On the eve of a launch of the 2nd phase, i visited Nirman Developers' (www.nirmandevelopers.in) Nirman Viva at Ambegaon Budruk, Pune 411 016. I visited Nirman Viva because Sunil Baheti, my old friend, not only invited and insisted but practically forced me!
After visiting the launch of Venkatesh Lake Vista, i had realized that, now, Ambegaon has turned into Bavdhan Budruk of Sinhagad Road and Satara Road! Means, builders have stopped charging for the property and, have started asking - Rs. 3100 / 3200 and even 3500 per sq.ft. - for the popularity of the area! It means, now, in Ambegaon, like Bavdhan, you are getting less value for your money. Nirman Viva in Ambegaon wouldn't be different, I was sure.
However, at the end of the visit to Nirman Viva at Ambegaon Budruk, i thanked Sunil for "inviting" me! "Means, you liked the project! Right?," Sunil asked. "Yes, of course! I liked Nirman Viva. But more than that - what i liked is - you saved my skin! Now, because of you, Sunil, I can answer the most difficult question about investing in Pune real estate market! Now, if someone asks me to recommend a project - fitting in his budget of around 20 - 22 lakhs for a 1 BHK or 30 - 32 lakhs for a 2 BHK Flat; i can suggest Nirman Viva Ambegaon!," i said.
You know? It's a fact! In the budget range of Rs. 20 to 35 lakhs, at this point of time, very few projects in Pune real estate market offer value for money. Property buyers book in these 'no value for money projects' - only out of compulsion. Out of fear! "Who knows? Tomorrow, we might not get even this!," property buyers tell me. Certainly, you can use "fear factor" to convince yourself, but i can't. I have to give you rational reasons to invest in Nirman Viva at Ambegaon Budruk, Pune 411 046. Right? Here is my answer:

Nirman Viva is 'behind' Ashok Leyland, on Old Mumbai Bangalore Bypass at Ambegaon. Roughly at the same distance from Katraj Depot on Satara Road and Wadgaon Dhayari on Sinhagad road. Amit's Bloomfield is on the opposite side of Ashok Leyland.
I saw a small group of "To Way Boards" on the kuccha road near Ashok Leyland and started walking. A little ahead, i saw Babasaheb Purandare's Shivsrushti! Oh! What a landmark!! When this entire 32 acre, 100 crore Shivsrushti project will be ready, i think, you will be proud to live in Nirman Viva - just behind the museum and monument of Chhatrapati Shivaji Maharaj at Ambegaon near Katraj!

2) Virgin Location: Off Old Mumbai Bangalore Bypass at Ambegaon - On Ashok Leyland to Sinhagad College Campus Road:
After crossing Shivsrushti, i realized that i am visiting virgin land! I looked around and realized that like Jambhulwadi - Narhe - Ambegaon, on the other side of the road, there is no ravaged old village - basti - no unplanned - unauthorized houses and below poverty line population here. Like the area behind Gangadham, near Market Yard, there was no man-made semi-urban ugliness. Like the area around Ackruti Countrywoods on Katraj Kondhwa Road and Tata Inora Park on Undri Saswad Raod there are no junk yards.
In fact, it was quite pleasant. The only road, i was walking, was connecting Mumbai Bangalore Bypass at Ashok Leyland to Sinhgad Technical Education Society (STES) Campus and Nirman Viva was on my right, just at a walking distance from the center of this road. Facing west and over looking the big and beautiful table land. By the way, it doesn't mean that Nirman Viva is in a remote area!

3) Youngistaan, behind Ashok Leyland, off Old Mumbai Pune Bypass, near Katraj, Pune 411 046:
Sinhagad College to Ashok Leland Road has a couple of educational institutions, like Rajarambapu Institute of Business Management and there was a continuous traffic of students. The 'unofficial' and highly visible real estate development on Ambegaon Pathar is on the tableland, exactly above and behind Viva Nirman. Recently, a couple of residential projects are launched in this area. For example, M/s Tyagi Properties, Trimurti Group, G. Mittal & Sons and company's Sai Mystique and Budhrani-Ethix-Trimurti Ventures' Amber Park.
Point is, in the near future because of Sinhagad College - you will see proper road, public transport in this neighborhood. And because of the on going residential projects - you will find 'your kind of people' living on this new and clean highland!

