Due date for filing I-T returns has been extended to October 31

Pune, Sangli and Kolhapur districts:

The Central Board of Direct Taxes (CBDT) in a statement ( Press Note No. 402/92/2006-MC (20 of 2009), dated 25-9-2009 ) has stated that the due date of filing income tax returns, September 30, 2009, of taxpayers assessed to income tax in the districts of Pune, Sangli and Kolhapur has been extended to October 31, 2009.

The official notification in this regard will be issued in due course, the statement said, adding that all corporate houses and businesses with a turnover of over Rs40 lakh in these districts can file returns by October 31, 2009.

DS Kulkarni Developers expect profit after tax (PAT) of Rs 50-52 crore this year

Sumit Arora, VP Strategic planning and business development of DS Kulkarni Developers said the current year seemed to be pretty good!

Here is a verbatim transcript of an exclusive interview with Sumit Arora on CNBC-TV18.

Question:

We have seen a full tilt really in the markets over two years,
there seems to be confident returning into paper money
but on the ground we have had our consumer confidence index reiterate that it is at its all time low,
what are you seeing in terms of buyers,
are you seeing a more discerning buyer looking at much lower price points or
has confidence returned in a big way into residential real estate buying?

Sumit Arora:


Things are definitely getting brighter by the day.

I see a lot of customers who were holding on earlier,
they are not coming back and for fresh purchase of homes.

The residential apartments have picked up,
commercial is still not doing great as it was doing earlier.

But the residential market has picked up well.
Especially, in the city where I come from that is Pune,
where we see a lot of demand happening for past few months now and
we have been booking almost say close to 50-60 units per month,
earlier the average was 10-15,
so that's a kind of pickup we have seen.

Going forward, it is going to be a volume business and
we have to work like a manufacturing sector now.
We have to keep on producing more units at a reasonable price and
for that matter we have some 22 million square feet of land bank with us,
which we plan to develop in the next 8-10 years.
This will all be in affordable segment,
say a one bedroom unit would be about Rs 9-10 lakh which is sold any given day.
We are happy to be called a regional player but we are strong in our market.

From the moment i posted the blog Tanaji Malusare City, 100 acre low cost housing scheme near Karjat, to offer 10,000 flats at Rs. 999 per sq.ft. all of you are calling me to ask "how to book a flat in Tanaji Malusare City? At last, i found their website www.tmcity.in, which gives enough details about the project and answers most of the questions.

My builder readers are also curious to know the details of the project. "How is it possible?" means "Is it financially viable?" means "Is it that profitable?" they want to know!

Karjat:

Website tells you about the Karjat - an extended suburb of Mumbai and Navi Mumbai.
1) Importance of Karjat as a railway terminus.
2) How trance-harbor link between Sewari - Mumbai and Navi Mumbai is going to make Karjat more attractive location.
3) How infrastructure developments in Raigad districts - Reliance SEZ, Navi Mumbai SEZ, new international airport at Panvel makes Tanaji Malusare City very attractive investment destination.

What is the ideal location for an affordable housing for Pune?

Fringe villages, Ambegaon, Wagholi and Fursungi are out of question. Thanks to Amit's Bloomfield, Kumar Properties' Park Infinia and Bhandari Associates and Harmony's Savannath! Here property rates are already in the range of Rs. 2,200 per sq.ft. to Rs.4,000 (!)

We can not think of Loni. Because Magarpatta City is launching a township project there. Experience of Nanded City Pune tells us that integrated townships financed by Farmer's Direct Investment are as expensive as Blue Ridge and Megapolis, townships financed by foreign direct investment. And more expensive than Pune and Pimpri Chinchwad Municipal Corporation. Means if you want to live in India, Indian knowledge workers should live in Indian City or village or better he should shift to Silicon Vally!

So what's next? One of my builder friend said "Daund!" "Chale ga?" he asked in Hindi. I said "Daund! Daude ga!!" What do you think? Is Daund good location for an affordable housing? Please, let me know in the comments. I find it an ideal location. As good as Karjat!

Now, Topaz Park, Park Street phase 3, at Wakad offers discount of Rs. 300 per sq.ft. against 'advance' disbursement of loan or 100 % down payment!

Property rate at Wakad: Rs.2,900 per sq.ft.:

Vilas Javdekar and Associates was the first builder who brought down the rate or "cut the rate" from Rs.3,200 to Rs.2,900 per sq.ft. in Wakad, Aundh annex.

Yes, Wakad!.....the popular residential neighborhood of IT professionals working in Hinjewadi and...... the preferred real estate investment destination of property buyers from Mumbai.....the one and only location where Sanjay Dutt (Not Munnabhai....Joint MD of Cushman & Wakefield!) "observed" property prices appreciating when rates were stagnant and Pune real estate market had actually slowed down.

Now, Topaz Park, (Park Street phase 3...!...?) by M/s Pride Purple Sheth (?) is ready to charge Rs.2,900 if you give an advance disbursement of loan or if you make 100 % down payment.

Pride Purple on Chicken Soup:

You may remember, Satish Magar has advised Pune real estate developers to make a 2 bhk flat of 850 sq.ft. so that at a current property rate of Rs.3,000 per sq.ft. and at the prevailing home loan interest rate it will fit in property buyers' budget.

But what to do if you have already launched the scheme in which size of a 2 bhk flat is 1030 sq.ft. and the construction has also started? Pride Purple knows what to do. Charge less than Rs. 3,000 per sq.ft.!


On April 27, 2008, when Topaz Park was launched real estate rate for the garden facing flat was Rs.3,400 and for "Non Garden" flat rate was Rs.3,200 per sq.ft. For "Advance Payment" there was a discount of Rs.100 per sq.ft. Now, for the same "Non Garden" flat instead of Rs.100 you are getting a discount of Rs.300 per sq.ft. and effective rate is coming down to Rs.2,900 per sq.ft.

Which will you book? A 2 bhk flat of 29.90 lakh or a 2 bhk flat of 31 lakh?:

Because of this discount offered by Topaz Park, i am sure, you are going to ask me to compare two projects in Wakad. Topaz Park and Mont Vert Seville. Right? Sorry! I can not. Because, i will be always bias to Topaz Park.

After the launch of Paranjape Schemes' Blue Ridge, Hinjewadi, on October 27, 2007, builders in Pune realized that property buyers can pay even Rs.3,200 per sq.ft. Immediately, property rates which were in the range of Rs. 2,400 to 2,600 went up and got stabilized around Rs.3,200 per sq.ft.
