"50-50 - 400 flats for Mumbai investors and 400 flats for local people - earning 20 - 35 thousand per month," Mr. Atul Pokharkar, COO of Mark Ventures, told me about the target buyers of Yashwant Nagar Plus at Talegaon.

"And what about - first time home buyers - working in Pune? They can't buy a home in 20 - 30 lakhs in PMC & PCMC. Isn't Talegaon a good option for them?," I asked.

"Certainly, because of the local trains - Talegaon is the best option for the first time home buyers in Pune - I consider them 'local buyers'," Mr. Pokharkar said.

"Still - the focus is on - 2nd home buyers - investors from Mumbai! Why?," I asked.

"That's how Talegaon market operates!," Atul said.

"Mumbai investors - 2nd home buyers - soft targets for builders in Talegaon! But, Abhijeet told me that you are different - you are not interested in easy kill - that's why I am here!," I said.

I was attending the launch of Yashwant Nagar Plus at Talegaon because Abhijeet Deshpande, Business Development Head of Webamos E-Media Technologies, wanted me to meet his clients.

These dynamic young builders - Rohan Bhalerao & Atul Pokharkar of Mark Ventures - are the 'future' of Pune real estate market. While inviting me to the launch of Yashwant Nagar Plus, Abhijeet had told me.

Seven years ago - they started as "2nd home builders in Talegaon" but my interest was to find out - Is Mark Ventures capable of becoming a builder for first time home buyers in Pune? Is Yashwant Nagar Plus right choice for the first time home buyers in Pune?

2) A Builder who Builds Better Homes:

Looking around, I said, "Eye catching hoardings, impressive entrance, glamours club house, big pandal, tempting launch offer - you have mastered all tricks of the trade - but where is the flat - one is supposed to book?"

"There is no sample flat at Yashwant Nagar Plus. We didn't feel the need. Otherwise, along with the club house - we would have constructed sample flat too," Mr. Rohan Bhalerao, CEO of Mark Ventures said.

"In that case, why such a big launch - that too on a Thursday," I asked.

"Big because this is our home pitch - on Thursday because advance intimation for Mumbai investors to come down at the weekend," Mr. Rohan said.

"We received around 50 bookings in pre-launch - mostly from Yashwant Nagar & Talegaon - who want to upgrade from a single stand alone building to a township with all amenities," Mr. Atul said.

"Yes, I can see some of those here - in Pandal - now. They know what Mark Ventures offer. But, what about me - and the first time home buyers in Pune - who don't know you?," I asked.

"Let us visit Celebration County - it will give you a good idea about us," getting up, Rohan said.

Mark Ventures' Celebration County is an upmarket luxury project of 11 story towers with a view of Indrayani river and Talegaon MIDC. The first tower is sold out and the structure is ready. The club house is ready and used as a site sales office. There was a sample flat too.

"I am impressed! This sample flat has convinced me that you can develop a good home," looking around, I said.

"In the second home market - the situation is serious - there are many who launch the project & collect booking amount - but there are very few builders who actually deliver as promised. Mark Ventures - we deliver better and more than promised - that's our USP - that's why buyers trust us," Rohan said and told me about the additions in Celebration County.

"Situation is not different in affordable housing - budget housing in Pune real estate market. Less space - less quality - at high rates - at an odd & inconvenient location - has become a definition of budget homes!," I said.

"That's where Talegaon stands out! Though the land prices at Talegaon have gone up substantially - rates are affordable and location is convenient for the middle class," Rohan said.

"At Mark Ventures - you deal with a professional builder whose focus is on delivering quality homes - not compromising on quality and earning more profits - in real estate business money keeps on coming - you don't have to do much for that - but to deliver quality you have to take lot of efforts," Atul said.

"Why take efforts if the money is easy?," I asked.

"Efforts and ethics are for the long term goals," Rohan said.

"Such as?," I asked.

"100 acre integrated township!," Atul said.

By the time we came back to the site of Yashwant Nagar Plus, I had understood that Rohan Bhalerao & Atul Pokharkar are qualified, sincere and ambitious builders who have mastered the skills of selling & developing real estate projects.

If I had been a reporter of Times of India or Sakal, knowing this was enough for me to write a paid profile of the builders on the occasion of launch of Yashwant Nagar Plus Talegaon.

But, I am Ravi Karandeekar. Pioneer Pune real estate blogger & an adviser. To whom first time home buyers are going to ask a straight, direct question - "Should I book a flat in Yashwant Nagar Plus?"

And you know what? At that point of time, I was almost convinced that I should not say "No". At the same time, yet, I didn't know why should I say - "Yes! You can book a flat in Yashwant Nagar Plus."

So, I asked one of the sales executive in the pandal to give me information about the project.

"I am your Facebook friend!," the sales executive said and started explaining the project.

While he was explaining the project, I realized that the planning is not good for the first time home buyer in Pune. Room sizes of the flat are not appropriate. Layout of a flat was not user friendly. The property price offer was unacceptable.

I sat helplessly looking at the vacant plot of Yashwant Nagar Plus.

For a moment, I felt pity for the 2nd home buyers from Mumbai.

And, I started wondering - how many first time home buyers in Pune know that if the location is worth considering and the builder is capable - they can tell the builder to redesign the plan. How many have ever said, "Mr. Builder, go back to your architect and tell him to improve the plan"

Don't price your property according to the current market rates. Give us the bifurcation of your price. We are happy to pay more for the convenience and prestige of the location. But, it doesn't mean that - we don't want to know what is your land price and what is your construction cost. And no one has any objection about the builder earning reasonable profit for providing construction service.

If the home buyers don't exercise their fundamental right to demand better homes at a reasonable price - why will any builder ever bother to provide? I sat wondering.

By the way, how many home buyers know that without their bookings no builder can construct a single flat. So, how many home buyers know that - builder has no choice but to obey home buyers.

I got the answer. Instead of 'yes' or 'no' - a first time home buyer in Pune should tell Rohan Bhalerao & Atul Pokharkar - "I am not impressed. I was expecting a horse of a different color. Please, go & get me one."

  1. i appreciate your bold and unbiased views. Most of the indians (home buyers viewing your blog) are not shrewd and in general donot know there rights - fundamental rights etc
    So it's got to take few more decades before we catch up with a new meaning ful actual democratic revolution. and then builders and other swindlers will sweat out.
