How to deal with your childish and selfish parents

Tips for Hinjewadi IT Engineers from Nagpur and Vidarbha:

After attending the get-together of flat buyers in Yashwin Jeevan & Yashwin Anand at Nagpur, I was flying back to Pune.

Thanks to my host Mr. Sanjay Deshpande of Sanjeevani Developers, co-promoter of Yashwin Jeevan & Anand at Sus Gram Panchayat, I had a window seat.

Now the only question was - who would be the lucky one to get an opportunity to sit with me for an hour?

A person could be a male or a female. He / she could be as big as Nitin & Devendra.

But he / she should not have an IT Engineer son working in Hinjewadi - was my only preference.

After spending a day learning and understanding the views & dreams of Nagpurkar parents of Hinjewadi IT engineers - I didn't have any patience to tolerate them for 60 more minutes.

There was no more empathy & sympathy for them in my mind. I was very angry with entire Nagpurkar parents.

Who knows? I would have argued and insulted the Nagpurkar parent sitting next to me for abusing & exploiting his innocent son.

How to love your parents:

Fortunately, the one who took the seat next to me was a young man who went on speaking on his mobile even after the air hostess requested him to shut it off.

"You must be an IT professional from Nagpur working in Hinjewadi!," as soon as he hung up his mobile, I said.

"Yes, I am! Any objection?," the young man said.

"Objection! No!! I have a lot of sympathy for you boys from Nagpur!! Because after spending a day with the parents of you boys - my heart is full of pity for all of you!!!," I said.

"Pity or jealousy? Young Nagpurkars are doing quite well in Pune," the young man said.

"True! But your parents are hell-bent on making your life miserable - after retirement - they want to come down to Pune - live in your flat - and make your life miserable - and sad thing is - you boys don't know how to deal with your parents - I have learned this from today's get-together of the Nagpurkar flat buyers," I said.

Then I told him how some 300 parents - from Nagpur & Vidarbha - working in some insurance company - have done a group booking in Vilas Javdekar & Sanjeevani Developers Yashwin Jeevan & Yashwin Anand at Sus Gram Panchayat - a fringe village of Pune Municipal Corporation - near Baner.

I also told him how Sanjay Deshpande - my builder friend - invited me to understand the traditional cultural values - the strong family ties - among Nagpurkars! 'Consider it as an education tour' - 'learn about the family values & social culture of Vidarbha' - were his words.

"What about you? How are your dealing with your parents?," I asked the young man.

"You are witnessing it! I flew down to Nagpur on Saturday morning and I am flying back to Pune on Sunday evening. I do this at least once in a month to spend a weekend with my parents in Nagpur," the young man said.

"How did you convince your parents to live in Nagpur on their own?," I asked.

"My mother wanted to live with me in Pune. But my father didn't. Still I had to face the issue. Most of my relatives & friends consider me an 'irresponsible son' - who has abandoned his old parents - some blame my wife for it!," the young man said.

"Do you feel guilty? Is that the reason you fly down?," I asked.

"I feel genuinely responsible for my parents - my mother loves me a lot - my father not only loves me - he respects me too - spending a weekend with them energises me - rejuvenates me - prepares me to face challenges in my life & career - humanizes me - otherwise the rest of my life is just numbers - programs - systems," the young man said.

"What about your wife and children? They must be human beings!," I said.

"But my family doesn't end with them. My parents make me a better parent & a better husband!," the young man said.

"Do your parents seriously believe that you love them?," I asked.

"I hope so....still every time I make it a point to express my love to my mother - and inform my father of my feelings for him. At every Nagpur visit - I not only withdraw - I deposit in their emotional bank accounts too and that's why the balance sheet of our relationship is quite strong," the young man said.

"I am impressed! Very rarely I come across someone like you. In the last 10 years - working as a Pune real estate blogger & investment adviser - I have talked to thousands of parents and their sons & daughters - about buying a flat in Pune. Most of them were childish and ignorant. You are unique. You are mature, wise & a responsible son," giving him thumbs up, I said.

"You know? My friends who are born & brought up in Pune - don't have to face this parent - adult children relationship issues - while starting their own family - or buying a flat - because you Punekars have adapted yourselves to living in the urban middle class salaried society. But we Nagpurkars still live in the old feudalistic society where children are the property of the family. That's why Nagpurkar parents keep on imposing themselves on their children and children keep on exploiting - demanding from their parents. This goes on till someone gets tired and breaks the relationship," the young man said.

"True! I wonder - How did you learn to write the rules of father adult son relationship? How come your parents accepted & went along with you?," I asked.

