  1. Another event organized by crooks to con buyers. Expect these dialogs -

    Very few flats, hurry before it gets sold out.
    - This few flats left dialog will be going on for same flats for past many years,

    Saarr (sir), if you book now, you will get spot booking discount.
    - This spot booking discount is gimmick.

    Contruction (see the missing 's') in full swing.
    - This means some workers' (if work is on at project) child has tied rope between 2 columns at plinth & plays swing using this rope.
    For builders, even if 2 workers are on site, it means full swing, 1 worker at each end of the rope.

    Saarr, if you take home loan from ABC bank, we will offer you additional discount.
    - This means crook has also taken loan from ABC bank & is unable to repay the bank loan, hence diverting some of his load via customer with mutual understanding with bank.

    No EMI till possession, 20:80:20, assured rental etc.
    - This means builder is almost bankrupt & can't raise money, so indirectly he is asking you to give money to complete project & repay his loan. The liability of loan remains on buyer, so if builder flees, buyer neither has flat, nor money but will be left with hefty EMI.


    When ToI, Sakal (both crook mouthpieces) & 99acres are holding exhibition on same day, it means that no sales took place on Akshay Tritiya, hence coming out with such exhibitions.
    And guys, funny part is in Sakal Vastu, the ranking of builder is also as per his crook level.
    Eg. Diamond sponsors are bigger crooks than Platinum sponsors, while platinum sponsors are bigger crooks than gold sponsors ! Only couple of silver sponsors are there who should have been in platinum when it comes to crook levels.

    Those who are attending this exhibition, please ask for ready possession flat with all approvals & also ask when conveyance deed (handover of land) will be done by builder, which should be in writing & not verbal. You can then get proper idea whether the price is worth or better to stay on rent in the same project/locality.

      Many statements are made so that panic is not created & investors are not affected, atleast in stock markets. Even if they don't like, they have to say 'all is well, all is well' !
      Latest banking news :

      Six PSU banks report Rs 7k crore loss as defaults mount :

      Nearly Rs 7,000 crore of fourth quarter losses reported by six public sector banks on Friday showed that the bad loan problem for banks is far from over.


      Same is the case with private banks like ICICI, a very pro-builder bank apart from HDFC.

      ICICI bank's net profit plunges 87% in March quarter, worst in 11 years :


      Banks are posting loss as borrowers are becoming bankrupt. This is due to borrowers as well as bankers, who gave loans leniently.

    1. Yes, TheMonk! I visited all 4 exhibitions. Reduced property rates was the theme of all exhibitions!! Visitors were betting on how much more rates will go down.

      - For me, it has to be atleast 50% so as to make buying worth. Else rentals are far better, cheaper with high levels of flexibility.
