Out of so many projects launched on this weekend in Navratri 2010, on the next auspicious day of Ghatasthapana, it was easy for me to decide which one to visit first. Kishor Developers' Bhagwati Floriana at Bavdhan Kurd. Behind Maratha Mandir, near Chandani Chowk, on Paud Road!
The launch ad said that Bhagwati Floriana has "magnificent" 1 BHK & 2 BHK Flats. Magnificent or not, for sure, Bhagwati Floriana at Bavdhan Kurd would receive huge response from the residents of Kothrud. Because 1 BHK & 2 BHK Flats in Bhagwati Floriana was quite a rare opportunity for the residents of Kothrud to own a home, in their "limited budgets", in the next popular option to Kothrud, in the PMC limits.
Otherwise, except Welworth TinselTown and Kunal Group's Belleza, most of the ongoing and upcoming projects in Bavdhan - including Rohan Builders' Ishan and Anshul Eva - are out of PMC limits, on the other side of Ramnadi and are on the Mumbai Pune Expressway.

Curious to know what is the property price and how magnificent 1 BHK & 2 BHK Flats are, i visited Kishor Developers' Bhagwati Floriana at Bavdhan Khurd.
Like a genuine real estate investor in Bavdhan, i ignored the fact that on the road i was walking was not a road at all - but a private property.
Like everyone living in Bavdhan, till i reached the site of Kishor Developers' Bhagwati Floriana, i went on repeating "Supriya Sule - Supriya Sule - Supriya Sule Suno" "Supriya Sule - Supriya Sule - Supriya Sule Suno" "Supriya Sule - Supriya Sule - Supriya Sule Suno" - famous Mantra Jap for roads, street lights, drainage line, water line, and electrical lines in Bavadhan in my mind loudly.

As per my expectations, there was a crowd of property buyers at Bhagwati Floriana. But, i managed to get the information and the property prices - an exclusive launch offer of Bhagwati Floriana. As per the representative of HDFC at site, Bhagwati Floriana is nothing but a second phase of Bhagawati Maestros, Kishor Developers' previous - completed single building project.
11 story single stand alone building of Bhagwati Floriana has 7 flats on each floor. Since, Kishor Developers do not have a website, please, refer to my crud photo of a floor plan in Bhagwati Floriana's Brochure. On each floor, there are 2 Flats of 2 BHK + 4 Flats of 1 BHK + 1 One Room Kitchen Flat. Only one 2 BHK Flat at the north end of the floor has a terrace. Other 2 BHK Flat and 2 Flats of 1 BHK have one balcony attached to the living. Remaining 2 Flats and a 1 Room Kitchen Flat do not have a balcony or a terrace. I prefer balcony over a terrace because you get more usable space and better value for your money. Particularly when property rate is high and carpet area is small - for me, it makes sense not to have a balcony or a terrace at all.
I give more importance to the shape of a flat than the size - carpet area - of a flat. Shape of a flat contributes a lot in giving you a feel of a home, i believe. So, for me, any set of rooms is not a home. It is just a set of rooms. I found all flats in Bhagwati Floriana are nothing but sets of rooms.
These sets of rooms, means all 7 flats on each floor of Bhagwati Floriana are connected by 4 feet 9 inches wide and 72 feet long passage. Just like Paranjape Schemes' 1 BHK Slim Fit Homes in Blue Ridge Hinjewadi, Star City Shirwal and PMC's SRA Project behind Aditya Garden City at Warje. In this passage there are 2 passenger lifts and a staircase.
Bhagwati Floriana Bavdhan Khurd - for the common-man whose monthly income is only Rs. 55,000 to 60,000:

I was disappointed to see such a floor plan in Bavdhan, an extension of Kothrud. So, i started searching for the builder. After asking a few people, i realized that no property buyer on any table was discussing the long passage or the shape of a flat in Bhagwati Floriana. And you know what? When i met Mr. Sangram Nimhan, Marketing Director of Bhagwati Floriana, i asked him,"Why are you offering a 1 BHK for Rs. 26 - 30 lakhs & 2 BHK Flats for Rs. 38 -39 lakhs at such a prime location in Bavdhan?"
"Because, we have started from zero and we haven't forgotten our roots! We wanted to offer an opportunity for the common-man to live in Bavdhan and avoid going to some village like Bhugaon or Bavdhan Budruk on the Expressway."
"Very kind of you!," i said and gave him my best wishes.
To understand the financial profile of the common-man who was fortunate enough to live in Bhagwati Floriana, behind Maratha Mandir, at Bavdhan Khurd, i asked the representative of the bank at the site, "How much loan can i get for a 2 BHK Flat and what would be my EMI?"
"Property price of your 2 BHK Flat is 37.3 Lakhs. I will give you 85% of it - means 31.5 lakhs. At 8.5%, for the first year, your EMI would be Rs. 27,342 and for the second year, at 9.5%, your EMI would be Rs. 29,389," he said.
"To get this much loan what should be my monthly income?," i asked.
The representative of the home finance company said, "Approximately - double of your EMI. Means, roughly 55,000 to 60,000 per month!"
On behalf of 77 common-men who have saved 8 - 10 lakh rupees for the own contribution and are earning 55,000 to 60,000 rupees per month to pay EMI, i thanked Kishor Developers for launching Bhagwati Floriana in Bavdhan Khurd and started walking towards Maratha Mandir chanting "Supriya Sule - Supriya Sule - Supriya Sule Suno" "Supriya Sule - Supriya Sule - Supriya Sule Suno" "Supriya Sule - Supriya Sule - Supriya Sule Suno".

ReplyDeleteI have purchased a flat in a Ashiyana 'Bhagawati' by Kishor Developers in Pashan. The brick work has been done of our floor and we found that the position of window in kitchen is changed and not as per the floor plan and the sample flat.
In this situation is it right to go with bank agreement? Please suggest us.
Find out why is it changed?
