On the first day of Diwali, I visited Nitin Kulkarni. The developer of Little Earth at Kiwale - www.littleearthpune.com . One of the projects - I recommend as - worth considering in 2015.

Nitin was suffering with cold. He had a running nose. He was wiping his face again & again.

"I guess, everything is okay," I said.

"You tell me - have a look at these figures - and tell me - how am I doing," Mr. Nitin said & turned the screen of the computer towards me.

Some 15 - 20 years ago - when I was in Pune real estate advertising - Nitin Kulkarni was a civil engineer - with one of the best builders - in those times. Even then, though he was just an engineer - I was sure - someday - Nitin would be a builder. Eventually, 5 years ago, in 2010, at the launch of Green City Pune on Handewadi Road at Hadapsar - I found out that Nitin has become a builder.

Certainly, I was happy for Nitin. And I was very much impressed too. Mainly for the two reasons.

1) You know? Nitin has roped in his previous employer & his old friend from Aurangabad as joint venture partners in Green City Pune! I always admire the builder who values relations.

2) Green City Pune was the right property at that point of time in 2010 - affordable flats & affordable bungalows in Pune Municipal Corporation limits. I am fond of the builders who build affordable homes.

In the last 5 years - Nitin has taken efforts to convince me that he is a good builder.

First, Nitin acknowledged my position as a blogger. The influencer - whose opinion some property property buyers take seriously. (You know? Most of the builders in Pune fail to understand how to deal with me.)

Then, Nitin took me to Green City Pune & showed the infrastructural services he had developed. He took me to Little Earth at Kiwale and showed me how he was implementing the same model - in PCMC - near Hinjewadi.

At that point of time - I was focused on Violation of Environmental Clearance. Nitin took time to explain - sustainable - self sufficient - infrastructural services in Little Earth Kiwale. Infrastructure which will generate revenue & reduce the cost of maintenance.

Certainly, Nitin's efforts paid off. I started recommending Little Earth at Kiwale.

Obviously, I became more alert about Little Earth.

After the unfortunate incident of police complaint by Vastushodh Projects - I have become more cautious.

Being more open - over the period of project - about my views & interactions with the builder - can be a sort of real time disclaimer about my views. I thought. So that - you do not have to wonder about my sudden shift - why am I suggesting something like - why you should not book a flat at Vastushodh Projects' UrbanGram & AnandGram.

Afterall, I write Ravi Karandeekar's Pune Real Estate Marketing News Blog to help you to buy a home in Pune.

Times keep on changing. Same about you, me & builders. Obviously, my views & recommendation keep on changing too. So, transparency is essential. I have realized.

"Look at these figures - and suggest - what should I do to get more bookings?," pointing at the computer screen Nitin Kulkarni of Little Earth Kiwale asked.

"Sure. I will. First tell me - how are you doing?," I asked.

"From April 2015 - the day of launch - on an average - every month 5 - 7 flats are booked. I have booked enough number of flats to fund the construction of this phase. But, you know? I was expecting more bookings. I wish to do something for more bookings," said Nitin.

"Yes! I know. You have enough bookings to complete the launched phase. At this point of time - when the home buyers are not sure about the completion & possession - this is a big USP of Little Earth," I said.

"And the amenities - club house and all - and infrastructural services - sewage treatment plant - water & power connection etc - are already in place - I am giving possession of the 1st phase in the next couple of months - means - by the time - the flat owners of this phase - will get the possession - they will get whatever they have paid for!," said Nitin Kulkarni of Little Earth Kiwale.

"Yes! I know. But, most of the property buyers don't know this. You know why? Because - you talk about the payment scheme - 5-75-10-10. Not about getting value for money - not about getting possession of a flat with operational - amenities - and - infrastructural services," I said.

"The property buyers know that - those builders who find it difficult to sell the flats - talk about the payment schemes - 10 - 80 - 10 - no EMI till Possession - and all. Why aren't you talking about possession of a flat - with amenities & water - power - STP?," I asked.

"Yes! I was considering the same! Should I highlight the guaranteed possession date?," asked Nitin Kulkarni of Little Earth.