"I learned From my father! At least 50% credit goes to him!!," said the young man and told me this about his family -

How to love your adult son:

My father is a doctor. He stood against his father - my grandfather who was Malguzar - a big landlord - and freedom fighter - wanted my father to become a teacher in a school - my grandfather has started - at our small village near Nagpur - but my father wanted to do surgeries in his own hospital and live a lavish life in Nagpur.

Though he was minting money - when I went to college - my father told me -

"Now you have become an adult. This is the time to write some important rules which will govern our relationship -

1) I will pay your college fees.

2) I will provide you computer, 4 sets of cloths & other necessities.

3) Every month I will give you 500 rupees as pocket money.

4) If you want a bike & a mobile - you have to earn money to buy them.

5) If you do something wrong and get arrested - don't call me from Police Chowki - I will not release you on bail.

6) I will never ask you - What do you do? Why are you so late? Who are your friends? etc. Because I respect your privacy.

7) You can drink a glass of beer with me but you will never come home drunk. If I find out - you have to leave my house.

8) If you want to live in my house - you will never do drugs.

9) Now about sex - if you make some girl pregnant - you have to leave a home and support & live with her.

If you want me to treat you as an adult - you have to take your responsibility. If you want to live as my baby - let me know - I will pamper you - but you will never be an independent adult - you will always remain my baby. Choice is yours. Think over and let me know.

"Did you accept your father's rules?," I asked.

"Not immediately. I complained to my mother about the rules. What is this? I grew up believing that you have given me birth because you wanted someone to spend your money. Look around - all parents are giving whatever their children are demanding. Who does he think he is - Warren Buffett?," I asked my mother.

"Who is Warren Buffett?," asked my mother.

"He is the richest man in the world - instead of giving his wealth to his children - he has given it away to charity. Tell me - how can I go to college on my bicycle? Why do I have to work & earn money to own a bike? Isn't it your duty to gift me a mobile? If you are not my biological father & mother - please - tell me right now," I said to my mother.

"Why are you so upset? We are not forcing anything on you. You are free to chose - how do you want to be treated - like a baby or as an adult!," my mother said.

"Don't you love me anymore?," I asked my mother. She said - "We love you - but the way we love keeps on changing - when you were a baby I used to bath you and change your diapers....,"

"I got it!," I told my mother and accepted the rules. All of us signed the rules. I got the original which I pinned on the softboard in my bedroom. Father kept the copy in his safe. From that day onwards - I am on my own. I am proud of me of my choice," said the young man.

"Writing down rules about relationships is a great idea! Do you & your wife also have rules?," I said.

"Yes! Of course!!," the young man said.

"About sex?," I asked.

"Yes! No sex - paid or casual - outside the marriage!!," said the young man.

"And any rules about what to share on Facebook?," I asked.

"Yes! Post only after both approve!!," the young man said.

"Great! Will you help me to write rules for young IT Engineers from Nagpur? The rules about buying a home - dealing with parents - managing career. Instead of blogging about the get-together - I guess - sharing rules would be more useful for Nagpurkars," I said.

"Sure! We have some 30 more minutes to kill!!," opening his iPad, said the young man. Here are these rules:

How to maintain healthy relationship with your parents:

1) I will remain employable till I become 60 year old.

I got the current job because my parents gave me collage education. Henceforth I will take responsibility of my education. I will keep on educating myself. I will keep on learning new skills. So that I will remain employable in the era of automation & artificial intelligence.

I will convince my parents that education does not end with a college degree. To remain employable I have to keep on learning for life. That's why do not pressurise me to get married. Do not force me to take a home loan to buy a flat and settle down. Being 26 - 28 old is not a qualification to get married & own a home, anymore. The right time to get married & own a home is when you are sure that you will remain employable for the next 10 - 15 years. I will let you know when I achieve that stage. Till then, please, avoid discussion on marriage & a flat in Pune.

2) Securing financial future is my top priority.

After getting a job, securing my financial future is my top priority. I will save minimum 15 % of my salary in retirement fund. I will spare 5 % of my salary for learning new skills & getting education to remain employable. Buying a car, buying a property & getting married are not my priorities. I will do these things when I will feel safe about my financial future.

Like my parents I am not going to get pension. So saving for retirement is my responsibility. If I start early, I will be able to support myself after retirement. I will explain my parents the importance of keeping the end in mind and planning personal finance to secure financial future. I am sure they will understand it and will stop harassing me to book a flat & get married.

3) I will protect my financial independence.

I am an adult. I am capable of taking my financial responsibility. I will learn to manage money. I will study personal financial planning. I will never ask for financial help from my parents. I will refuse to accept any kind of monetary gift from my parents.

My dear parents, please, do not try to cripple me by offering money to pay 20 % down payment to book a flat. If I accept your money - I will never learn to manage money and may remain financially illiterate for life. This will certainly put my married life in danger. I will convince my parents.

4) Help me by helping yourself.

