DSK, Mr. D. S. Kulkarni, Founder, Chairman and Manging Director of D. S. Kulkarni Developers Ltd. (www.dskdl.com), took the stage after Mrs. Priyadarshani & Mr. Ranjeet Kate, Director, Times Group - Bennett, Coleman & Co. Ltd., performed Bhoomi Poojan of DSK Gandhakosh Baner Pune on March 27th, 2011.

DSK addressed all important issues and gave promises which any property buyer would have liked to hear from the builder before booking a flat. DSK convinced all that the property prices at DSK Gandhakosh are right. Proper and official road for DSK Gandhakosh would be ready by the time of possession. Possession of DSK Gandhakosh would be given in December 2013 as announced. Construction quality and eco-friendly infrastructural facilities in DSK Gandhakosh would be far superior than the previous projects.

"I want to start an association of home buyers!"


I feel sorry when you pay obscene property prices for the matchbox size flats, DSK won everybody's heart with this statement and explained how not the builder but - the government policies, fees and taxation are responsible for high property prices.

To fight against the irrational and unreasonable government policies - fees - & taxation, DSK said that he is going to start home buyers association. Why? Because, DSK believes that the property buyer and the builder are two sides of the same coin. Both of us suffer because of the high property prices. Both of us - the builder and the property buyer - want property prices to come down.

Explaining that around 1600 rupees per sq.ft. goes to the government, DSK added the cost of developing basic infrastructure like - sewage & water treatment plants, facilities for solar power generation plant and constructing multilevel parking - DSK claimed that - the construction cost of DSK Gandhakosh is around Rs. 2,600 per sq.ft. If you add the high land cost to it, DSK said, you will understand the sale price of DSK Gandhakosh Baner Pune can't be less than what you are paying today.

"Proper access road to DSK Gandhakosh is my moral responsibly!"


Thanking all for reaching the site by the temporary, kaccha, spiraling, private, internal road of Prathamesh Park, DSK assured, that the 30 meter wide, proposed D.P. Road would be ready when you will take the possession of your flat in DSK Gandhakosh.

I consider it my moral responsibility, DSK said and added that, for sure, he would try his best to see that PMC completed the construction of this 30 meter road in time - work on which has already started.

DSK added, when the 'under construction' proposed 30 meter road - from Mahabaleshwar Hotel to NICMAR Campus - would be ready, connectivity between DSK Gandhakosh Baner and Pune University, Pimple Nilakh - Wakad, Hinjewadi and Mumbai Bangalore Bypass would very good.

"I will pay you Rs. 10,000 per month if the possession of DSK Gandhakosh is delayed!"


Assuring timely possession of DSK Gandhakosh in December 2013, DSK publicly promised that he would pay Rs. 10,000 for the 2 BHK Flat for every month of delay.

Thanking Uttar Pradesh Chief Minister Sushri Kumari Behen Mayawatiji for compelling modernization and mechanization of construction business in Maharashtra, DSK explained how he will use modern technology to construct DSK Gandhakosh Baner Pune.

Besides timely possession, benefits of the modern methods to the property buyers of DSK Gandhakosh would be - better construction quality, - better finish, - long life and - no cracks on the walls.

Reminding all that D. S. Kulkarni Developers are pioneer in developing eco-friendly infrastructure, DSK claimed that DSK Gandhakosh would be far superior and 'more green' than his previous projects.

"I didn't get an appointment letter from Infosys when I was in KG!"


Completely convinced that DSK Gandhakosh is rightly priced, right size home - in the premium housing project, on 30 meter wide road in Baner Pune, i went to the temporary booking office at the site.

Looking at the crowd in the booking office, i wondered why no one is feeling like me - let DSK develop DSK Gandhakosh as he has planned and book when it's ready in December 2013! Why hurry to book now?

Is it because, though i was one of the brilliant students in Montessori, i didn't then get an appointment letter from Infosys? Has this made me incapable of understanding the potential of appreciation and act today to en-cash it?

"Do i lack the vision?," i asked myself, removed my glasses and started to clean them with my handkerchief. What say you?

    It seems too much of TDR is there

    Please give details of total land in the project and built up area...

    it gives a feeling that total builtup is about 2.5 times of the land.

  3. DSK mentioned in his lecture that they got FSI for the 30m road that is going through their plot. This additional FSI has been used, although when asked to a salesman in the site office about this, he mentioned that TDR could have been used, but he wasn't sure.
