Why i can't refuse to visit Amit's Astonia Royale at Ambegaon Village

Can you refuse to visit Amit Astonia Royale?



You can have many reasons to refuse Amit Astonia Royale, at Ambegaon Village on Mumbai Bangalore Highway, but i don't have any. In fact, i have many reasons to visit!

My first reason, i enjoy visiting a launch event of a real estate project. As some enjoy a "first day first show" of a Bollywood movie.

My second reason, as i have already told you, with the launch of Astonia Royale, Amit Enterprises Housing Ltd (www.amitenterprises.com), i believe, is setting a trend of "Luxurious Affordable Housing" in Pune real estate market.

Amit's Astonia Royale: An Important Mile Stone:

Now, property buyers in Pune, "Rent or Buy a Home?" is not your choice but a compulsion.
(No need of Mont Vert Homes' "Rent Today Own Tomorrow" Scheme!)

In short, in the true sense, launch of Amit's Astonia Royale is the beginning of a new era in Pune real estate market and i wanted to be the witness!

Amit Enterprises - ready possession, early possession 2 bhk, 3 bhk flats and special offers, discounts on property rates

Amit's Treasure Park at Sant Nagar, Parvati, off Satara Road:

I have an interesting memory of Amit's Treasure Park.

More than an year ago, in the last week of February 2008, i had spend half a day in most of these 2 and 3 bhk ready possession flats. I was assisting my client, who was in US, to finalize his flat.

Before he went to US, my client had been to Amit's Treasure Park. So, he knew that few 3 bhk flats had a view of Parvati and Talajai Hills. But he took time and on the day, he was ready to book, those flats were not available.

Now, it was my duty to find an equally good option! Over the phone, we discussed each and every flat, it's terrace and the view. A tough job!

14 months ago, property rate of Amit's Treasure Park was Rs. 5,600 per sq.ft. Today it is Rs. 5,800 per sq.ft. At this rate simple 2 bhk flat goes for 66 lakhs!


View Ready possession, possession by December 2009 properties in Pune Real Estate Market in a larger map

Amit's 9 Green Park:

Along with Amit's Treasure Park, in the last 14 months, Amit's 9 Green Park's property rate has also increased by 200 rupees.

Located in the 'up market' locality ( means up on the hill slop!) of Sahakar Nagar 2, 9 Green Park's current property rate is Rs. 5,800 per sq.ft.

At this rate including everything, 2 bhk flat ( carpet area 686 sq.ft.) goes for 63 lakhs and 3 bhk ( carpet area 926 sq ft.) for 83 lakhs. Possession is in October 2009!

Amit's Bloomfield, off Sinhagad Road, at Ambegaon:

Amit has rationalized the property rates of Bloomfield! Now, along with the standard rate of Rs. 4,200 per sq.ft., for the flats with less specifications, there is a special property rate. Rs. 3,600 per sq.ft.!

Ready possession flats at Baner - Balewadi:

Emerald Park has ready possession 3 bhk flat for 38 lakhs. Sapphire Park has ready possession 2 bhk and 3 bhk flats. Amit has reduced the property price of Sapphire Park by 400 rupees. Thanks to new reduced property rates. Now, at Rs.3,200 per sq.ft., minimum budget has come down to only Rs.45 lakhs!

Now, all inclusive price of 2 bhk flat in Amit's Astonia, Amit's third project at Balewadi, is Rs. 26 lakhs.

Amit Enterprises launches Astonia at Balewadi, 2 bhk flat of 900 sq.ft. in 25 lakh, including everything!

Property rate Rs. 2,300 per sq.ft.!

On the adjoining plot of Amit's Sapphire Park, where property rate is Rs.3,600 per sq.ft., near MITCON at Balewadi, Amit Enterprises has opened the bookings of Amit's Astonia!

As of now, there is no information of Astoni on Amit enterprises' website (www.amitenterprises.com) but there was an ad in the local paper and booking has started at site.

Only 2 bhk flats!

At Amit's Astonia at Balewadi, in 4 buildings all 88 flats are of 2 bhk. Area is approximately 900 sq.ft. In Astonia's ad, Amit claims that vitrified flooring, piped gas connection and specious multi-purpose community hall are the special features of the project.

Property rate is approx which i came to know when i called Amit. The 25 lakh is the total budget which includes parking, stamp duty - registration charges.

What is your take on Amit Asotnia's property rate?