When i reached the site of Nirman Viva, Sanjay Gaikwad, Sales Executive, was in the club house, supervising the preparation of the launch of 2nd Phase. Sunil had already informed him of my visit.
For the last 15 - 20 minutes, from a distance, i was looking at the 3 buildings in the first phase of Nirman Viva. I found these buildings quite attractive. Their contemporary architecture and young and bright color scheme was telling me that Nirman Viva is designed and developed by professionals. Obviously, i was eager to visit the 1st phase of Nirman Viva. But you know what? Mr. Sanjay Gaikwad wanted me to have a look at the amenities! Club house, gymnasium, swimming pool, party lawns!!
"All amenities are ready and operational!," Sanjay said very proudly.
"Yes, i am impressed to see all these amenities! But, Sanjay, please, remember, like you, i too was once a real estate salesman. I am here to write a review of your Nirman Viva. Please, don't treat me like a property buyer! Don't try to impress me with these amenities!," i said.
You might have noticed that i generally don't talk much about "amenities" in the project and "specifications" of the flat. Because, i know that specifications and amenities are useful, only, for the builder. To sell his project. To justify and demand unreasonable property price.
Very rarely, these amenities offer any value to the property buyers. For the property buyers, mostly, these amenities only add to the cost of the project and increase property price. After the possession, maintaining these amenities becomes a big liability to the property buyers. And if the residents don't spend enough to maintain these amenities, it badly erodes the property appreciation.
However, completely brainwashed by the advertisements - glorifying amenities, many unexperienced property buyers don't consider the "cost of maintenance" while booking a flat. For me, without understanding the value addition and maintenance cost, i told Sunil Gaikwad, it's difficult to appreciate the amenities of his project, Nirman Viva at Ambegaon Budruk.
"Ravi, Nirman Viva has approximately 300 flats in 4 acres. We have already given possession of the first phase of approx 70 flats in the 3 buildings. In the second phase, we have approx 230 flats in the 3 buildings. All these 300 flats - 1 BHK & 2 BHK - are in the budget range of Rs. 20 to 35 lakhs. Don't you think that these 300 families need and deserve - club house, swimming pool, gym, party lawns and children's play area? Don't you think that these 300 families can afford to maintain these amenities?," Sanjay Gaikwad said.
"Sounds viable! Yes, now, let us go and have a look at the ready and operational amenities!," i said. Sanjay showed me the club house, swimming pool, gym and party lawns, which are done quite well. I took my camera and started clicking photographs. I was the cameraman and Sanjay was my 'director'! I was surprised to know that Sanjay knew all "angles" from where i could shoot a good photo of each amenity. "Sanjay, are you a photographer?," i asked him.
"No! But i am at this project from day one. Everything is constructed 'in front of my eyes'. I have seen and observed these amenities and each building for the last 3 years. So, i know each angle, corner and every property buyer in Nirman Viva quite well!," Sanjay said.
"You look completely 'involved' and sound 'satisfied'! Do you think that you have done something great with Nirman Viva?," i asked him.
"Yes, of course! We have delivered quality housing in Rs. 20 to 35 lakhs budget! Exactly as we had planned and promised to our property buyers who booked in the first phase!," Sanjay said and added that, "You know, Ravi? It was a challenge for us too! Because, this was our first township project of this size - 4 acres - and in this budget - 20 to 35 Lakhs! All our previous projects were smaller in size, in the medium budget range and in prime areas like Warje, Bavdhan and Pashan. Delivering quality construction was quite possible and a must in those projects. But here, at Nirman Viva Ambegaon Budruk, we are the pioneers. Budget was not much. It was not necessary or there was no market compulsion to deliver the best in this part of Pune. But, our directors wanted to deliver the best possible quality in an affordable budget in Ambegaon!," Sanjay Gaikwad said.
After knowing the number of flats, i realized that maintaining these amenities would be possible for the co-op housing society of Nirman Viva. Club House, a specious hall with Party Lawns suitable for all family functions and society gatherings would actually generate revenue for the maintenance. Gym is well equipped and will require minimum maintenance. Swimming pool would be a big attraction for the children in Nirman Viva. Over all, for the young families these amenities would be very useful in their personal and social life. The presence of these amenities would give a sense of "achievement" in life. So, the amenities in Nirman Viva would not be a liability and residents would be happy to contribute for the maintenance!