My parents have given me education. Education has made me capable to care of myself. Henceforth I will not let my parents offer any help to me. I will encourage them to help themselves. To take care of themselves.

From birth, I was my parents' number 1 priority. Henceforth, they themselves should be their number 1 priority.

If they take their own responsibility - I will be free to pursue my goals.

I will convince my parents that their helping themselves would be a great help for me.

Now, in your fifties, you do not have to borrow money to book a flat for me in Pune. Yes! Even if you get a home loan from your company at the lowest interest rates!!

Why? Because you have done enough for me. Now, you have to do for yourself. You must remain debt free and avoid wasting money by paying interest to the bank. Instead of that - you should save maximum money to enjoy life after retirement. I want to see you healthy, happy and financially independent.

5) I will protect my legal rights as well as my parents, brothers & sisters rights.

Relations between two adults are not only based on emotions. There are laws about it too.

Laws about father's self acquired property.

Laws about daughters rights in father's self acquired property.

Laws about ancestral property.

Laws about wife's share in husband's property (not only acquired after marriage but even before marriage!).

Before buying a property I will study these laws and avoid future legal complications.

I will teach my parents to become less emotional and more civilized.

Property can maintain family ties. At the same time, it can destroy a family.

6) I will protect & take care of my assets.

Agriculture & industrial economies are over. So land, property, cows & buffaloes, machines and factories are no more assets.

We are living in an information & automation age. In this age intelligence - knowledge - skills are assets.

I am doing well only because I have all these assets. So for me a property is a reward - gift - perk. Not an asset.

I will explain this to my parents who are still living in the bygone era and convince them not to pressurise on me to book a flat.

At the same time, I will refuse to marry a girl who is looking for a Pune property owner groom. Because, I want to marry a girl who will be my equal partner. I am not interested in adopting permanent financial dependent.

While we were discussing & writing these 6 rules, we didn't realize that the third person in our row was also listening! While our plane was about to land, that person said - "Write a rule for the Nagpurkar parents of Hinjewadi IT daughters too!"

"What would it be?," I asked.

"Buy a property in a senior citizen's home in Pune - like Athashri - so that you can live near your daughter but will not be able to interfere in her life! I have done that and my daughter is very happy about it!," said the third man.

What say you?

Will these rules help you to deal with your childish & selfish parents?

Please, let me know in the comments.

What if Hinjewadi IT Engineers were a little less stupid?

Why a Hinjewadi IT engineer should not book a flat in the pre-launch offer of Vilas Javdekar Developers' Yashwin Hinjawadi this weekend:

What if Hinjewadi IT Engineers were a little less stupid?

Yesterday, when I visited Yashwin, opposite Tinsel Town near the 2nd phase of Hinjewadi IT Park, Mr. Aditya Javdekar, CEO & MD, Vilas Javdekar Developers & National Head of CREDAI Youth Wing, challenged me.

"Ravi Karandeekar, I challenge you to write good about me," Mr. Aditya said.

"I know for sure, you will always write bad about me because if you write good about me you will lose your readership. So, you have no option but to keep on writing bad about me and every other builder in Pune," Mr. Aditya added.

"Mr. Aditya, best way to prevent me from writing bad about you is to give me a video interview and present your views. Of course, on my blog - I will take opposite view and try my best to convince the flat buyers how wrong you are. Like me, if you believe in the intelligence of the flat buyers - let them decide what is right and wrong - good or bad for them. But you avoid giving me an interview - so I have no option but to put only my side in front of the flat buyers," I said.

"No. I will not give you a video interview. You are an expert in putting everything in a wrong way. You know? My mother was very hurt when you called me a robber," Mr. Aditya said.

"1 - I didn't call you a robber. I said you are inviting flat buyers to rob a bank. So, the flat buyer would have become a robber if he had accepted your offer. Not you! 2 - My views are always based on principles. According to Governor of Reserve Bank of India - banks must not offer home loan subversion schemes to financially weak buyers - because such activities lead to subprime crises - that's why I was against your offer. I don't have anything against you or any builder. In fact, I admire you," I said.

"Though I don't agree with you - I can understand - but how can you expect a mother to take it lightly if someone calls her son a 'robber'?," Mr. Aditya said.

"I respect your mother. I admire her. She is a brave lady. I feel sorry for hurting her. But - you know - that was never my intention - I use strong words only to communicate my message effectively - you know - how difficult it is to convince a naive young first time homebuyer to say no to your tempting offer," I said.

Then we spoke for a long time. Of course, on real estate, on RERA, on Maharashtra government's policies. Not at all about the event this weekend at Yashwin Hinjawadi.

