I visited www.pngadgiljewellers.com and was almost going to ask for the quotation for golden tiles for 1100 sq.ft. carpet area!
But then i realized that "who buys such properties?" was your main question.
Please, visit the sample flat of Nandan Prospera. It will help you feel better and less frustrated.
You are sick and frustrated because in the boom time you were not getting value for your money. 1000 rs. per sq.ft. property was going for 3,000 rs. per sq.ft.
After visiting Nandan Prospera, i am sure, you will not say property rate is unreasonably high.
You will say it would have been better if they could have managed to give the same concept at a little less price, I would have been the first person to book!
I can understand your anger. It's good to express it whenever you get an opportunity. But to find a solution you have to work on it. Isn't it?
Expressing your preferences along with your budget is one way to influence the builder who is planning his next project.
At the site, salesman is busy in getting bookings so you wont be able to share your ideas. But in the comments on Ravi Karandeekar's Pune Real Estate Market News Blog, we all are ears.
Please, don't stop at expressing your frustration. Go ahead and try to tell what you expect and at what cost.

HDFC says 5.1 times annual income is the maximum affordability of a household. For instance, for a household with an annual income of Rs 3 lakh, an affordable house would cost Rs 15 lakh.

In that case the salary of an IT buyer should be 70/5 = 14 lakhs p.a.
And that person should be confident his salary will not reduce in the recession!!
How many IT people have that much salary? Or do Govt employees have that much salary?

ReplyDeleteHello Abeer! You should have visited Nandan Prospera on the last weekend. I was not thinking about black money. I was curious about the profile of the visitors. Because ad and supplement was only in Sakal. (No ad in The Times of India.)
As i entered the lane, i noticed that all cars parked were three box sedans, not a single Swift, Alto or Santro.
Most of the buyers had college going kids with them. Young recently married couples, few with a infant or a baby had come with their in-laws / parents.
Property rates and budget was discussed in the office but while visiting the sample flat nobody was critical or arguing about what was offered in that price. In fact, appreciation and satisfaction was the general mood of the crowd. For a moment, i thought i am in P. N. Gadgil's showroom. Where everybody is least bothered about the rising prices of pulses (Tur Dal)!
Majority were from Aundh and Kothrud. For them the property rate or budget was not an issue. Only location was the major concern. What would have been the property rate if this project would have been in Nav-Sahyadri was discussed on the terrace of the sample flat.
Oh! I didn't tell you that all this was discussed in Marathi. Quite a few visitors happened to meet at least one friend or colleague at the site. As if it was tea break at Yashwantrao Chavan Auditorium at Kothrud or Sawai Gandharv!
Would we ever see 20-25 lakh range for a 2-BHK flat that is reasonably good.

go some where else in Pune and purchase a single house.

Yes, Pune has changed so much.
It has become Detroit, Los Angeles, etc.,
but only to Ravi and other builders. The change in them is for exploiting property buyers...

ReplyDeleteOh, No! Not in builders and Ravi. In the property buyers. See, i can understand that you find it difficult to believe. And you are not the only one!
Remember, Paranjape Schemes launched Forest Trails, bungalow scheme at Bhugaon, couple of months ago? Bungalows were priced 125 lakhs and above! Nobody believed that the scheme would get such a good response!
See, Punekar middle class has prospered well. Most important thing is they have big savings accounts. This is not a leveraged, credit card prosperity.
It was a good experience to see the small crowd of well-educated, well-placed, middle-class families at Nandan Prospera. Please, acknowledge the fact that our neighbors are doing well.

ReplyDeleteYes, of course, some neighbors are really doing well, who comprise Builders, Ravi and ilk, Local Politicians, Businessmen, NRIs, etc. ..., and not the majority of the working class Indians.

I thought last year Nandan Prospera had put a stall in Property Exhibition and were quoting 82lac odd for a 2BHK...they had these BAR like chairs in the stall to make a statement that we shall give you a better view and cushioning for your living along with grass to sleep...they seem to have relaunched it with low prices now...is it not true?? that area is not worth beyond Rs.2500/sq.ft

ReplyDeleteYes! In that exhibition Nandan Prospera was telling that the project would be launched in January 2009 and the property rate would be around Rs. 5,000 per sq.ft.!!
Isn't it good that rates had reduced substantially?

