  2. Is that sarcastic or your real opinion??
    Because not every ward has a Garbage Depot to the magnitude that's being considered in Punawale. Tell me where is the Garbage Depot in Wakad or Bavdhan??
    I am concerned that this development will put a brake on the property appreciation rates in the Punawale area and wanted to see if you had any latest info on this.
    If not, who should i check this with?

    I have heard about 1 Hallmark Avenue Project in Ravet. It is in soft launch phase currently. It is going to be launched some time in September or October as displayed on the site. The rate being quoted is Rs 4100 psf. Is it a good investment option. Also please guide me if all necessary clearances to start the project are obtained by the builder.

    "Serena Project" in Punawale by "SAI SAMARTTHA PROPERTIES" is giving a great option for all interested home buyers.

    Current PSF(Per Sq.ft.) rate trend in Punawale is well above 4000/-
    The builder is offering below Pre-Launch Offer:

    3800PSF for normal Pre-Launch with Booking amount of 3Lacs.
    3600PSF for booking with 10Lacs amount.
    3350PSF for booking with 50% agreement value.

    I have been reading your blogs for a long time (from the day I started searching for a flat). I have been closely following your posts and now own a flat which I will be getting in another 4-5 months. I searched through your blog but couldn't find anything related to one of the projects in Ravet - Silver Gardenia by Rohan constructions and Gaikwad Shinde Associates. One of my relatives is planning to book a flat in this project. I know it is not a very big project, but still would like to know your views on the same. What I have heard from some of my friends is that planned possission was somewhere in the month of Dec 2013, and has been postponed to March-April 2014 because of LBT issue. Your views will be highly appreciated !
    And yes, thanks a lot for your blog on Xrbia Hinjewadi. I read that blog and made one of my friends to go through the same along with all the reviews as he was planning to book a flat in that scheme.

  15. I also feel the same way, I have visited couple of builders scheme, to found that most of the builders are playing games on their smart phones. Most of time, when i have visited no one were present.

    Builders are in real hiccup, and real estate bubble which gets blast in Mumbai, Bangalore, Delhi Noida, Ahmedabad, Rajkot... same will be followed by Pune.
    Most of places has ready possession flats.

    Moshi which was 3800 1.5 years back, is selling at current rates of 3300-3500
    My friend has booked flat of 60 lack, and now currently good flat is available at 40 lacks.
    I got really feared by the condition, when EMI is bagging the boots, and at the same time, what he has booked, is also depreciating.

    After december, there were heavy price down, due to cummulative effect. As normally in janyary market resumes, black money gets diverted to other investement sources. This is the time where weak market gets weaker.

    1. We booked flat in this project some time back, but believe me - we are worried about its success since then. Every time they talk about approval but its just getting delayed. Also, what after that - what if they also delay the completion in same way. A big time uncertainty is there. However, you can not blame the marketing team as they are completely different entity than Builder. No idea why builder is not getting approvals! Worried about it.

  24. so now it doesn't make sense to invest in punawale.I really liked the locality very much and am still thinking of investing there but i guess it doesn't make sense in the long run the property won't appreciate and will get stuck with a garbage depot.Too bad such a upcoming place with hinjewadi close by the garbage depot spoils it all.

    1. Royal Cataleya is not worth it in my opinion. I did visit their office but not found good.

      The biggest problem is MHADA building is at the front of the property and the Fire safety consideration also went for a toss on that design.

  30. As per the laws Builder are not supposed to sale parking but they are getting money under the name of development. Parking is not a part of FSI, it is compulsory to provide parking to each flat. Also they can not sale terrace too but now as per new recommendation double height terrace as well as balcony is also a part of FSI and salable but yet become a rule. Always check the previous project done by builder and registration of society and conveyance done in the name of society. Most of the builders don't do conveyance of land in the name of society so that they can increase the floors later or build another building in amenities spaces in case of increase in FSI change in rules etc. Every one must ask builder about conveyance of land of previous projects. also check all clearance for the project before booking and never go for pre launch offer which is not on paper. Always check NA land, commencement Certificate along with all conditions mentioned in attachment of commencement certificate. Usually builder shows Commencement certificate but does not show attachment mentioned in CC. Check the possession dates and go for the project which completes early. Check the availability of municipal water in near by completed project. bloggers need to spread awareness in this regards and write useful note rather than posting photos of sample flats which most of buyers go and see the sample flat which always lucrative. Go for small terrace flat or you will end up in spending money in terrace area only. many builders are selling terrace up to 500 to 700 sq.ft along with 3 BHK or 4 BHK flat. Yet terrace is not a part of FSI and you get less living carpet. Now a days builders have started building bigger flats to show more carpet area and most of the time loading is about 50%. Loading can be calculated (salable area - living carpet (without terrace)) divided by living carpet area. Builder use trick here they use (salable area - carpet area (including terrace)) divided by salable area to show less loading which is wrong calculations. Spread the awareness about this and post where it is possible. Investors should calculate their investment as reality as most of the investor are not able to sale their flat when requires and at current rates. if you buy a flat of 1 Cr. then you will be benefited only when you sale this at more that 1.5 CR after 5 years which is not a case most of the times. Because you have 15 lakhs for registration, then about 50 lakhs for interest for 5 years, society charges, brokerage, may be transfer fees to builder etc. You may get 5 - 10 lakhs as a rent after possession for about 2-3 years. So its not a good investment. Pune rents are very low and so it is, I believe, a dead investment. It is only good if you don't need loan and if you are seating on a cash.So think twice before this dead investment.

    I heard that, The projects near by dehu road ammunition factory(within range of 2000 meters) needs NOC from defence ministry. Due to this most of the projects located in Ravet,Kiwale, Talawade are impacted. Most of the projects are already approved by reputed banks. So is it safer to invest in such projects?     I have purchased a flat in punawale and receiving a possession in next week.
    On documents the builder seems to provide only cc and possession certificate, he says OC is not given in PCMC.
    The documents provided are more than sufficient.
    Since I have heard possession without OC is illegal; but some people say in PCMC its not necessary could you please guide me on this?
