On 25th March 2011, when i was in Prathamesh Park, certainly, i visited Runwal Housing's single standalone 5 story building project of 20 flats
"Runwal Swaranjali".
Happy to see the stage of construction, I called Mahesh, sales executive, on 98813 09150.
Mahesh told me that 2 units of
3 BHK Flats in Runwal Swaranjali are available for booking.
Carpet area of the 3 BHK Flats is approx 877 sq.ft. + Terrace. And all inclusive property price is approx Rs. 60 Lakhs!
Here i also met my couple of old friends, whom i always look forward to see when i am in Baner.

ReplyDeleteThey are charging 100% for the terrace, aren't terraces supposed to be 50% for the charge, or that has changed lately ?
ReplyDeleteDear Vaibhav, In Maharashtra agreements are based on the carpet area of your flat - means the space inside the 4 walls of your flat.
ReplyDeleteNow, it means that, there is no point in talking about the saleable area. So, it doesn't make any difference whether the terrace is 50 or 100 per cent.
This also means that now if you want to know the property rate - you have to consider how much total amount you paid for the carpet area. Not for the saleable area.
As a buyer we have to look at the transaction - property and price - from our - buyer's point of view. Not from the seller's - builder's point of view.
Now a days builders calculate salable area like
ReplyDelete1000 sqft carpet+100sqft terrace (100% of terrace)=1100 carpet
With 30% loading, Salable Builtup area = 130% of 1100 sqft = 1430 sqft with +/- 5% variation in actual carpet area.
In good old days(before PBAP cartel started taking 100% of terrace), area calculation used to be like:
1000 sqft carpet of flat
With 25% loading, Builtup area = 1250 sqft
Salable = Builtup + 50% of terrace = 1250 + 50 = 1300 sqft
Point is, for the same carpet of flat+terrace, by doing the calculation tweak, salable area has went up from 1300 to 1430 sqft and we are made to pay for the higher salable area.
Couple of more points:
ReplyDelete1. Salable Area calculation trick is not DSK specific, all PBAP cartel members follow it. Hum to aise hi calculate karenge...lena hai to le lo
2. In case 1, actual loading is 43% (1430 salable for 1000 carpet)
Saleable area is history. Now, it's only carpet area.
ReplyDeleteBuilder can and will look at the property price from his point of view.
But we, the property buyers, are free to use our education and have our own perspective.
What we get is the space inside the 4 walls - space - not the walls.
The total price - to the builder and to his government - we pay - is the price of that carpet area.
Now, you know, how to calculate the property rate!

ReplyDeleteThanks to all the over paid IT workers for your continous co-operation in controlling the real estate prices in Pune.(Although you guys cannot even negotiate price for 1 kg of tomatoes from local vegetable vendors instead, overtip)
Looking at all these twisted PBAP mentality, I feel so good deciding never to come back to screwed up place called Pune. No wonder there is a big queue outside the US consulate. When politician and builder nexus is out to get you, who wouldn't want to hop out ?