"Possession date - is an oversimplification. Certainly, attractive. But - in the current circumstances - when the property buyers don't trust the builders - oversimplifications looks like - gimmick. Gimmicks & payment offers - erode brand value - do not communicate the strengths of the project. Do not answer - why is Little Earth at Kiwale better than Aditya Vivaaz at Ravet or Siddhashila Eela at Punawale? Respect the intelligence & preferences of the property buyers - Nitin - we know how location centric property buyers are - they will come to Kiwale only when they are convinced about benefits of booking a flat in Little Earth!," I said.

"True! Like DSK called Punawale as tomorrow's Baner - or like Adity Builder says about Ravet - Tomorrow's Aundh - at this point of time - I can't say anything about Kiwale. But, you know - how good is the location of my project - right?," said Nitin.

"When the project is good - it doesn't have to depend entirely on the benefits of location. Little Earth offers more than the convenient location for Hinjewadi IT professionals - as well as Mumbai investors - and you offer safety - a property within a budget - with operational amenities & water - power - STP - systems. And the bookings show that the property buyers are admiring & appreciating Little Earth - what more do you want?," I said.

"More number of bookings! But - if you say - it's okay - I am ready to accept!," said Nitin.

"Yes. You are doing quite well. Can you afford to be a patient? Do you have a huge debt - tension of interest payment? ," I said.

"No debt. No bank loans. No Private Equity Funding. No tension of interest payment," said Nitin.

"Have you paid the salaries on time? Have you paid your contractors?," I asked.

"Yes! Of course!," said Nitin.

"Congratulations! Nitin - you are among the few builders in Pune who could fulfil their financial obligations this Diwali," I said.

"Good! I called you to hear this!," said Nitin and gave me 2 paper bags.

"OMG! Glad to know that you can even afford to give Diwali Gift to the blogger! What is in these 2 heavy bags?," I said.

"Idol of Ganapati & Dry Fruits!," said Nitin Kulkarni of Little Earth at Kiwale and asked - "Where are you going? Should I tell my driver to drop you?"

"If you are my true friend - please - never offer me your car. Instead - order me to walk. Because, walking is good for me," lifting two heavy paper bags, I told Nitin.

However, when I reached Joshi Hospital, I called my wife and asked her - What should I do about the 2 paper bags of Diwali Gifts?

"No problems. Come over!," my wife said.

She was right. For a moment - my mother in law admired the idol of Ganapati. And you know what? She asked for one more almond from the box of dry fruits. Because - the first one she had gulped down like a capsule.

"Now, I am feeling like I am celebrating Diwali," said my mother in law.

"Same here!," without looking at my wife, I said.

Beware of builders' tricks. Do not fall into the trap.

Top 11 Most Popular Blogs in the First Half of 2015:



In the first half of 2015, I was mostly writing about deception. The so called home loan offers 10-70-10-10 or 5-75-10-10 & property price discounts - Indian Realty Flash Sale - offered by the builders in Pune. I was reporting that instead of rationalizing the property prices, the builders are trying to 'alter' - 'change' - property buyers' perception by tricks & untruths.

Since we all live together, most of the time, we largely trust each other. This makes us susceptible to illusion & lies. The builders in Pune were taking disadvantage of our susceptibility. They were trying to steal our EMI to fund their sinking business.

These builders were trying to trick us to borrow money from the private housing finance companies - at heavy interest rates - and pay these moneys to fund their sinking business.

With the help of advertising agencies & main stream media, these builders were 'managing the perception of the property buyers' in such a way that many property buyers didn't realize the deception.

These naive property buyers took this deception as a normal marketing initiative - product promotion activity.

Many products, many brands, at some point of time, offer discounts & easy payment schemes. From shoes & shirts to LCD TVs & cars. Right? Now, you are getting offers & discounts for property - flats - homes. What's wrong about it? These builders were claiming.

Apparently, these builders were not lying.
These builders were only omitting a fact. An important fact.
These builders are service providers.
Builders offer real estate development service.
They were not offering ready for possession flats.
Since the property were not ready for possession - what they were claiming - what they were offering - was far away from the truth. It was deception!