5) Mr. Shashikant Sule, Partner, Nirman Developers, on infrastructure, construction quality and customer service!

From the Club House we, Sanjay and I, went to children's play area in the first phase of Nirman Viva. A few workers were giving finishing touches and Mr. Shashikant Sule, Partner, Nirman Developers, himself, was supervising!
"Look at this sand! It's special!! It will protect child from the serious injury! Children will love to play in it. And 'no worries' for parents. All equipments are safe for the children! And that is the skating rink.," Mr. Sule was talking very passionately.
"Now i know why everyone is so busy in the preparations! You are at the site!," shaking his hand, i said.
"You know? I am always at the site!," Mr. Sule said.
"Though you are a builder?," I asked him.
"Yes, because we were civil contractors before we became the builders. In those days we were constructing for other builders, now, we construct for the actual home buyers. Our boss has changed. We haven't! In fact, now, we feel personally responsible to deliver quality!," Mr. Sule said and explained me how he has developed his business.
Mr. Shashikant Sule and Mr. Sandeep Maheshwari are the two partners of Nirman Developers. Both of them are from Solapur and are together since their engineering college days. After getting a degree, both of them came to Pune and started working in a construction company. "On a salary of Rs. 1200 per month!," said Mr. Sule very proudly. Soon, they became "contractors" and started constructing for the well known builders in Pune. For M/s Sule and Maheshwari, working as a contractor was an opportunity to develop a team and create a land bank to become a builder. Mr. Sandeep Maheshwari took the responsibly of the financial management and Mr. Shashikan Sule of the construction.
"It means that, Mr. Sule you became a builder because you were 'civil' engineer. If you had been a mechanical or electrical engineer, you would have been first generation small scale industrialist in MIDC!," i said.
"Do you mean to say we aren't first generation small scale industrialist? Construction - housing is not an industry?," Mr. Sule said.
"Small or big - builder is a builder! He is not a businessman or an entrepreneur or an industrialist! This is not only a popular opinion but corporate construction companies like Tata Housing or listed builders like Ackruti calls you - 'local and unreliable crooks!' How do you feel when the property buyers invest in their irrationally priced projects like Tata Inora Park or Ackruti Countywoods at the odd location of Undri Saswad Raod and off Katraj Kondhwa Road?," I asked.
"What i feel? It only tells me that I am on right track! I am constructing quality homes for the actual home buyers! I am charging for the property and not for the brand name. I have become what i always wanted to become - a builder. Not a marketeer!," Mr. Sule said.
"But how can property buyer believe that you offer quality construction and are trustworthy?," i asked.
"That's the big problem! Not only the property buyers face this problem but even we, builders of my size, too!! Before the IT boom, before 2001, construction industry in Pune was small. Property buyers were generally in the middle age and mostly had lived in Pune for more than 7 years. So, they used to book with the builder they knew. So, trust and quality was not an issue in those days!," Mr. Sule said.
"And because of the size of your projects, you can't afford to spend on advertising and create a brand image of 'a quality builder' - like Amit Enterprise and other big Pune builders! Right? So, how can a property buyer be sure about your construction quality?," I asked.
"By reading Ravi Karandeekar's Pune Real Estate Market News Blog!," Mr. Sule said.
"Thanks! But How would Ravi Karandeekar know about your construction quality?," I asked.
"Because, I am going to show you! At Nirman Viva every property buyer who visits the site to book a flat in the second phase can see the first phase and be sure about the construction quality, infrastructure and amenities!," Mr Sule said. He showed me the infrastructure and told me about the special features of NIramn Viva. Which are:
1) Water, drainage, road lines are already ready and operational. While constructing the first phase, basic infrastructure for the entire township is already developed. So, you can see the main entrance and cement road ready. Provision for drinking water and bore-well as well as tanker water is already done and in use in the first phase.
2) Most essential 'Piped Gas Connection' is operational in the first phase.
3) Actual flat in the actual building of the first phase is a sample flat for the second phase. Where you can see the actual quality of the construction you will get in the second phase of Nirman Viva.
4) You can see how your entrance lobby, staircase, floor lobby and lift would be when you visit the first phase of Nirman Viva.
5) Nirman Viva is developed under "income tax exemption" scheme. So to get the benefit of the scheme, Nirman Developers are going to construct the scheme in the specific time limit. So, the possession of the second phase of Nirman Viva is definitely in October 2012.
6) To construct the second phase in time, if required Nirman Developers might take, for the first time, a project finance. It means that the launch rate would be the best property price. If you book your flat at an advance stage of construction you might have to pay more rate!
7) The construction is done under the supervision of Mr. Sule. He is supported by his team of sub-contractors, who are working with Mr. Sule from his contracting days. Which assures you that the quality which you have seen in the first phase would be delivered in your second phase too.
8) You will agree with me that the most authentic feed back about the quality, service and reliability of a builder comes only from the previous customers of the builder. At Nirman Viva you can ring the bell and talk to the residents of first phase! I did the same thing.
I knew it was difficult to get the honest opinion from the resident of the first phase, because i was with the builder. But at least, i thought, it will give me some idea about the relationship between the builder and the property buyers living in the first phase of Nirman Viva. It will give me some idea about the 'satisfaction level'. Over the years, i have talked and interviewed thousands of property buyers, so i can guess how satisfied or dissatisfied they are!
So, while coming down from the terrace of a building, i told Sanjay that i would like to shoot a video testimonial of the resident of the first phase of Nirman Viva. Immediately, he looked at the doors but most were locked. Only one was open. He knocked on the door and said, "Can i come in, Bhabhi?". As if he was visiting his neighbor. Instead of requesting, Snajay told the lady that i have come to shoot her video and invited me in.
I was shocked to see that 'very conservative' housewife, without any hesitation, sat on the couch with a baby in her lap and stared talking about her flat! For me, more than what she said, she didn't mind talking was more important. It told me that Mr. Sanjay Gaikwad takes good care of his property buyers and relations between Nirman Developers and their property buyers are not stressful! Have a look:

A young couple was waiting for Mr. Sanjay Gaikwad at the booking office. This was their second visit to Nirman Viva. Before the launch, they wanted to finalize their flat and take advantage of the pre-launch offer. I sat next to Sanjay. To freshen up their memory, Sanjay gave them the brief idea about the project.
In the second phase of Nirman Viva there are 3 buildings - D, E1 & E2. As per the new development rule, all 3 buildings have 2 lifts and 2 staircases.
The 9 story D Building has 1 BHK and 2 BHK Flats. But all 2 BHK Flats are gone. So, only 1 BHK Flats are available for booking. In the D building, on each floor, there are only 3 number of 1 BHK Flats. Means, there are only (3 x 9 =) 27 flats of 1 BHK in the 2nd phase of Nirman Viva Ambegaon Budruk!
All 1 BHK Flats have a dry balcony - attached to the kitchen. All 1 BHK Flats have East West facing main door - 'Good!' as per Vastu. On the Odd Floors, terrace is attached to the living room and to the bedroom - on even the floors. 1 BHK Flats, in the D Building of the 2nd phase of Nirman Viva, comes in 2 types.

In ten - fifteen minutes i reached the campus of Sinhgad College. Which was looking huge and attractive from Nirman Viva. I wanted to have a close look at it. I noticed that Vascon is constructing the new campus.
Classes were over and students were on their way to home. Someone suggested that instead of walking the huge campus, it would be better to take a lift to Dhayri on Sinhagad Road. Yes, he was right! I had almost started feeling as if i am in Hinjewadi. I was experiencing that education is one of the big industry in Pune. May be, as big as IT. Which are driving Pune real estate market.
While looking at Nirman Viva from the campus of Sinhagad College, i realized that i missed one point. Sanjay Gaikwad was saying something about solar system, exhaust fans in the kitchen and toilet, tub-lights and fans in the all rooms, water purifier, video door phone, MS powder coated safety door for the main door of your flat and safety door for the terrace. And even, provision for drying your clothes! Was he talking about the standard specification? Was it a launch offer or a Diwali Gift? Whatever! Truly, Nirman Viva Ambegaon Budruk, you are value for money!
