Visit to Nanded City Pune on 18th April 2011

Is it worth investing in Nanded City Pune?


Last Sunday morning, someone called me on my mobile 919860044110 to ask - "Is it worthwhile to invest in Nanded City Pune?"

"Yes! It's worth it to invest in Nanded City Pune - if you sincerely believe that you deserve to live a good life!!," i said.

"I was not asking about good life! Tell me how much appreciation i can expect!! My concern is - Though they have increased the rates recently - Why are the property rates in Nanded City Pune lower than other projects in Pune?," the caller asked.

"Because Nanded City Pune is planned for those who expect good life!," I said.

"Then why haven't you recently written much about Nanded City Pune?," the caller shot back.

"Sorry! My mistake!! I will correct it," i said and immediately called the concerned authority for the permission to visit and shoot the progress of Nanded City Pune (www.nandedcitypune.com).

Next day, Monday morning, on 18th April 2011, i visited Nanded City Pune. I visited each and every "neighborhood" - Mangal Bhairav, Sarang, Madhuvanti, Lalit, Asawari, and Shubh Kalyan - in the first phase of Residential District of Nanded City Pune. Construction of all these "neighborhoods" is going on in full swing.

"Ravi, now, I hope, you are convinced that construction is going on well!," pointing at the residential tower, my guide asked.

"Sir, i am not here to inspect! I am here to experience. Experience the quality of life one can enjoy in Nanded City Pune. My visit is not to check how much construction you have done. My visit is to visualize how happily one can live in Nanded City Pune!," i said and went on shooting photographs.

Though my guide didn't say anything, i could feel that he didn't believe that i was not 'inspecting'! So, to impress me, he started talking about the "cool south west wind", 30 % greenery and amenities like horse track, river side resort, adventure park in Nanded City Pune!

Oh! God!! How can i tell him that i was not considering those "great" things at all! I was only visualizing a life in a flat in this under construction building in Nanded City Pune which will have all simple - basic - essential - things - like a proper approach road to my apartment building, water in my toilet, power supply for the lift, safety and security of my parents, and a pavement safe for a walk with my kid!

How can i tell him that in most of the projects in the fringe villages like Ambegaon - Narhe - Wagholi and in the recently merged villages like Baner - Balewadi - Tathawade in Pune and PCMC, i visit - every day, these are not available at all. And nobody knows when they will be!

How can i tell him that how sad it is to see the people paying exorbitant prices for these properties which don't even have an approach road and water & drainage lines!

How can i tell him that for me "good life" means not a boat club but enough water to wash my butt. For me 'good life' means not a swimming pool but a sewage treatment plant. For me 'good life' means not a 'zen garden' but a garbage free neighborhood without a slum. Which i could see realizing here in Nanded City Pune!

    'Live a good life'..how true the statement..I just wish whoever goes ahead and be my neighbour would have same thing top of mind and not what price would be the flat worth after 5 years..!!

  5. The only concern i have is the distance it has from the city. It is not closure to any IT parks and I am sure it will take more than 10 years for running nanded city in full fledged. Magarpatta city have two cybercity towers still developing.

  6. Dear Ritesh, distance and time is all about perception! I stay on Paud Road. Not on Sinhagad road. Still, for me, Nanded City Pune is in the Pune city.

    When Magarpatta was launched in 1999, there was no IT in Pune! Now, Nanded City Pune has focused on specific niche in IT at the planning stage itself.

    Same about SEZ and Special Township Act in Maharashtra. Magarpatta has played important role in the development of these policies.

    These policies and new businesses like - entertainment, education and retail will make Nanded City Pune more productive (in generating employment) and would be more sustainable residential development than Magarpatta.

  7. Thanks Ravi , your blog on NC goes a long way in reinforcing my decision to book a flat there.

    I have one query for you , Did the NC people give you any hint about the rollout of Commercial District ? Since I am booking a flat for investment purpose , I am rather interested in knowing how quickly my investments would start aying back.

    I believe , once the commercial district starts functioning , the flats could go on rent easily.

  12. No. Flats in Nanded City Pune are not on lease. But "lease" is no problem. For example, flats in Amanora are on lease.

    I called up Nanded City yesterday regarding Shubh Kalyan. They mentioned the project hasn't started yet and will only start after a month(possession after 3 years fron now). How come you have put a photo of subh kalyan as under construction building?

