Queenstown at Chinchwad opens booking of 1 bhk, 2 bhk and 3 bhk affordable flats at a property rate of Rs. 2,750 per sq.ft. for the 1st 100 bookings

10 days to book 100 flats?


I know Prashant Bhandari of Bhandari Infrastructure and Construction Development Private Limited, one of the partners in the join venture Mindspace Realty, promoters of Queenstown, opp Chinchwad Railway Station and my ex-client, as a creative real estate developer with a vision.

But, i didn't know that he is so humble!

Have a look at the floor plans of compact 1 bhk, 2 bhk and 3 bhk flats. See the small all inclusive budgets of theses flats. Consider the location and amenities, Queenstown is a township in the Chinchwad Gaon. And tell me, "10 days" Isn't too much time for 100 flats?

1 bhk flat - 506 sq.ft. - 16.30 lakhs

1 bhk flat - 535 sq.ft. - 17.17 lakhs

2 bhk flat - 1024 sq.ft. - 33.70 lakhs

2 bhk flat - 1106 sq.ft. - 36.14 lakhs

3 bhk flat - 1245 sq.ft. - 40.70 lakhs

  2. Generally punekar buyer, chooses flats according to location, rates, floor-plan, builder respectively. Now, we added one more factor as amenities. We generally ignore specificatins, but that can be compensated by choosing right builder.

    I don't want to comment on location and rates offered, bacause I don't follow this area of pune.

    But, I really don't like the floor plan (May be I'm typical punekar). We are used to have more spacious rooms than big lobbies.

    Also, planner should think of puneker housewife priorities. Punekar ladies don't want their own kitchen to be always visible when you open the main door of flat. (see 2bhk and 1 bhk flats).
    Also, they don't want to have a hall between kitchen and bedrooms.
    Typically we are used to have kitchens and bedrooms adjecent. (May be our old builders made us to think like that.) But, we accepted new things like dry terrace and 3 side open flats etc. Now, we are ok if our flat is not typical rectangular in shape. We need atleast one balcony at bedroom.

    Also, if you see carefully, the Hall of 2bhk is not having windows on one side. I afraid, this will be one of 'darkest' halls in pune. I think 1bhk is causing lots of harm to adjascent 2 bhk flat.