As a blogger, I believe, it's my duty to make Pune property buyers aware about this deception. So that they will not fall into the trap. And become victims of builders' poor service - exorbitant 'other charges' - unfair terms in the flat agreement - poor construction quality - delayed possession - not providing basic infrastructural services like water, power, approach road, sewage & waste management - insufficient car parking facilities - exorbitant penalty interest for delayed payments - poor maintenance - swindling of maintenance charges - incomplete amenities - unsatisfactory after possession service - possession without completion & occupancy certificate - not forming Cooperative Housing Society - avoiding conveyance deed.

Indian Realty Flash Sale - Fear, Farce & Tragedy

Pune builders & Pune property buyers are in deep trouble:



Recently I had a cataract operation. For some time, I was totally cutoff from Pune real estate market. Now, doctor has permitted to work for some time. On 919860044110 I have started offering advice about buying a home in Pune. I have started reading conversations of property buyers' groups on WhatsApp. I am back in the land of fear. I am back in Pune real estate market.

In this land of fear, every Pune property buyer is under never ending fear. Starting with fear of rising property prices. Fear of may not be able to own a home. Fear of delayed possession. Fear of poor construction quality. Fear of occupying a flat which has not received completion & occupancy certificate. Fear of no water supply. Fear about builder not forming society. Fear about builder not complying with the conveyance deed. Fear about not becoming a true owner of the property.

But you know what? When i visited Facebook, ePaperBeta.TimesOfIndia.com & Online3.eSakal.com I realized that the builders in Pune are also under never ending fear. Fear of inventory of unsold flats. 67,557 Unsold flats - 70.64 msf in Pune. Fear of getting wiped out of business. The builders in Pune are in fact more frightened than Pune property buyers. Particularly, the 'so called' big builders.

Unable to find a solution for getting out of the deep trouble, these builders have gathered together under the leadership of Mr. Sujay Kalele, CEO of Kolte Patil Developers Ltd. (Yes, both still exist!)

Our "channel partners" - means the estate agents - the brokers - are the main culprits. These channel partners on whom we were depending for so long have let us down. Because of these lazy channel partners we are not getting bookings. We have to get rid of these buggers. All big builders agreed.

We have to eliminate the human element from our business. Like all humans these channel partners are also filthy animals.

We are here to exploit all filthy animals on this earth.

To exploit these filthy animals we have to use technology. Digital marketing technology. Amuratech.

All agreed. No one objected.

Because everyone is in this business to exploit human beings. Not to join hands with them or to serve them.

But, there was one problem. The print media houses.

If we go digital the traditional print media houses will get angry with us. A few builders feared. After all these media houses have invested in these builders' companies.

Don't worry. We will give them their cut. Ads and paid news. It's a matter of our survival. Some builders assured.

But wouldn't it create an impression that all of us are in deep trouble? One builder objected.

Aren't we all in deep trouble? Someone said.

Launching big digital marketing campaign means accepting that all real world efforts failed miserably. One builder objected.

Don't be too realistic. Be digital. Go national. Go global. Go world wide web or go down the drain. Someone said.

All agreed. Indian Realty Flash Sale was announced. And the farce began.



Indian Realty Flash Sale created digital terror. Visit www.IRFS.in & short list the projects. Only a few units are available at discount. Digital discount coupons available from 25th. Download coupons. Rush to the sites in the next few days. If you are late you will miss the discount offer.

Digital terror creates digital anxiety. May make some anxious in real life too.

And those who are anxiety prone may visit the sites.

Will these anxiety prone guys book a flat?

No.

Why?

Because these guys will anxiously wait for more discount. More drop in property prices.

Now, these price conscious anxiety prone property buyers have the digital proof that Pune builders are in big trouble and they are ready to reduce the property prices.

If we don't book for a few more months - just 6 - 7 months - we can break the builders. We can force these builders to reduce the prices.

The price conscious property buyers will overcome their anxiety and will become brave. Thanks to that discouraging & disappointing experience of site visit.

Now, the long expected price correction looks possible - in very near future. These Pune property buyers will tell themselves.

And they will come to conclusion that - this is not the right time to book a flat in Pune real estate market!