Oh! Property rates depends upon the area!! There is only one rule for the pricing. Don't bother what the builder is offering and pay the rate of the area! I am sure builders will like your rule.
Amongst all this noise on the blog, one thing is missing. What are the actual rates at Nandan Prospera? What are the prices for their 2, and 3 BHK apartments? Can you throw some light?

ReplyDeleteI am following Ravi's blog for 1+year, almost daily. Earlier I found it informative, and now I found it as supported by Builders or Ravi trying to justifying the prices and whats offered at the currenty prices hopelessly. Honestly, its a great initiative by Ravi. But we all have to understand that, if he writes anything against the "current rates" and current "luxurious" offerrings, he might be sent in air by the Builder Mafia.
Now coming back to whats there in Pune to invest!!!!!! I could not see whats in there really.. I have myself travelled from Aaustralia to US over last 15 years. And may be it was IT that pulled out India out of recession and realted everything spices, vegetables and houses to Rupee Dollar conversion rate. But how is the current situation and how is it going to be??????
My views.....
All over the world, companies are looking for cutting costs and first area they are looking to trim off is IT services. iNDIANS are facing and shall continue to face "more and more resistance" from local workers of the countries. How many years an American or European can see their jobs going to India !!!! Yes Globalisation shall create lot of opportunities, but shall now be limited to "REAL" High skilled people. Unlike year 1990-2002 when every Tom aDick and Harry could understand 20% english and write some Cobol statements and some "so called" great programs in variuous ERPS and business applications, would get payment 300% above Indias local salary structures. GONE ARE THOSE DAYS. SO Indian economy, mainly REAL ESTATE shall have to realign to the INDIAN RUPEES structres, if not now in 2-3 years to come. American and European companies are moving away from India for IT.. AtlAST all 1 Billion Indians are not "super brains". Infact the average Indians are much much inferior in technical and presentation skills of their American, European, East Asian counterparts. And that is now wiping out the cost advantage companies were getting by out sourcing to India. SO IT STORY is COMING TO END...... THE MORAL IS.. WAIT DO NOT INVEST A PENNY IN INDIAN REAL ESTATE ESPECIALLY IN MUMBAI, PUNE, THANE, BANGLORE, DELHI, CHENNAI. I am about to finalise a deal to by an apartment in International City near to Dubai at 40% lesser cost than Kothrud at Pune. Ravi any suggestions???????? All Indian working class should pressurise government to allow Indians to biy property abroad. If NRIs are alllowed to invest in India and HIKE INDIAN real estate prices, why average Indian is not allowed to Invest directly abroad and counteract that "unnatural" rise in proeprty prices. So Dear Indian nationals... wait do not even enquire about the properties, is the key to get the properties at 50% lesser cost than "TODAYS PRICE" and with "SAME AMENITIES" as today... ultimately amenities at Baner = 2+2 lane road which extends expresss way and which is full off Bullock carts and sudden turns and u have to drive all the time praying GOD. And thats a "luxurious destination" at Premium prices of India !!!!!!!! Ravi your comments are WELCOME.. not just welcome.. they are REQUIRED !!!!!

either u dont know the facts or u want to deliberately want to wear black goggles. the entire worls knows tht indian brains hv proved on every platform, the only drawback was they didnt get opportunity in there mother land. so dont underestimate indians and better shut ur mouth.
Prices are steep though the accommodation would be of premium quality as well. I don't think that the Indian real estate market has been hit as badly as the US one.
ReplyDeleteI was surprised to see the rates at NIBM road priced at 1.50 crores ..Sometimes the sales guys behave as if they own the place .You know what the director of any multi national corporation will earn at a max 50 lakhs .After tax deduction he will have nearly 30 odd lakhs per year .Now I believe that even the director who earns so much money may also not be able to take these flats .Believe me flats in Pune are of worst quality ...The builders just hype the price so that after negotiation , they will come to price what they actually want .
