Recently, I spent a couple of days with my old friend Mr. Nitin Kulkarni. We visited his "Green City", under construction project on Handewadi Road at Hadapsar and "Little Earth", Nitin's upcoming 27 Acre Township at Kiwale in Pimpri Chinchwad Municipal Corporation (PCMC).

I have written about the launch of Green City at Hadapsar. Because of the affordable property prices of 1 BHK & 2 BHK Flats, Green City has received a huge response. After the launch, I had suggested - recommended - 1 BHK & 2 BHK Flats in Green City - along with the other projects on Handewadi Road - to many.

Particularly to those, who were under the impression that - in their budget - Wagholi - is the only option - available for them.

"Why go to Wagholi Gram Panchayat when you can get a home in approximately the same budget in PMC - on Handewadi Road at Hadapsar?," I used to argue.

"No! Please, don't consider Wagholi - Phursungi - Manjri Gram Panchayats - I want smart & intelligent people like you in Pune City!!," i used to beg.

"What about that traffic jam at the railway crossing? What about that narrow - down market - Hadapsar Bhaji Mandai at the beginning of Handewadi Road?," you would object.

"Good for you! Take advantage of these minus points - which has kept the property rates affordable on Handewadi Road - turn problem into an opportunity - book now - and after possession - sleep on the railway track till they don't start the construction of the flyover!," I would to say .

"Never forget that widening road and constructing flyover in Pune - is not impossible - for one of the biggest Municipal Corporations in Maharashtra - . But, for a Gram Panchayat - developing urban infrastructure in a fringe village like Wagholi - is not possible - at least - not in your life," I would convince.

But this was all about affordable 1 BHK & 2 BHK Flats for the first time home buyers. When the discussion was about a bungalow / twin bungalow or a row house at Ivy Estate, Solacia or Manjri Greens - for me Wagholi and Manjri was not a problem. Not only in Pune Municipal Corporation but even in most of the small cities in India - bungalows colonies - gated communities - are out of the municipal limits.

A gated community of 34 bungalows in Green City Hadapsar is a rare phenomenon. And you know who has designed these bungalows? The same architect who has designed Paranjape Schemes' Vasant Vihar Bungalows at Baner and Forest Trails at Bhugaon! Mr. Aniruddha Vaidya and Associates, AVA!

When I visited the Sample 3 BHK Bungalow in the under construction - independent - gated community of 34 bungalows - in 16 acre Green City Township, I felt as if I am at Vasant Vihar Baner!
The same relaxed luxurious ambience was taking shape.
The same exclusive privacy was all around.
The bungalows had comfortable spaces with hi-end specifications - with an option of customization.
And, most important, all essential services - power, water, sewage and waste management services of a township - were available for a bungalow - like any flat in Green City.

How is it? Nitin asked me.
Beautiful! What is the price? I asked.
Carpet + attached terrace + top terrace + court yard areas of all 3 BHK bungalows is same - what changes is the plot & garden size - 97 Lakh Bungalow has smaller plot and smaller garden than 1.06 core or 1.11 core bungalow - but the carpet area of all bungalows is 1338. Nitin said.

You know how I work - reverse engineering - Question: How can I offer a bungalow for a home buyer who has a budget of 1 crore for a 3 BHK Flat. Answer: What you see. Nitin said.

"Of course, I can see that in 3 features of this bungalow," I said.

1) I particularly liked the courtyard covered with toughened glass on the top terrace. Direct sun light entering in a home - is an ultimate luxury for me. The sun light homes tells me that not only the land but also the sun belongs to me. Bungalow is all about complete ownership of your universe.

2) And you know? My son would be more than happy to use that toughened glass as a dance floor when he will throw a party on the top terrace.

3) But for my neighbors UPVC 3 Track - almost sound proof - windows, means - no adult entertainment.

4) The specifications are the best. Means, I can buy this bungalow as it is.

5) Court yard + family room + private garden + attached terraces of the bedrooms + top terrace - enough places to entertain friends of husband, wife & children all at the same time.

6) All this - of course with parking - in and around 1 crore is too good.

"You know what? That's why I call you 'Win Win Nitin'! You earn handsome profit and build beautiful homes!," I said.

When all property buyers in Pune don't mind buying "concept" - booking a flat at launch
- even at the pre-launch stage - of the project -
why do builders in Pune pretend that they are selling ready for possession properties?
Why they call - "Khulega Properties Ka Pittara" and show ready properties?

Every property buyer & builder in Pune knows that the sole purpose of a property exhibition is
to introduce a concept of new - upcoming projects, provide information about ongoing projects and
have a good interaction - conversation -
then why these service providers - works contractors -
as per the definition of the state & central government -
ask their paymasters to pay 30 rupees entrance fee?

I fail to understand why builders in Pune don't mean business.

Though for the construction of the flat
Pune property buyers pay in advance to the builders
no property buyer would have liked if the builders would have used the word "Bowl" or "Jholi".
both the words would have been as inappropriate as "Pittara".
Why? Because, property buyers in Pune mean business.

I said "The native". Not all. Only a native. Because it is life. It's personal - private - experience. Prakash said.

"Correct!," Prakash said.

When I visited the show flat of Dreams Aryan Hadapsar, I experienced those moments and enjoyed them too. After all, I am also native. Local. Punekar.