Of course, all mainline news medias will publish the news stories about the huge response to Indian Real Estate Flash Sale. The so called news stories will talk about the number of digital discount coupons downloaded.

Because one can download as many discount coupons as one wants - for free - I have downloaded all Pune property coupons. The overall worth of my downloaded coupons's properties is a few crores. Means, a few thousand people are enough to claim a sale of a few crores. What a farce!


Some are not going to enjoy this farce. Particularly the investors and those who have already booked in these projects.

If a Pune builder can't sell under construction property at the current rate for payment in installments - who will buy from me - ready possession property - at the higher appreciated price - by one stroke - lump-sum - payment? Investors are worried. But this is not all.

These investors are always prepared for less appreciation. But not for loss. Though they know that loss & profit are two sides of the same coin.

However, no investor can think of losing his capital.

Because of the IRFS farce these investors will withdraw their investments as fast as they can.

But how many builders are in a position to repay the principal amount?


For the investors it's only about money. But for the actual home buyers, this farce is the confirmation of impending tragedy.

The good names will frighten him. Now, it's not only about big builders. Not only limited to Kolte-Patil, Amanora, Pride Purple, Tata Housing & Panchshil. Now, even Godrej, Nyati, Saarrthi, Kasturi & Nandan are also in the line. Sad. Very sad. He will say.

Will my builder be able to complete the project in which I have already booked a flat?

How can I keep on paying pre-emi & rent if my builder delays possession indefinitely?

Did I make a mistake of booking a flat at the launch of project?

Was it stupidity to go for a big brand in Pune real estate market?

If my builder reduces the property prices for new bookings - will I get that reduced rate - even if my flat agreement is registered?

What if my builder becomes bankrupt?

The actual home buyers who have booked the flats in Pune real estate market are worried.

But no sales executive or builder is available to answer his questions.

Or there is no digital answering system for these filthy animals on earth.

On the day of the handing over ceremony, I witnessed how satisfied the group was. The handing over ceremony became a thanks giving ceremony. The builder handed over the project to the flat buyers' group. The flat buyers group thanked the builder for doing his job well. Yes. well and in time! For the after possession communication, the home buyers & builder formed a Whatsapp Group!



Since I have started this blog, I have seen many group housing initiatives. From Aarohi at Sus of ITWAP (IT Professionals Welfare Association Pune) to Insignia Housing Group of Hinjewadi IT Professionals. But for the first time, at Davabindu Sus, I witnessed the completion & handing over of the dream group housing initiative.

Obviously, I asked Sanjay,"What is the secret of success of Davabindu?"

"Communication, reasonable expectations & commitment!," Sanjay Deshpande said.

"What should be the minimum size of the group?," I asked.

"A group of 24 flat buyers!," said Sanjay.

"Forming a group of 24 sounds possible! Are you interested in building more group housing projects?," I asked.

"Why not! I am a builder. Facilitator. Construction service provider. If I get committed booking - I am ready to work on reasonable limited profits!," Sanjay said.

Vastushodh Projects' police complaint against Ravi Karandeekar

Yes! The police complaint was about my blog - "5 Reasons why you must not book a flat in Vastushodh Projects' UrbanGram & AnandGram"!!


Vastushodh Projects' Police Complaint - Ravi Karandeekar's Statement

Police enquiry was short & sweet.

Yesterday, at noon, I went to Kothrud Police Station with my son. An officer at the entrance asked me, "Why are you here?" When I told him about the complaint, pointing at the chairs in the lobby, the police officer said, "Wait for a few minutes - Bhosale Patil Saheb is in a meeting"

We took the chairs. Went on looking around nervously. After a few minutes, Bhosale Patil Saheb came out of his cabin and asked me,"Are you waiting to see me?" When I said yes and gave him the reference, he told me to come in. Asking about my cataract operation, Bhosale Patil Saheb gave me a copy of Vastushodh Projects' complaint.

I read the complaint. Yes! It was about my blog - "5 Reasons why you must not book a flat in Vastushodh Projects' UrbanGram & AnandGram".

