Last Sunday i visited Aarohi at Sus. I went to Sus from Bavdhan Budruk. Visiting sites of upcoming projects of Suyog Development Corporation Ltd. and SKYi Iris on the Hills of Bavdhan Budruk. After the wild and adventurous experience of visiting these sites, for me, Aarohi at Sus looked urban, civilized and family location.
At Pashankar Auto there was a flyover at the junction of Pashan Sus Road and Mumbai Bangalore Bypass to cross the highway, which was not at Bavdhan Budruk. "Divya Shanti Residency" - an upcoming project of Aanand Properties gave me an assurance of fast urbanization of Sus village. Essential shopping, public transport, food joints and residential buildings on both sides of the road from Sus village to Vidya Valley School told me that i am in the expanding city of Pune. As per Pune real estate market terminology - i was visiting an extension of Baner-Pashan!
Outside it was very hot, but the marketing office of Teerth Realties' in Aarohi was cool. When Nikhil Naik, sales executive, 91582 00300, told me that the property rate at Aarohi at Sus is only Rs. 3,000 per sq.ft. and the all inclusive property price of 2 BHK Flat is in the range of (approx) Rs. 37.5 to 42 Lakhs and 3 BHK Flats are in the range of approx 53.4 to 64 lakhs, i felt that the entire township of Teerth Realties' Aarohi is very cool.
"Rs. 3,000 per sq.ft.! Really? I don't believe this!!," i said.
"Why? Is it too much?," Nikhil said.
"It's good! You know? At Bavdhan Budruk Gram Panchayat, from where i am coming, property rate is 4,000 and more. Pre-launch offer of 3,500 at SKYi Iris Bavdhan is considered as the most attractive property price!," I said and added that, "But tell me Nikhil, if your rate is 3,000 why the total price of a 2 BHK Flat is in the range of Rs. 37 to 42?"
"That's because of the size! Sizes of our flats are good. Not compact!," Nikhil said.
"Size means - saleable area. Right? Small carpet area + big terrace = big size flat - Nikhil, i know this trick!," I said.
"No tricks! Aarohi has proper carpet areas and good ratio. Carpet area of 2 BHK Flats are around 833 & 841 sq.ft. + Dry Balcony and 3 BHK Flats' carpet area are around 1110 and above sq.ft. + Dry Balcony," Nikhil said and showed me the floor plans.
"Floor plans are good! Let us visit the sample flat!!," i said.
"No sample flat! Because - no tricks! In a few days, we are going to make one actual flat in the building. Now, i can only show you the unfinished flat. Let's go.." Nikhil said.
When we were in the building, i realized that considering the floor plans, progress of the construction, building sanctions & approvals, and, of course, property prices, a 2 BHK / a 3 BHK Flat in Aarohi at Sus is a good buy. I told Nikhil that i am going to recommend Aarohi at Sus, as i recommend Teerth Towers, Teerth Realties' other project behind Mercedes Showroom at Baner-Sus. Obviously, i didn't have to convince Nikhil to let me shoot his video. Sure about getting more bookings, Nikhil talked about Aarohi at Sus in Marathi.
In his video interview, while talking about availability of 2 BHK & 3 BHK Flats in Aarohi at Sus, Nikhil said that up to 4th floor all flats were booked and agreements registered. So, now, availability in Aarohi at Sus is on the 5th and above floors! You know? I was shocked to hear this!
So, i called Birendra and Arvind Sawant of ITWAP - IT Professionals Welfare Association Pune - and certainly, Mr. Vijay Raundal of Teerth Realties (www.teerthrealties.com). After talking to them i understood that 100 members of ITWAP have registered their agreements. So, all flats up to 4th floor are not available. But, 50 members who have flats on the 5th, 6th & 7th floor have some differences with the builder and haven't yet registered their agreements.
Good news is, after talking to above people, I felt that both the parties want to complete this housing experiment. If all the parties gave more importance to the solution than to the problem, for sure, they will resolve their differences soon.
I am sure that all 50 members of ITWAP, who haven't yet registered their agreements, are aware about the current property prices and the locations of recently launched projects in Pune real estate market.
In the present circumstances, for these 50 members, registration of an agreement means, rewarding & honoring all 150 members for joining and surviving all odds in this venture called ITWAP. Which is more than 'group housing'. ITWAP is an experiment to develop a community which cares for each other.
I am eager to see that community in Aarohi at Sus! Living happily ever after!!

