You know? Initially, i used to ask the caller, whether he has visited Anandgram Yavat and Anandgran Talegaon Dhamdhere.
But, now, if the caller is an investor, i ask him whether he has invested in Anandgram Yavat or Anandgram Talegaon Dhamdhere!
What would be a suitable location for you? I ask the caller if he wants to own a home.
Because, now, i have realized that, those who ask about "Next Anandgram", know all about Vastushodh Projects' well planned township of 1 Room Kitchen, 1 BHK & 2 BHK Flats, in the property price range of Rs. 4 to 10 Lakhs.
Generally, Anandgram is located in a satellite town of Pune - mostly, 30 -35 kms from the border of Pune Municipal Corporation. Like Yavat on Solapur Road & Talegaon Dhamdhere on Nagar Road.

If i feel that he hasn't realized the importance of this development, then i tell him that IL&FS is promoted by the Central Bank of India (CBI), Housing Development Finance Corporation Limited (HDFC) and Unit Trust of India (UTI).
It means that, the "Next Anandgram" would be bigger than 10 acre Anandgram Yavat and Anandgram Talegaon Dhamdhere. It means that the "Next Anandgram" will have more number of flats than 600 flat Anandgram Yavat & Anangram Talegaon Dhamdhere.
"Can you guess the size and number of flats "Next Anandgram" would have?," now, it's my turn to ask the question!
"Can't imagine! Ravi Karandeekar, you know all. Sachin kulkarni is your dear friend!," the smart caller knows how to make me talk.
"Who knows? Not yet finalized!! But, you know what? "Next Anandgram" - may be - as big as - 150 acre - Paranjape Schemes' Blue Ridge and Megapolis in Hinjewadi!! But, for sure, "Next Anandgram" would be the first 100 + acre integrated township of more than 10,000 affordable homes - in the property price range of Rs. 4 Lakhs to 10 Lakhs - in India!!," i only give him general idea. I am smart too!
"Wonderful news! Congratulations to you!! But, where's the location?," the caller wants specific information! I take a deep breath and think.
Should i talk about my recent visits with Sachin Kulkarni to a few under-consideration 100 + acre sites for "Next Anandgram"?
Should i show the photographs of these convenient and beautiful under-consideration 100 + acre sites for "Next Anandgram"?
These 100 + acre townships take a lot of time to get all the necessary sanctions and permissions. More than 12 months! So, isn't it too early to talk about the "100 acre Anandgram"?
Who knows? In the mean time, Sachin will launch 10 acre Anandgram or may be the next Urbangram at Warje!
One has to be very careful while talking with the stranger.
