Oh no that isn't happening tushi / abhi. Its bound to take at least 1.5 years more by the looks of it. I really wish it completes before that but its a tough ask.

      As for Sparklet - I visited the site again this weekend. Ravi really is one respected person. Megapolis staff DO NOT allow us to the places that Ravi was given access. We are not allowed to visit the other side of the site where the podium is 2 floored - obviously to keep that fact hidden as much as possible I think. Thanks to Ravi, we have access to the latest photos at least.

      Additionally, I pressed the staff about possession and to my surprise, they still said "Yes we still plan to start giving possessions from June". So perhaps are they going to give it in a phased manner depending on the completion of building + podium on that side? That way, half of Sparklet can be made ready by June. Any idea about that Ravi? I thought they planned to give possession to all at one go. Anyway if at least some people get it earlier (I wont be one of those though). Or will the completion / occupancy certificate come for the whole of Sparklet and not individual buildings? Apologies for this stupid question, but I don't know...

      I am a continuous reader of your blogs. All are nice except bit favor of megapolis.

      I am also proud owner of Megapolis smart home 2 (sunways) but quite worried about quality since builder has send demand letter of 4 floors in just 50 days and i dont think with quality practically it is possible.

      work is going very fast util builder can eye on our money and i am sure one builder has full money in his pocket progress will be very slow.

      2 years to complete internal work compare to making 15 slabs in just 12 months is something not digestable since you are supporting megapolis very well i can understand why you too is saying that it might take close to 2 years from now.

      But I really appriciate Me Hemant planning. He and his team is very smart in preparing legal document and why not he has learnt a lot in past But what i feel that payment slabs must be revised from next project onwards.

      Are you suggesting that they have completed 4 slabs in a matter of 50 days? I can assure you that thats not the case. I work right in front of Megapolis and have a regular view of Sunway all the time. They are going at 1 slab every 20-30 days in general. They may have sent the demand for 4 floors altogether, but that doesnt mean they've built them all in 50 days I think.

      I suspect you have booked in A16/17/18 then..Am I right?

    Thanks for a nice piece of info. Did you happen to talk to Hemant about the latest price structure of Smarthomes (for the benefit of those who missed the boat in 2009). Besides, this property is already in full progress and so I wouldn't mind investing my hard earned money here. Just like you, I am against so called "PRE-LAUNCH PROJECTS" which never get "LAUNCHED" for several years thereby using free money.

  8. Looks Good.Damn good in fact. Thanks Ravi for the Photos and post. Do the actual flat room size and lobbies on floor look big? Could you visit one?
    BTW whats this one storey two storey podium stuff?
    Does that mean that flats upto 3rd floor will have "Wall view". I thought all inward looking flats had "Garden view"?
    But the project on the whole looks good.

    1. Hi Saccha, yes it will be WALL VIEW at least for the first floor in half of SPARKLET. The other half has a single level podium, so good view from first floor as well. Just as they show from the sample flat :).

      I think the 2nd floor from the unlucky half will also get sufficient glimpses of the podium / garden / pool. First is bad luck except for times when power is out and so are the lift backup gensets :-D

      Are the tennis courts/creicket pitches etc are common amenities for sparklet as well or its just going to be for Sunway - Megapolis Smart Homes 2. I bought a 2bhk in sparklet. Looking at the current picture looks like its a good investment.

    4. Vikas - I dont think it will be common since moving forward there will will be different socity going to be formed and no guurntee that sunways will allowed sparkelet to play in their area.

    5. I now know that you've taken a flat in Sunway, so obviously you'll want the facilities to be restricted. But the reality is that they are not in Sunway's dedicated demarcation at all. They are in place since Sparklet was in development and are always mentioned as shared by Megapolis. Sunway does NOT include those facilities. It includes only the figure of 8 cluster of buildings, internal roads, and podiums etc.

      Do you think "Sunway" will get tennis courts and people who buy a 2BHK for 50L in Splendour won't be allowed to use them? Come on mate :-)

      Seems you are already in the "inter society fight" mood - 2 years from possession ;-)

  9. Few things that really put megapolis smart home to just an average aprtment.

    1. No gas pipeline which is very common these days

    2. You can see iron grill inside window. Just guess how you will clean window. For sure area is going to be very dusty because of lots of construcation

    3. Big socity which is having 1200 unit itself is a challenge. These days builder are charging one time payment for socity services but megapolis wont which is having its own pro and cons.

    5. Since project is big it should have its own transportation facality atleast to cover hinjawadi area.

      [VA] - what benefit exactly does this provide? I definitely prefer to have my own dedicated cylinder at home at my will without having to depend on the society for gas supply.

      [VA] - Agreed 100% with you. the grills from inside is absolutely STUPID. 0 utility, waste of space, horrible ergonomics and terrible looks. I'm surprised that Ravi himself never commented about it. This is how the grills are even in Sangria.

