In any property exhibition, i avoid visiting the stalls which promote pre-launch offers of upcoming projects in Pune real estate market. Because, i don't believe in pre-launch offers, anymore. Most of the pre-launch offers, you know, are good for the builders. Not for you - the property buyers.
However, I know that you like to read about pre-launch offers. And, i know, it's my duty to share information about ongoing and upcoming projects in Pune real estate market. So, have a look at these two pre-launch offers of upcoming 'affordable' housing projects near Wagholi.
Once sec, one more point - besides pre-launch offer is for the benefit of builder - please, keep in mind that - all 'small budget' projects are not 'affordable' - 'low budget' does not mean 'value for money' or - 'right price homes'.
Look at these offers as two major developments in Pune real estate market.
Pristine Properties (www.pristinepune.com), which has a big land holding in Wagholi and is a partner in Pristine East Winds, Neo City and Ivy Estate in Wagholi - is trying to play Jalan Maple Group (Remember Aura County next to Kharadi?) type of a game on it's own!
'Payment in installments - at 0 per cent interest rate' is the popular mode of payment for 'unauthorized' 'gunthewari' housing. But, now, W S Developers (www.wsdeveloperspvtltd.com) are offering the same terms of payment for "sanctioned & approved" (as per the builder's claim) Srushti Regency, a township of 2,000 units of 1 BHK & 2 BHK Flats at Wade Gaon, near Kesnand, off Pune Nagar Road!

DeleteThis is a news blog. I have shared this news. I am against the pre-launch offers. Why pre-launch offers? I am against booking a flat at the launch or under-construction stage- unless there is some genuine and unique product. Like Vastushodh Projects' (www.vastushodh.co.in) Anandgram & Urbangram.
I believe that we must change the way we buy the property. We should stop booking and start buying ready for possession flats with occupation certificate from the authority.
You know? Professional investors who invest in commercial property also invest in ready & leased property!

ReplyDelete1. 0% interest Rate.
2. No finance requierd from any bank its provided by WS Developer, that's why i am intersted.
3. According to builder after 3 yrs and proposed road will start then its (2BHK) cost will be approx 30Lacs.
4. Its township project
So please help me. If any thing wrong with that project and i will cancel my idea.

Dear Airuddha, for me, this is not the right to invest in real estate. So, there is no point in talking about a project where the builder has to come with some "funny" offer to sell his flats.

ReplyDeleteRecently, I have booked a 1062 sq.. ft.. flat in Palm Atlantis, Wagholi by Majestic Mantra group. I wanted to know about the project however I have given the initial booking amount. Builder is saying project is NA approved and their APF formalities with the banks is going on.
I want to know is it a smart investment? Possession will be in Jan, 2016.

A very annoying response I get every time I call the Srusti Orbit office for the inquiry. This have been happening from past 4 days. I am told to call alternate numbers as the staff do not have information about the delivery of Srusti Orbit flat.
ReplyDeleteThis is frustrating, and no staff is ready to talk about Srusti Orbit, which had to be delivered by December 2015, but now they have different timeline.
It seem this is not a genuine project and organisation.