At the end of our conversation, I complimented him about Yashwin at Maan Gram Panchayat - his first project in a fringe village of Pune which has proper access road! (Yashwin, Yashwin 2.0, Yashwin Anand, Yashwin Jeevan at Sus Gram Panchayat and Palash Boulevard at Pirangut - have no proper legal approach road.)

And you know what? Mr. Aditya gifted me his mother's best seller Marathi book on live liver transplant!

Yashwin Hinjawadi

Since Aditya Javdekar didn't give me any information about Yashwin Hinjawadi, I have to rely on my readers & Vilas Javdekar Developers' booking agents. It means that the information I got may not be accurate. There is a possibility of errors or misunderstanding. So, please, cross check the facts before accepting or rejecting my views.

My main objection is to the modus operandi of Vilas Javdekar Developers.

In these days, when even the government is trying to bring transparency in real estate business by insisting on publishing authentic and accurate information about the project in the public domain before accepting bookings, Aditya Javdekar, National Head of CREDAI Youth Wing, is importing corrupt NCR culture to Pune real estate market.

You know what I mean by corrupt NCR culture?

For me property brokers dominance - criminal practice of pre-launch offers - unethical business practice of pressure selling and secrecy in transactions is corrupt NCR culture.

Which is very harmful for the property buyers.

It's not only harmful but it is against the basic rights of the home buyers.

If you take a close look at the real estate business, you will realize that property buyer is not a consumer.

Real estate development is actually a 'collective investment scheme'. When you book a flat you become the co-owner, stakeholder of the project. Collectively your stake - flat buyers' investment - in the project is many times more than the builder's.

A developer is like a startup guy and you are a venture capitalist. You like the developer's concept and you decide to invest in it. Obviously, you have more powers than the builder.

However, since it is a builder's concept and he has the experience of execution - you - the flat buyers - let him lead the project.

Though you collectively own the project - you let the builder work as a chief executive officer of your operation.

For the sake of earning tax revenue from the real estate business - state & central governments consider that the builder is in a business of providing service and collects VAT & Service Tax.

But the government conveniently ignores to recognize that the flat buyers are actually investors in real estate ventures. It avoids to recognize that real estate development is a collective investment scheme and do not let SEBI to regulate.

The government can afford to refuse to accept flat buyers' ownership. But you - the flat buyers - know well that without your involvement, without your money, no builder can develop a housing project. Aditya Javdekar can not build Yashwin Hinjawadi.

The modus operandi of Vilas Javdekar Developers

But how does Aditya Javdekar treat you?

Does Aditya treat you like a venture capitalist?

No!

Aditya considers that you are some needy poor homeless person sitting on a roadside.

"Go and catch all - Don't bother about names - They are nothing but stray dogs - Give them a token number - Make them stand in a line in front me - I am a kind man - I am going to give them homes!" - Aditya tells his agents.

"You all are lucky. Because of me - you are not going to remain homeless anymore. I am here to distribute houses to you. When your number is called - get up and go in - choose a home - one after another - in the queue - of course, there is no compulsion - if you don't like - feel free to refuse - I am a very kind man - God has given me this job - but remember if you say no - chances are you may never get a home in this life" - announces Aditya.

And, you know what? Without applying their brains many Hinjewadi IT engineers have booked flats in Vilas Javdekar Developers' Pallasio / Prudentia Towers at Wakad, Yashwin 2.0 & Yashwin Anand at Sus.

One channel partner of Javadekar told me that 400 + people already have taken tokens for Yashwin Hinjawadi! Of course, most of them are Hinjewadi IT Engineers from northern India - like Uttar Pradesh, Madhya Pradesh, Bihar & Rajasthan. And of course, some stupid Maharashtrian investors!

The channel partner also told me that when real estate was booming Punjabi IT guys were very active. And now, in the slow down, Biharis & Bhaiyyas are buying. This is mostly because of the feudalistic culture of north India where middle class is weak. May be. I don't know.

For me all Hinjewadi IT Engineers are one & the same. I give more importance to the state of mind than their home state.

So I keep on wondering - why do Hinjewadi IT engineers do something so stupid? Why do they let Aditya Javdekar treat them like Bhed Bakri? Don't they realize that eventually the builder will slaughter them?

Why are these Hinjewadi IT Engineers not at all assertive - not aware about their role & rights as a flat buyer?

Of course, all of them have brains. They are intelligent & educated. What all they have to do is just be less stupid.

According to Balazs Aczel, a professor at the Institute of Psychology at Eotvos Lorand University in Budapest, people do something stupid because of these reasons -

1) Confident Ignorance - sometimes people overestimate their ability.

One of my readers, who has 30 lakhs in his bank account, asked me - Instead of booking a 2 BHK Flat for 53 Lakhs at The Nook at Tathawade - can I book a 3 BHK Flat for 65 lakhs in Yeshwin Hinjawadi?