      [VA] - the PMPML bus stop is right in front. And there are buses plying to at least 1 hot-spot of Pune every 10-15 minutes. I think this is ONE place in Pune which actually can make use of the public transport & won't need its own transport service. And honestly, people who spend 5 million rupees for 4 rooms, would surely have their own cars and bikes to add in the traffic? (pun intended ;-) )

    2. I visited the site last week and was surprised to see good progress on the site, the team there tells that possession will be on time for Smart homes phase2.For sparklet they will give possession of 12 buildings starting this june
      Also managed to see 2 BHK in sparklet which is ready for possesion with some fittings to be removed. They have done good work on it.
      for grills i was told its an MIDC rule not to have grills outside, by the way u can remove these as they are screw fitted,hang on u cannot remove those and fit them outside
      I would have prefered gas supply but through a underground pipeline as in mumbai and not through gas banks.I guess pune doesnt have a gas pipeline which runs underground.
      all and all after 1 year i was very happy with the work done and there planning ahead

  13. Guys i have shifted to Megapolis sangria in April, and honestly want you guys to make aware of the inconveniences,
    Dont just go by looking at the levish garden and fountains shown to you.
    Highly disappointment when you actually start living here. Construction quality is so bad that after first rain only all the walls are wet all the day...!!! so called wooden flooring most affected part of the house...nobody cares about all these complaings( dont want to list dow all) , here everybody says not my job ...all the staff has the same attitude...i am following up from the day i shifted here on all the other issues but invain.....not a single weekend we enjoyed after getting shifted...we have to run after the each staff to get the things completed\repaired....i mean you will experience height of frustration and disappointment and all these things after one and half year of promised posession date!!!... No amenities yet.........I wasted my money.....Ravi this time you went wrog in the assesment ...

    I want to buy flat in megapolis splendour (smart homes 3).

    I have following concerns..
    1. smart home phase 1 is almost completed but still no one is staying in any flat
    2. the rate increased is only 50 rs in last 6 months. is there any issue?
    3. It is almost 8 km from hinjewadi chawk.

    1. 1) Sparklet Megapolis Smart Homes 1 is not yet complete. It will need minimum 6 more months to complete + some more months to get the completion / occupation certificate.

      2) I admire you for being concerned about builder not increasing the property price.

      3) I didn't know that Hinjewadi Chowk is 8 Km from Megapolis.

      If these are your issues, then, Aditi, why do you want to buy a flat in Slendour, Megapolis Smart Homes 3? Please, tell me.

  18. no one is living there, bcoz after getting possession, owners become greedy, and are renting out for 11K and above, due to which no one would be ready to come there, since in 11k one can get in Pimple Saudagar.. they need to reduce a price so as at least families start moving, and after that only the shops will open.

    1. Dear OM, the other day, at the Hinjewadi Registration office, I saw that one lease agreement was registered. 10,000 rent for a 2 BHK Flat in Sparklet.

      The customer care executive told me that around 25 families are staying in Sparklet.

      In the next few minutes, someone from Megapolis called me. When I congratulated him for 25 residents, he told that there are 60 families in Sparklet!

      Mostly, this weekend, I am visiting Megapolis.

  19. Dear Ravi Sir, it might be bachelors, but not family. Also the claim of 60 or 25 families is not true, it might be true for no of possesions given, . To understand true picture for actual no. of families living , do not visit during day time, visit during evening around 8 or 9 PM and count the no of flats where lights are ON. It would be difficult to visit that time, as I understand that very limited means like buses to return back.

  20. I went to megapolis @ around 8-8.30 in the evening. There are around 20/25 lighted flats in smarthome1 as well as there are 15/20 lighted flats in sangria towers. Also I saw Tech Mahindra boys and girls (having red icard ribbon) going towards megapolis. So people have started living there.

Nearly 3 months after my initial visit, I checked yesterday Megapolis sparlet home 1 is still the ghost township.. with many of the buildings completely ready hardly 2 or 3 lighted flats in some buildings, and at least 3 buildings with NO lights in complete building. Still the dusty dump ride with hundreds of labours on the road. God knows what is stopping the builder from starting the shops which are ready built for 6 months.

    Hi,
    I booked a flat in SmartHomes, Sparklet A4, Megapolis.

    First of all they never informed in letters that they sent for payments to be made slabwise about the late payment fees that are applicable. Then later when the possession time was near, that is after 2 yrs they mentioned late payment charge around 40k which I negotiated and paid 28k.

    Later, after I got possession from last 6 months i have been complaining about so many things that is not done propoerly. The best answer they give is to repaint which is not the solution.

    1. In kitchen the slab fell over when they were grilling a hole in the neighbouring flat. Thankfully, i was saved.
    2. Bathroom flooring was not proper. Water used to come in flat instead of going in the drainage. I got that repaired but then it was not done properly. I had to get them put a slab to prevent water coming out.
    3. There was a leakage in kitchen ceiling and common bathroom which i doubt they repaired. They just painted.
    4. There are more than 6 colour shades tiles in master bathroom.
    5. Doors have been getting inflated and got them cut 3 times in 6 months.
    6. There were iron rods coming out from the walls which I got cut.
    7. Finishing is extremly poor in the whole flat.
    8. Now, there is leakaege coming to the walls of master bedroom from bathroom and all paint etc is coming out.
    9. If you put curtains, the holder comes out as the walls are hollow from within.
    10. Kitchen sink does not drain water properly.
    11. All pipes etc are leaking from period to period.
    12. Walls are ceilings are uneven.

    Overall, there is extremely bad quality of work and no audit done in this buildings. I wonder how can such a big builder not have audits and pass on flats in haphazard manner. I feel i have wasted my hard earned money by investing in thhis builder - Pegasus :(