I will talk about the Vastushodh Projects' complaint in my next blog. My dear friend Sachin Kulkarni wants me to publish it on my blog. On Facebook, Sachin Saheb has said -
"Dear Mr Karandeekar, having read your new stunt of becoming the Hero of virtual netizens, let me officially educate your readers,who are reacting only on your side of the story ! Also have the guts to verify the nature of the police complaint filed by me, and publish the same on your "educative" blog !"

How can I say no to my dear friend? I will publish Vastushodh's complaint - as soon as Sachin Kulkarni sends it.

After I finished reading, Bhosale Patil Saheb asked me a few questions about me & my blogging.

"Keeping in mind the interest of home buyers, I have expressed my opinion about Vastushodh Projects' offer. As a blogger, it's my job," I said.

Bhosale Patil Saheb called one police officer and told him to take my statement. I went with him to his cabin and gave my statement in Marathi. He typed it and asked me to read. After I finished reading, the officer took out the printout and gave me the copy.

I thanked the police officers and came out of Kothrud Police Station.
"You know - why we have police?," I asked my son.
"Yes! To protect good and to punish evil," said my son.
"Yes! सदरक्षणाय खलनिग्रहणाय - Sadrakshnāya Khālanīghrahanāya," I said.

Is the police complaint about my blog - "5 Reasons why you must not book a flat in Vastushodh Projects' UrbanGram & AnandGram"?


Vastushodh Projects files police complaint against Ravi Karandeekar - Kothrud Police Station Samajpatra

Yes! My dear friend Sachin Kulkarni, Managing Director of Vastushodh Projects, has filed police complaint against me!!

According to the samajpatra (समजपत्र) from Kothrud Police Station the complaint is -
1) I am misleading people by sharing false information about Vastushodh Projects.
2) By writing not that good words about him - I am spoiling Sachin's image.

The complaint doesn't mention any particular blog. But I assume it must be about my recent blog - 5 Reasons why you must not book a flat in Vastushodh Projects' UrbanGram & AnandGram.

Because, after posting more than 250 blogs in the last 5 years, for the first time, in my recent blog I have written - Do not book a flat in Vastushodh Projects' AnandGram & UrbanGram.

Certainly, recommending not to book in Vastushodh Projects was emotionally sad decision. But ethically it was a rational decision.

I write Ravi Karandeekar's Pune Real Estate Market News Blog for you - the property buyers. And it's my duty to give you my honest reviews & recommendations. Irrespective of my personal relationships with the builders. Without bothering about the consequences.

I am always ready to pay the price for my freedom of speech. But not my neighbours.

My neighbour couldn't control her tears when she told me how police questioned her when they found my flat locked.

"Why do put your life in danger by writing against the builders?," asked my neighbour.

"I don't write against the builders. I write for the property buyers," I told her.

"Writing for the property buyers - means - writing against the builders! Isn't it?," said my neighbour.

"Not really! You are witness. I am writing a blog for last 7 years. How many times in the last 7 years - did the police come to catch me?," I asked her.

"Never before. Not once in the last 7 years. Today was the first time. Aren't you frightened?," said my neighbour.

"No. Because - I know jo dar gaya samjho mar gaya," I said.

Let us see what happens tomorrow when I report at Kothrud Police Station.

A walk on a rainy evening was a pleasant experience. Obviously, there were very few visitors at Sakal Vastu.

All stalls were well done. Properties on offer were looking tempting.

At Pethkar Projects' (www.pethkarprojects.com) stall Mr. Jitendra Pethkar was attending a visitor.

I love to see a builder talking to the property buyers. This was a moment to capture. I took a photo.

When the visitors left, I asked Jitu Sir, "A builder at the exhibition stall! Times are tough. Right?"

"Pandit Farms is the best venue for me - I have always got good response from here - for Samrajya & Siyona - both," said Mr. Jitendra.

"Good for you," I said.

"Yes! And good for the property buyers too. Exhibition makes searching for home less tiresome," said Jitendra.

Yes! Experienced real estate salesperson can read the visiting property buyer in a few seconds. In and out. And he focuses on the one who is on the top.

But there are many working couples who work in Hinjewadi & Talavade. Not all of them think of a townhouse in Eagle's Nest at Vadgaon. Why is this couple interested?