I asked him - how much home loan will you take? He said 35 Lakhs.

I asked - What would be your EMI? 33 - 34 K - he said.

What is your monthly income? - I asked. 60 K - he said.

Can you manage your family's monthly expenses in 27 K? - I asked.

He said - It would be difficult. My wife is in a family way.

2) Lack of control - Aczel says people lose control over themselves because of "obsessive, compulsive, or addictive behavior."

I know that I do not have enough money for down payment & my loan eligibility is not enough - still I can't prevent myself from visiting the sites & property exhibitions. I am always searching web for the good deals. I am completely obsessed with the idea of buying a home.

3) Absentmindedness — lack of practicality - People do stupid things when they are not paying attention or simply aren't aware of something.

I asked one of readers - Does Yashwin Hinjawadi have environmental clearance?

The broker told me that the project has all necessary sanctions - my reader said.

Did you ask specifically for EC? Did you visit ec.maharashtra.gov.in? - I asked.

What is it? - he asked.

Okay. What about water supply? What about sewage? - I asked.

I was so impressed with the price - and the agent told me that - I will get all info on the 9th - I gave him a cheque of 21,000 without asking all these things - my reader said.

Okay. What is the rate? - I asked.

I don't know the rate. The agent told me the package price - 2 bhk - 850 - 950 sq ft for 48 to 54 lakhs and 3 bhk - 1100 - 1200 sq ft for 65 lacs max. - my reader said.

Okay. That's the saleable area - it means nothing - what is the carpet area? - I asked.

I don't now. I told you - Javdekars will announce that on 9th - he said.

Was it wise thing to give a cheque of 21 thousand without knowing the basic details? - I asked.

No. It was so stupid - my reader said.

When I was reading the sign boards on the compound wall of Yashwin Hinjawadi, one channel partner caught me. Looking at me he thought that I must be some investor.

"This is the best investment opportunity in Hinjewadi!," he said.

"You read my mind! How much do I have to invest & how much appreciation can I expect?," I asked.

"See, if you book in this pre-launch offer - you can get a much lesser rate - than the ongoing market rate in Hinjewadi - the current price list rate in Hinjewadi - is around 5,100 - 5,500 and deal closing rate is around 4,800 - 4,900 - Javdekars always offer lesser rate than others," the channel partner said.

"Lesser is good - but exactly what rate Javadekar is offering?," I asked.

"That I don't know. In fact, no one knows. Aditya Sir will declare the rate on Sunday. What all I know is the package. What is your requirement?," the channel partner asked.

"If you don't know the rate - how can you say that Javdekar's rate would be lesser than the other projects in Hinjewadi?," I asked.

"Because last 3 times - he has done the same thing - offered lesser rate than the neighboring projects," the channel partner said.

"It mean that the builder is getting lesser rate but when I will sell my flat - I will get the same rate like any other flat in any other project in Hinjewadi. Right?," I asked.

"Now, you got it! You will get a head start of nearly 4 lakhs!," the channel partner said.

"Okay. When should I sell?," I asked.

"You will get possession around October 2019. The entire project will be ready by 2021 - 2022. You will get better returns if you sale in 2022," the channel partner said.

"5 - 6 years! How big is this project?," I asked.

"10 acres! 4 towers of 21 stories. Around 160 flats in each tower. Plus a mall on this main road," the channel partner said.

"Sounds good. Tell me about appreciation in 2022," I requested.

"See...Megapolis was launched in 2009 - 10. At that time rate was 2600. Today it is selling at 5,500. Double appreciation in just 6 years!," the channel partner said.

"But didn't you say that the deal rate is around 4800 in Hinjewadi?," I asked.

"I mean you can expect nearly double appreciation - 65 x 2 - in just 6 years!," the channel partner said.

Poor fellow didn't know that Megapolis was launched in April 2008 and the launch rate was Rs 3,250 per sq ft for 2 BHK and Rs 3,300 for 3 BHK Flat! Then in December 2009, Sparklet Megapolis Smart Homes 1 was launched at the rate of Rs. 2,300 & 2,350. Smart Homes 1 became hot cake only because all inclusive price of a 2 BHK Flat of 750 sq.ft. carpet area was around 25 - 26 lakhs! Which was within a budget of a young first time Hinjewadi IT engineer. Today, only working couples can buy a 48 to 54 lakh 2 BHK Flat in Yashwin Hinjawadi and remain a slave of a bank for life!

When Megapolis was launched - people were worried about lack of social infrastructure in Hinjewadi. Still they booked only because of the traffic jams at Hinjewadi & Wakad chowk - every morning and evening.

Today, considering the ongoing & upcoming numbers of residential & commercial projects - people have stopped worrying about lack of social infrastructure and have started worrying about traffic congestion on every meter of the entire length of all roads in Rajiv Gandhi Infotech Park Phase 1, Phase 2 & Phase 3.

