2013 - The Year of Pain, Misery and Disappointment:

If I had been so called real estate expert, I would have tried my best to explain - Why Indian realtors would like to forget 2013 in a hurry.

But I am Ravi Karandeekar. I am Pune real estate blogger. I blog for helping property buyers to buy a home in Pune real estate market. My concern is Pune home buyers. Not Pune builders.

For me, slowdown or boom in Pune real estate is not important.

What all matters to me is - satisfaction level of home buyers.

Most of the blogs I have written in 2013 only show dissatisfaction of home buyers.

And, I feel sorry for that.

Because, I could not write much about pain, misery & disappointment you shared with me in person or on 919860044110.

If I had written more number of blogs expressing your sufferings, I would have felt proud of myself.

My first blog on home buyers in Kolte-Patil Ivy Estate Wagholi, is my resolution to share your pain, misery & disappointment in 2014.

I am sure, in 2014, I will get more invitations for a cup of tea and I can write more about how you are doing.

We must change the way we buy a home

The launch of DSK Aanandghan at DSK Vishwa Dhayari
was the most important event in December 2013.

The response & number of bookings proved that the way we buy a home is good for the builder. But absolutely bad for the home buyers.

The builder got enough number of bookings - confirmed interest free supply of funds - to build the project.

But, what did you get?

Nothing!

In fact, those who booked the flats ended up paying irrationally high property prices & lost their hard-earned money!!

Don't tell me - 'The discounted property prices!'

The discounted property prices was not an offer.
It was just a trick.
A simple trick every small time hustler at the corner uses very often.

Unfortunately, today, every builder in Pune has become a hustler and real estate marketing has become a con-game.

The only way to protect yourself from builder's swindle is to change the way you buy a home.
Because, if you change the way you look at the things
- the things you look at change.

Should I Stop Criticizing Pune Builders?:

Mr. Kedar Vanjape M. D. Dajikaka Gadgil Developers Pvt Ltd Pune

Instead of criticizing the builders, Ravi Karandeekar, you should focus on educating the buyers. Mr. Kedar Vanjape, M. D. of Dajikaka Gadgil Developers, suggested to me at VITS Hotel.

So, nothing is free! I have to listen to you as the price of the lift you gave me. Opening the door of his car, I said.

By criticizing you can hurt the builder or his project - but can't change the builder. Can you? Kedar asked me.

I write for the home buyers. If I ever want to try - I will try to change the home buyers! By criticizing a builder or a project - I alert the home buyers - for example my blogs on Xrbia. I said.

Creating awareness - is good - but not enough. You need to do more - if you really want to help your readers - you must educate them. Kedar said.

Why should I do more? While sharing information about Pune real estate market - I entertain my readers too! Isn't it enough? I asked.

A builder is a villain - bad man - like a Hindi masala movie - bashing & blaming a builder is an entertainment. Right? Kedar asked.

For me, a builder is not a bad guy - look at you - you are good - there are many good builders in Pune. However, let me admit - bashing & blaming a builder is an entertainment every home buyer enjoys the most. I said.

Grow up - take the next step - do something meaningful - the only way to change - improve - the real estate business is to change the buyer - and you can do it. Kedar said.

Yes. Since Pune real estate runs on home buyers' money - only Pune home buyers have the power to change it - I agree with you. In fact, I don't understand why some home buyers are so frightened of their builder - are so desperate to book - feel so helpless about rising property prices. I said.

That's why educating a buyer is important - do it. More than - reliable - trustworthy - reputed - builders - we need better buyers - assertive buyers - who are aware and knowledgeable about real estate business. Empower them with education. Kedar said.