When Amit Enterprises, which has launched Amit's Bloomfield in the village of Ambegaon at the most irrational property rate of Rs.3,200 per sq.ft., launches Astonia, in Pune Municipal Corporation limits at Balewadi, near Hinjewadi at Rs. 2,300 per sq.ft. only confirms that Pune real estate market has reached it's bottom.

Now, even Amit enterprises may claim that rate doesn't depend only on the location. Specifications and other features play important role in deciding the property rate. But truth is rationalization of the property rate has become very essential to survive. Not only for small projects. But even for big townships. Like Amit's Bloomfield at Ambegaon. Even for an integrated townships like Paranjape Schemes' Blue Ridge at Hinjewadi!

Flying visit to Amit's Bloomfield on Mumbai-Bangalore New Bypass, Ambegaon, Pune, India

Kajol was not the only one to give a 'flying visit' to Amit's Bloomfield. There were quite a few. Of course, they did not come in black BMW. Most of them were not wearing a black and white striped kameez. Or nobody cut the ribbon before entering the sample flat. But they booked the flat at Amit's Bloomfield. Around 155 of them in the last 3 days.

Kajol left for the airport. I do not know where the others went. But booking rate of the flat at Amit's Bloomfield went up and high. From Rs.3,400 and 3,600 per sq.ft. on Saturday (Jan 2, 2007) it went up to Rs.3,600 and 3,800 per sq.ft. on Monday evening.

My heartiest congratulations to everybody who booked the flat at Amit's Bloomfield. Sir, I appreciate your car driving skills. I admire your love for Singapore. Long live Ayurveda!

Please, do not ask 'why Singapore?'. After the grand success of Paranjape Schemes' Blue Ridge township at Hinjewadi, every upcoming real estate project in Pune is going to promise you "International Living Right Here in Pune". 'Amit's Bloomfield' says 'why fly...Discover Singapore at home now!' According to Amit's Bloomfield website: "Bloomfield represents Singapore at its exotic best, right at the very heart of Ambegaon (on new Katraj Bypass with tunnel) in Pune. Bloomfield’s luxurious 46 Bungalows, Villas & 300 Apartments draw inspiration from Singapore’s ethnic, yet cosmopolitan lifestyle & bring to you an experience of a lifetime, for a lifetime."

Budget of 2bhk flat: 47 to 54 lakhs and 3 bhk flat: 58 to 69 lakhs

When i called mobile number 919922300099 salesman gave me this information:
1. Booking rate of the flat is Rs. 3,400 to 3,600. This rate is the special introductory offer and from Monday rate is going to increase!
2. Only 2 buildings are opened for booking.
3. Area of 2 bhk flat is around 1100 sq.ft. and 3 bhk around 1500 sq.ft. What i like about Amit Enterprises is they give 'carpet area'. For example - according to the Bloomfield website 2bhk - carpet area of the flat on even floor is 881 sq.ft. and carpet area of the terrace is 76 sq.ft. And Saleable are is 1148 sq.ft.
4. Rate and budget of twin bungalows and villas is not 'disclosed' on the phone! (It must be above 1 crore rupees.)
5. 3 bhk flats in 2 building are all booked by noon and waiting list is open.
6. Booking amount is 1 lakh.
7. Plans are sanctioned. Ambegaon is not in Pune Municipal Corporation. It's Gram Panchayat. Project is sanctioned by ICICI and HDFC. Representatives of the housing finance companies are at site for home loans.

Yes! Now Singapore property rates are here in Ambegaon Village, India!

Congrats M/s Kishore Pate (Wani), Rajendra Pate (Wani) and Sanjeev Pate (Wani) with Bloomfield in Ambegaon Village, you have surpassed launching booking rate Rs. 3,200 of Darode-Jog Properties' Shriniwas Crossover County at Vadgaon Khurd, which is in Pune Municipal Corporation. I am sure, soon, you will cross the booking rate Rs. 4,000 too.

Would it be cheaper to buy a property in Singapore than in Pune? I am not sure about today...but..the way property prices in Pune real estate market are booming..may be...some day... but..Magarpatta City's 'Nanded City' is coming.....

I am blogging this by referring to the ad and the website of Amit's Bloomfield for you who are not in Pune. Personally, i admire Amit Enterprises. In Pune, Amit has a very good reputation and a client base.

But i have come to know that very less number of people search on Google, Yahoo or Windows Live for Amit Enterprises' projects. At the same time, i have not come across Bloomfield's press release so i assume there will not be a news in the national newspapers.