It means that the stupid Hinjewadi IT engineers have got the government which is as stupid as they are!

Stupid IT Engineers book a flat without bothering to know anything and stupid government converts industrial zone into residential zone and lets builders build flats - without bothering whether can so much population live in Hinjewadi.

Is it right to let the people live in all these projects - when Hinjawadi Industries Association (HIA) is unhappy about insufficient water, road, drainage, waste management systems in Rajiv Gandhi Infotech Parks?

Is it wise to let the builders develop residential schemes in Maan & Hinjawadi gram panchayats which have no basic urban infrastructure?

Is it wise to book a flat in Hinjewadi - when huge number of flats with basic urban infrastructure are available at competitive rates in PCMC?

To consider all these things - you don't need to be more intelligent. You just have to be a little less stupid.

What say you? Please, share your views in the comments.

Sad story of a son who purchased a flat in Sus

Vilas Javdekar Developers' Yashwin at Sus is not suitable for a young human couple with a baby:

Vilas Javdekar Developers' Yashwin at Sus is not suitable for a young human couple with a baby

When I booked a flat at Vilas Javdekar's Yashwin at Sus....I was told that.....by the time the flat would be ready for possession.....Sus will be merged in Pune Municipal Corporation. It means that.....I assumed....when I will shift in this flat.....Sus would be developed....but the fact is....no development has happened in the last 3 years....infact, the situation has become worse.....and now.....because we have a baby.....I find it difficult to live here.....Ravi Karandeekar.....do you have any idea.....when will Sus develop.....how many more years I have to suffer like this....should I wait for the development....or should I sell this flat and buy somewhere at Baner....Wakad?

When Kaushik asked me this question on 91 98600 44110, I told him that instead of talking over the phone - let us meet & discuss. So, on Sunday morning, I was with Kaushik at Vilas Javdekar Developers' Yashwin at Sus. This is a rough summary of our discussion - a sad story of a son who purchased a flat in Vilas Javdekar Developers' Yashwin at Sus.

Of course, this story is not only of Kaushik at Yashwin. This story is of all Kaushiks who are living in Sus. And, for sure, this would be the story of all Kaushiks who have booked the flats in Sus.

Why only Sus? This is the story of all Kaushiks who are living or have booked the flats in all fringe villages of Pune! Bhugaon, Pirangut, Lohegaon, Chakan, Wagholi, Undri, Pisoli, all.

Of course, I would be happy if I am proved wrong. In fact, I pray every night - God, please, prove me wrong!

Why we get into the soup - Sus?:

Kaushik & Kirti were born & brought in Nagpur. Both of them fell in love with Pune when they got a job in an IT company in Hinjewadi. Eventually, they went on site in USA. After returning to India they were posted in Mumbai. Where they decided - let us get a job in Pune and raise a family.

They started visiting Pune on weekends. At one of the property exhibitions they came across Vilas Javdekar Developers' Yashwin at Sus. Javdekar was offering 'No EMI till Possession Scheme' with 10 - 80 - 10 payment plan. Both of them liked the location of Yashwin at Sus - soon to be merged in PMC - near Mumbai Bangalore Highway - near Baner - near Hinjewadi. One of their colleague told them that - Javdekar is a good builder. He had constructed a few projects in Wakad.

Location is convenient. Builder is reputed. Payment plan is suitable. What more we want? They asked themselves.

Their parents loaned them money. Some 5 percent for their 10 percent down payment. Plus, some 20 percent more. Because they were not eligible for 80 percent home loan. Their combined monthly income was enough to get only 60 percent home loan. Plus, their parents assured them that they will take care of the 10 per cent to be paid at the time of possession. Their parents' ultimate ambition was to see Kaushik & Kirti settled in their own flat.

Done! They booked the flat. Got the possession and the jobs in Hinjewadi. And, eventually, Kirti was pregnant. Everything was as per their plan.

Pregnant Kirti found driving from Yashwin to service road of Mumbai bangalore Highway terrible. Walking on that kaccha road without the street lights after the sunset risky - so comapny bus was not an option. Visiting doctor for the regular check ups became a painful experience. Home loan EMI didn't permit her either to avail leave or leave the job. Kirti will be able to deliver the baby in hospital - only if this road allowed her - they had realized. Both of them were counting months. God bless. Kirti delivered in the hospital.

The stressful situation was over. Both were emotionally drained. After the brief interval their rational mind started questioning them - Do we deserve to live like this? Did we make mistake of booking a flat at Yashwin? When will Sus develop? Should we sell the flat in Yashwin and buy somewhere in PMC or PCMC? And on that Sunday - they had called me to discuss this.