  18. I have booked a 3 BHK in Asawari.
    Earlier The possession date was Nov 2011.

    Yesterday I called Nanded City Office, and they are saying it could get delayed till Dec 2012.

    The reason being the drainage and other infrastructure not ready.

  19. Hello, Nanded City is close to Khadakwasla Dam. Mula Mutha river also flows nearby. Is it not NC is at risk of floods when water from Dam is released?

    will only ground floor parking (with some space around the buildings) be sufficient for so many floors

    these days even 11 floor buildings have 2 floors for parking.

  21. Hello Ravi .. any idea about locking period ? i called today nanded city and they said possession of lait is in Nov-13 ( initially it was 11 ) and after possesion we can not sell the flat for 3 yers ......its really sucks ...

    Do you have any idea about this ? because last year i called them and thay said the initial condition was there but lots of bookings got cancelled because of this condition so no more such condition but again now again good bokings for nanded city and now again they are saying there is locking period for 3 yrs ...

    Yes lock-in is good in case possession is happing on time now nanded city situation is 3 yrs for posession + 3 yrs delay + 3 yrs locking period ..total is 9 yrs ..life is not that too long may be any problem with job, life also if u want to upgrade your house then we have to wait that long ..

    But can they legally bind this condition on customer ..?

    I need to understand your views on parking requirements. All buildings in Nanded city having only basement parking . These are either 11 or 22 floores buildings. Many peoples not get parking slots due to non avialabilty . But when I ask NC guyes they told there is common space near building for parking . During your visit did you notice that?
    Is this sufficient space for parking for all?

    That time the possession date promised was Nov 2011.

    Now they are saying April 2013.

    No satisfactory reasons given. anybody facing the same issue.

  32. I booked 1 BHK on Jan 2011 that time foundation of my building in progress. last week I paid for 5 slab complition . As per my agreement possession date is Aug 2012 . I think my building work going as per schedule. Let see when I will get actual possession.

  36. The construction of The shopping Complex is in progress when I visited NC last Friday.

    Also in Nanaded village the road to Shivane is in progress. looks like it will be a four lane road and bridge also will be constructed at the current causeway.

    I am planning to book a flat in NC...Only concern i can see is that what will happen to NC if suddenly heavy chunk of water is released from dam in rainy season or if there's is any threat of floods...

    You can visit Nanded Village which is on the the banks of river next to Nanded City.

    villagers should give you the best advise on the flood line. Any history of floods in last few years etc

  41. Yes, I had visit on 24th Sept. The main road work is in progress. Now they have started street light work on the completed road part.
    Water filtration plant and electricity work is also on the way.

  47. I booked 1 BHK flat in Mangal Bhairav in April 2010 and they had given me in written that the possesion will get in July 2011.

    Now its November 2011 (5 months delay to agreed possesion date) and Nanded City still not commiting any date ...this is Ridiculous and cheating !!!

    I request all of you to join me and fight for compensation.

  49. Now its high time. NC people should commit on possession date for 1bhks. We book 1bhk as it is our basic need not as investment. We are living in rented flats, cant afford rent and EMIs at the same time. Delay in possession is not acceptable.

    My buliding is MB A9 completed till 11 th slab but still NC people not allowing me to see building from inside, When I called and asked they told me for one person they can not change policy. I can see building from inside only 1 month before possesion which is wrong policy. I request those who booked flat insist NC guys about to see building from inside..

    For Asawari they are thinking to give possession by end of year.

  60. Nanded city website has got photos for construction update..I was told last week that NC has stopped bookings for any new bookings and will be taking bookings only after 1st slab for any new building launched...till then they are working on completion of existing ones..Hope it holds true..

  61. Very frustating thing is that today I received call from Nanded City Builder for asking to pay 1% VAT tax amount (around 17K for 1BHK flat) !! I completed my registration in May 2010 and from then we are paying Service Tax @ 12 % rate ...I dont know what this VAT is now !! They are sucking to common people like us.

    I request all Nanded City members to fight againt this injustice ..
    I request all of you to join us on facebook account named "Nanded City , Pune" group so that can take further move with everyones consultation..We may need to go to court and fight for injustice !!!