No information available about Suyog Group's upcoming project on the hills of Bavdhan Budurk. So, can't say anything about it.

ReplyDeleteI wish you recall our conversation 3 days back when you called me with a specific purpose of suggesting to consider SUS Aarohi. I told you that at price of 3000 we have no reson to take it. Even with at the stage it is in we will not take from this developer and at this location at discount on this price.
I wish you also recall our discussions about the importance to be given to track record of developers.
You would also be able to scrath head a bit and remember that I mentioned in our conversation Suyog Bavdhan the price in group offer is Rs.3000. Wonder what makes you stress on price of 3500 in Bavdhan when you are in the know of the price of 3000 as well.
This gives a feeling that your blog is more to mislead people than share information about pune real estate.
You write such blogs to market project of someone who has no completed projects to credit, has led to concerns/ agony to buyers who paid money at a specific price with commitment which is not honored. In order to do so, you will also go to the extent of showing some other projects in bad light and some backyard of a village like SUS as urban and civilized place.
When you do so you are not only denting the credibility of your blog but also of good project and good developers you right about like Urban Gram and Vastushodh. For no reason people will think otherwise about such good projects as well (just because you write good about them).

3 days back you called me and asked about the group offer at Bavdhan - Suyog's Project. I told you about the price of Rs.3000. Wonder how you say you have no information.
Your had called me with a specific purpose of suggesting to look at Aarohi in SUS. I told you that considering the price and location it is not worth considering and also it is important to take into consideration track record of the developers.
As I see the concerned set up does not fit the bill because there are already concerns due to many buyers have been led to garden path after making payments against specific price commitments and now turned down.

I was talking about the sale price - pre-launch offer told by the salesman of SKYi Iris Bavdhan.

I talked to a few members of Aarohi and the builder. I realized the importance of not only the 100 members - but all 150 members should complete the formalities, get their flats and go to the next step of creating a community which cares for each other. Which was the ultimate goal of the group housing.
Thats why my blog talks to those 50 members.
I appeal those 50 members to be a part of the revolution.
I know for sure that the 100 members who have completed the formalities will not be happy - without those 50 group members.
With only the 100 members out of 150 - this revolutionary idea would be incomplete.
I ended up talking to those 50 members.
Why do you have a problem with this?
Don't you want them to overcome this hurdle and create a caring community of IT professional in Aarohi?

"Credibility" is what all i have.
I am completely aware about it.
But, you know what?
It comes to me naturally.
Because, i am honest.
I don't have to fake it.
This gives me the freedom to make mistakes.
I have made lot of mistakes in my life. May be more number of mistakes than the right things. But, i am always honest. So, no one has any doubt about my credibility.
Except, someone like you. Who is not happy because i didn't mention you.

Yes, it's worth investing in Aarohi at Sus. For the price, amenities, location & most important for ITWAP neighbors. As per their goals, these guys will make Aarohi at Sus one of the best neighborhood in town.

I don't know much about the builder, but have heard of it through preference.
My main doubts are with regards to the quality, location (it sits right next to the Sus village) and reliability.

ReplyDeleteMy name is Advait Joshi and I recently visited SkyI's property development (Songbirds, possession in March 2015) at Bhugaon. Do you think it is worth investing in this? The concern that I have is with respect to water, electricity. They said that they have got sanctions to pull out water from the mutha river and also there is a provision of borewells. But all builders do that to attract customers, dont they??
The sample flat that was shown to me looked good but was not in the actual building (they have made a show flat close to their sales office). This is one more concern since the sample flat might not look the same as in the actual building.
Please help me since I want to be double sure before putting my hard earned money.

To be honest, TEERTH Realties does not have credibility to be a builder. It is really shame how such people are exploiting customers and still get away. All the Director, heads should return our hard earned money. They had committed so many things at AAROHI but delivered none. Poor Facilities, Poor Infrastructure and built. I request dont spend your money in any of TEERTH Project, before you do that please read all the court cases which has been filed by resident of AAROHI against TEERTH. TEERTH SUCKS !!!