Why did you get into the soup? I mean, in Sus? I asked.

Because, our assumption about the development of Sus was wrong. Kaushik said.

Why did you make that assumption? I asked.

So many projects were coming in Sus - so we assumed that Sus will develop in the next 2 - 3 years. Kaushik said.

But there were many ongoing projects in Wakad & Baner too! I said.

But they were not in our budget. Said Kirti.

Even this Yashwin was not in your budget! You could book this only because your parents loaned you money. It means that, you are into this soup because of your parents. You are into this soup because the builder was running the racket of 'No EMI till Possession' - you were paying EMI to the bank and he was refunding it to you - right? You are into this soup because the foreign owned private bank offered you 10 - 80 - 10 subversion scheme. Your parents, builder & bank conspired against you. They compelled you to misjudge. You became victim of your parents, builder & bank and got in the soup - in Sus. I said.

No. Not at all. It was our idea to own a home. Not theirs. In fact, we had to convince them to loan us money. Important question is what to do now. Should we wait for the development of Sus or sell this flat in Yashwin and buy at Wakad or Baner? Kirti asked.

Why? Kirti, why are you so eager to jump from the frying pan into the fire? See...the main reason for all this mess is - you do not have enough money to own a home.....you never had enough money to book a flat at Wakad - Baner - when you booked a flat in Yashwin at Sus.....today, you don't have enough money to book a flat at Wakad & Baner. Your parents will be glad to loan more money to you - but if you keep on paying 50 percent of your monthly income to the bank for the rest of your life - at least - for the next 15 - 20 years you will be living from paycheck to paycheck - in that situation - you will not be able to save for retirement - you will not be able to save for your daughter's college education - by buying a home which you can not afford you will put your financial future in danger. I said.

You mean to say that we have no option but to suffer in Sus - Kaushik said.

No. You don't have to suffer in Sus. You have an option. You can rent a flat in Baner or Wakad. I said.

But what should we do about this flat in Yashwin? Kaushik asked.

Sell it. Give back your parents their money. Tell them - you have done enough for us. Your education & sanskar have made us strong to live a successful life. Now, don't cripple us by giving money - for the wrong reason - at the wrong time. For the time being - your blessings are enough for us. I said.

Renting is not a good option. Kirti said.

Yes, may not be good for you. But very good option for your daughter. She will grow in a better & safer place. Afterall, we buy a home to live a safe & comfortable life - not for the walls, windows & doors or to pay the property tax. Right? I said and took their leave.

Ravi Karandeekar at Vilas Javdekar Developers' Yashwin at Sus

When I came down, there was a small crowd of agents & brokers at the pandal in Javdekar's Yashwin. One broker came to me and asked for the selfie.

"Sure! How is the business?," I asked.

"Great! Yesterday, in one day, last two buildings in Yashwin Anand were booked!! All through the channel partners like us," the broker said.

"Congratulations! You make miracles!!," I said.

"Strategy! We were working for this for 1 month. We purchased data. Called everyone. Collected token cheques. Invited them all yesterday. And sold the entire inventory," the broker said.

"Whose strategy is this?," I asked.

"Aditya Javdekar! He is a genius!! He saved the advertising & marketing cost and passed over that benefit to the buyers - he offered Yashwin Anand at the lowest property rate than any project in this part of Sus - plus his brand name - our efforts - created the magic," the broker said.

"Yes! Aditya is a magician - a few weeks ago - I was here when he sold two buildings to a group of LIC employees," I said.

"Yes! In Pune market only Aditya Javdekar knows whom to sell & how to sell flats!!," the broker said.

"You are right. Aditya knows whom to sell & how to sell the flats in Sus!," I said.

Moral of the story is - sons will change - but the sad story of a son who purchased a flat in Vilas Javdekar's Yashwin at Sus will never end.

God, please, prove me wrong!

Tips for Group Booking Flats in Pune

'Group Booking' is more than 'Discounts on Property Prices'!

Recently, an interesting development took place in Pune real estate market. Some 80 people formed a group. To own a home of their choice - within their budget - at a convenient location for them. The group identified a plot. But the plot was too big. Now, what? One more group of 140 people joined them. And a 220 flats group booking project was finalized.

Sanjay Deshpande of Sanjeevani Developers & Aditya Javdekar of Vilas Javdekar Developers took a lead in finalizing this project. They purchased the plot of land, designed the flats as per the requirements of the groups, and are going to construct the flats within the budget set by the group.

I was a little disappointed when I came to know that the location of this 220 flats group booking project is Sus. Because for me Sus means struggling for survival. I do not see any point in buying a home in a fringe village where basic urban infrastructural services - road, water, drainage, garbage, safety security, storm water management - are not available. Particularly when in the same price we can own a home where all these basic services are or would be available.

