Good news! For the property buyers, you know, possession before 31st March means a lot. Thanks & Congratulations, Rohan Builders!
At last, the time taking (nearly 6 - 7 months!) and stringent process of receiving NOCs from various concerned authorities and inspections by PMC engineers is over. Now, except under construction F Building, all floors of all buildings in Rohan Leher Baner have received completion - occupation - certificate from Pune Municipal Corporation (PMC).
It means two things. One - PMC has certified that the Rohan Leher is constructed as per the sanctioned plans and all unnecessary services are operational. Two - now, Rohan Leher is safe to live.
The completion of Rohan Leher is no doubt a big achievement of Rohan Builders. When it was launched in April 2008, the location of Rohan Leher - like most of the Rohan Builders' locations - was not only unknown, unattractive & inconvenient but was difficult to identify. The launch ad said that Rohan Leher is near Balewadi Stadium!
Now, in the last 4 years, this side of Baner has become a known location and many projects are launched in Rohan Leher's neighborhood. Thanks to all Baner Lovers for the good response to all projects in and around Rohan Leher! Without spending a single rupee on the development of infrastructure, because of you, PMC & Town Planning has received good amount of development charges from the builders. And now, as a property tax, PMC (and neighboring Sus Gram Panchayat too) will earn a lot of money from you all. Without any expectations, please, continue giving your money to PMC. Don't be assertive, don't come together, don't demand anything, don't vote in PMC elections, don't participate in PMC budget, only keep on hoping for the 'development'!
Besides, opening up a new neighborhood in PMC and CRISIL Pune 7 Star Ratings, Rohan Leher will be always remembered for "Price Protection Scheme". In the Pune real estate slowdown of 2009, Rohan Builders has reduced the property rate of Rohan Leher by 600 rupees - from Rs. 3,500 to Rs. 2,900 per sq.ft. Not only for the new bookings but by default - without asking - for the old bookings too! Along with the price reduction, in that slowdown, Rohan Builders has also launched new compact - small size - flats too. Today, only a few garden flats (property price above 1 crore) are available in Rohan Leher Baner.

ReplyDeleteDespite being one of the 'IT Guys', I have enjoyed your gentle sense of sarcasm directed at my brethren. :-)
Your barbs are not without substance as proven by Real Estate ad infested hinjewadi road (after Wakad flyover)that I travel through every morning.
I must say that your posts have saved me from the kissing distances of many prelaunch offers here at Pune.
Today, I am happy to state that I have booked a (almost complete) flat at a premium location in one of the steel townships in Jharkhand, where I see a greater sense of promise.
Lately, I hear our international clients lament that it is cheaper for them to operate out of Manila or Brazil than Gurgaon / Pune. Trends are omnious, to say the least. IT businesses NEED to move to cheaper geographies to stay competitive.
Thank you sir as it is because of you, I have respectfully opted out of the rat race that Pune's real estate symbolizes.

It is necessary that all parts of the country develop well. If opportunities are available in Jharkhand, them Mr. Shrivastava should move to his Jharkhand (premium location!) flat, and take up employment somewhere nearby.
DeleteThere are concrete reasons why development has been lopsided. Simple chest-beating is not going to change the situation. Multiple surveys have shown that Pune real estate prices have been incrementally going up, even in the last year (when nearly all other A cities cooled down.) Pune is not only dependent on IT (like Hyderabad or Bangalore). It has an extremely diverse economy based on trading, agri-produce, manufacturing and yes, IT.

Our economy is an interconnected economy and depression in one major
sector always sets up a ripple into other sectors.
Buying a house in an upcoming Class B/C city is still better than
buying a house in Pune which is 50 Kilometers away from the main city.
I do not understand the reason as to why you are insecure about Pune's
future. Surely you are afraid about the market value of your
investment/property in Pune, that you have a home loan on.
If that is the case, I wish you well, as you continue your life of
servitude to your bank.

Just had a visit to Rohan Leher yesterday. Current quotation is 4500/sq. ft. for a limited 3BHK flats (under construction with possession March 2013) and a single top floor 2BHK flat in B wing (whose terrace view will be blocked by under construction one). The total for 2BHK comes to around 68 Lakhs(1300+ saleable area) with car park quoted at a whopping 2,50,000. Carpet area for 2BHK is commendable at 884 sq. ft., however, not sure if the price is justified!!