  75. It was March 2012 for possession according to my agreement and it is now almost 3 months past and no communication yet related to the new revised possession date. Height of unprofessional-ism with respect to the builder of this repute! Good management was the vital point I had considered during selecting this home and considering the life time maintenance pay as a lump sum and expecting the level of service after making home there looks like a RISK throughout!

    1. It is understood that they have given some possessions. It's better to discuss this issue with them and let us also know what they about your possession (which building?)

  78. Hi folks. I booked Mangal Bhairav A type Building No 10 on Jan 2010. As per the agreement they mentioned possession will be in the month of November 2012. but at last i am getting my flat on April 2013. Tomorrow i am going to take possession from nanded City.

    Amenities point of view, what they mentioned they fulfilled like club house, lawns, children play area, semi covered parking lots. Apart School is going to functioning education year 2013-14 from 15th of June 2013. Public transportation is not yet established. Shopping area is under construction.     I use to read your comments abt NC. As way back you have mentioned that NC will be for good life. But now what i am observing its not safe, construction is not upto the mark. parking will be a very big issue, almost all the open area has converted into parking. smaller play area, no proper security.

    is it possible for you to again have a visit and see the points which you have mentioned then and now.

  81. Nanded City has come up in village called as Nanded Gaon at Sinhagad road. Nanded City has taken up almost 90% of village area, which is about 600 acres +. It is currently located outside PMC limits, infact, octroi post is located besides the entrance gate of NC. These NC guys saved lot of money by avoiding octroi of its goods . However, things may change if this area comes in PMC as PMC is planning to merge villages upto Khadakvasla in it. The villagers though are opposing it.Apart from this, you will see many villagers houses bang in between the township as not all have shifted. So, one will be crossing these villagers houses every-time they go in & out of township. You will see buffaloes, goats, kids playing with tyre or gilli-danda here !! The villagers are using NC road to go on Sinhagad as it is wider & smoother than gram-panchayat road, the traffic of villagers on NC road is more than the residents. Apart from this, the commercial area i.e. offices, big shops etc. will be opened for booking not before next 2.5-3 years & will take another 3 years to complete. Hence, see no offices here atleast for next 6 years. What you will find in next couple of years is just small shops selling vegetables, & daily stuff like milk, biscuits, bread etc. As of now, people need to go to Dhayari phata which is atleast 3.5 kms. Actually it is 1.5-1.8 km from entrance gate but the projects are located 1.6-2 km inside from entrance gate !! Also, there is no rickshaw in 3.5 km radius. You need to walk 1.6+ km till main gate, take bus or 6 seater till Dhayari phata & from there you can get rickshaw, that too hard to find at night post 9 PM. The NC guys earlier said that it will be hub for animation & unconfirmed reports said that google was going to come, but all this never happened but just a hype. As of now there is nothing where you can work at, except milking cows & buffaloes.
    It's OK once inside your own project, but the township security is bad as most of the traffic & people are those who don't stay at NC & no compound is present at back side. Once on main road, Sinhagad road is horrible, surely not safe for women to travel alone after dark. There are some lodges near NC gate which offer rooms for as low as 200/hour & are usually used by college students. This is though an added amenity for 'Shaukin Buyers' .You will spot several road romeos & taporis from NC gate upto Vadgaon. The local Shiv Sena leader was killed by these taporis few months back on the bridge over canal near Darode-Jog cross over county, which is near NC.On scale of 10, I will give -10 to NC in terms of security. This is a boon area for bachelors though. C has most of the flats as investor flats & hence are vacant. If you are end user, expect most of the flats to be vacant. The area as of now has nothing, not even proper shops inside, so all the so called marketing USP, "Walk to Work, Walk to School" etc. won't work here. Public transport is non-existent even outside & the sole approach road is Sinhagad rd which is already way too congested. The neighborhood is also down-market with ample of scorpio chaps doing the rounds. Security is hopeless.The size of NC is almost double of Magarpatta, but has no commercial establishment in radius of 5+ kms. You feel like you are living in remote village in 22 floor building, thats all.All in all, I am negative on this entire area & as NC has no commercial value, buying it for investment is also bad as there are no 'target buyers'. NC is just built upon big hype & most buyers are investors.Insider sources informed that there target to complete entire township is 2030, with additional buffer period of 5 years .
    Will I buy for self use ? NO, let alone for investment.