But I liked the idea of group booking project. I have always liked it. I have seen good & bad - both sides of group booking project. I have seen Sanjeevani Developers' last group booking project - Davbindu at Sus. I have seen the tragedy of Aarohi at Sus. Both examples have strengthened my belief that a group booking project is the better way to own a home.

Investing your time & energy in forming a group, finalizing the deal with the builder, supervising the construction is more productive than fighting with the builder or filing a case in the consumer court for possession, construction quality & amenities.

In the current market situation, group booking project is a safe deal even for the builder. Yes, the profit would be less, so is the risk. Assured booking, assured cash flow, less marketing expenses, construction in full swing means blessings.

Group booking housing project is, for sure, a win win scheme for the flat buyers & the builder!

So, I requested Sanjay Deshpande of Sanjeevani Developers to share the tips for group booking. Have a look -

Do not sell homes to those people who can't afford to buy

Reserve Bank of India's (RBI's) Notification to All Scheduled Commercial Banks about 20:80 Schemes - a.k.a. - Advance Disbursement Facility (ADF) - No EMI (Pre-EMI) till Possession:

Reserve Bank Of India (RBI)
Reserve Bank Of India (RBI)

Collapsing Rupee, Collapsing Economy & RBI:

Yesterday outgoing Reserve Bank of India Governor D Subbarao did his last and best effort to save India from impending sub-prime crisis. RBI came out with a notification curbing 20:80 scheme.

Why RBI is aginst 20:80 scheme? Because, RBI knows the modus operandi of global financial firms - the criminal enterprises - which are on the verge of taking control of Indian Economy. To takeover any economy, these criminal enterprises have always crashed real estate market to trigger economic & financial crises.

You know how these criminal enterprises crash the real estate market? By selling homes to those who can not afford to buy! When these property buyers can not pay their EMIs, banking system collapses like a tower of cards and these sub-prime crisis trigger economic & financial crisis.

By this notification against 'Innovative Housing Loan Products' - upfront disbursal of housing loans - 20:80 Scheme - ADF - No EMI till Possession - RBI is trying to prevent the banks from selling homes to those people who can not afford to pay their EMIs and create the sub-prime crisis which will fully & finally collapse of Indian economy.

Builders & Politicians - Pimps of Global Financial Firms:

Last time, in the sub prime crisis of 2008 - world financial crisis - because of the strong RBI - Indian economy somehow managed to survive. But, now, in 2013, situation is different.

Indian rupee is collapsing. India's current account deficit - gap between import & export - is high. GDP growth has come down to 4 per cent. Government's spending on infrastructural development is not much. Government spending on ponzi social welfare schemes for the rural & poor people is high - which is not increasing productivity or GDP growth. but fueling inflation. Plus, now, Indian politicians & builders have become pimps of these criminal enterprises - global financial firms.

Today, Indian politicians, pimps of global financial firms, have already challenged the autonomy and accountability of Reserve Bank of India. The outgoing governor knows that if these pimps became successful in weakening the RBI, it would be difficult to avoid crash of Indian real estate market.

So, the only way to stop these global financial firms from creating sub-prime crisis is -
preventing their pimps - the builders - from selling homes to those people who can not afford to buy.

With this notification RBI insists on linking disbursement of home loan to stage of construction.
RBI says no 'innovative' housing loan products.
RBI says no 'No Pre-EMI till Possession' schemes.
RBI says no 'Pay Only 10% Now - Balance on Possesion' schemes.
RBI says book a home only if you can afford to pay Pre-EMI plus rent till you get the possession.

What say you?
Isn't the risk not limited to booking a flat?
Considering the current state of world economy,
do you think that you will remain employed for the next 20 years and would be able to pay EMI?
Please, share your views in the comments.

RBI's Notification:

Updates:

What happens if a lender takes over a housing project?

Last month, the State Bank of India took over a housing project in Kolkata because the developer had defaulted on repayment of dues to the tune of Rs 176 crore. The Teen Kanya project was promoted by the Bengal Shelter Housing Development, a joint venture in which the state housing board has 49% stake. Therefore, its repossession by the SBI % has come as a shock for the 400-odd families that have invested in the project.

Most of the buyers had put money in the project because the state housing board was involved. The project is only half complete and the investors are now contemplating legal action to safeguard their investments.

The incident brings into focus the RBI's decision to stop builders from offering 80:20 schemes. Under these schemes, the buyer services only 20% of the loan for the property while the developer pays the interest on the balance till the property is ready. The RBI warned that if the developer defaults on the interest payment, the buyer would suffer because the loan was in his name.

What are the options available to a buyer if a lender repossesses a property due to default in payment? Legal experts and housing professionals contend that the lender does have first right over the project. Let us look at the issues involved. Read More
