Pune flat buyers, how good is your maths?

Help a builder to design the most attractive property price discount offer:


I am one of the most ethical builders in Pune. I am participating in a 'property sale' organized by one of the most ethical, blindly trusted, highly respected & fanatically socially committed media houses in Pune. Along with me there would be 2 more most ethical builders in Pune.

In short, the 3 most ethical builders are participating in the most ethical, highly respected, blindly trusted, & fanatically socially committed 'property sale' in Pune.

"Like any saree sale on Laxmi Road, every flat buyer expects that - 'a property sale' must have some 'discount offer'. Otherwise, the flat buyers say, without discount offer - how can we enjoy the shopping?" - my ad agency told me.

"But there is a huge difference between a saree sale and flat sale! Sarees are actually there. You can pay & and take them home. Flats are not there in the property sale - in fact, the flats are not ready even at the site - we builders only pretended that there is a flat - but actually, the flats are under construction - so what is the point in offering a discount like a saree sale?" - I argued with my ad agency and the sale organizers.

"You know? The visitors also pretend to buy - they never really buy a flat in a property sale" - my ad agency said.

"If the buyers don't buy a flat in a sale - why are we participating?" - I asked my agency.

"How can you prove that you are still in the business - without participating in a sale?" - asked the media house representative.

"I can do that by a paid news in your publication. Can't I?" - I asked the representative of the media house.

"That's what you are doing! This 'flat sale' is only - an add on service - for a paid news in my publication!!" - said the representative of the media house.

"Footfalls! Don't forget the importance of 'footfalls' in real estate marketing!! Along with the 'eyeballs' - the paid news reads - the media house is giving you 'footfalls' for free!! You agree to participate because of their free 'offer'! Remember?" - my ad agency said.

"Footfalls at the site matters - not at some centrally located venue in the city" - I said.

"But do they come to your site?" - asked my ad agency.

"No. No one came to my site in the last 10 months. Not a single foot fell on my site" - I accepted.

"Footfalls! Fight for footfalls!! Just imagine - what will happen if only 2 per cent out of 50,000 sale visitors visited your site?" - asked the media house representative.

"What if - 2 per cent of site visitors booked flats in your project?" - asked my ad agency.

"Can you give me a calculator?" - I asked.

"Big decisions are taken without a calculator" - said my ad agency.

"Give a good offer - give an attractive discount offer - sale can't be without a discount offer - it may be a saree sale or a flat sale" - my ad agency & media house representatives shouted in my both ears.

And I accepted their philosophy and decided to give an attractive discount offer for a flat sale. When I told my ad agency to design the discount offer - they told me - "Involve the flat buyers in designing the offer!"

"Are you serious?" - I asked.

"Yes!' - my ad agency said.

"Is it advisable to let the flat buyers take a calculated decision?" - I asked.

"Yes! Because most of the people are weak in Maths!! Particularly - the property investors are not at all good in Maths!" - said my ad agency.

"That I know. How should I go about it?" - I asked.

"Be discrete. Let someone else do it for you. Tell the people to suggest the offer for some other project. Keep your name & your project's name secret. Offer a prize for the best suggession. Distribute the prizes only at the venue of the sale" - said my ad agency.

"But will they participate if I gave them wrong info?" - I asked.

"Participate? Hinjewadi flat buyers even pay token amount against wrong or no info! They like suspense - mystery - thrill!" - said my ad agency.

I respect creative solutions, public participation & transparency. That's why I have told you this before seeking your help to design an attractive discount offer for the flat sale I am participating in.

Disclaimer - If you find any resemblance to any housing scheme or any flat sale initiative or any builder it is just an unintentional accidental coincidence.

First, let me tell you what I want to do. I have a housing scheme in a not at all far away location from Pune. In fact, tomorrow or a day after tomorrow it is going to be a part of Pune. I hope you know what I mean. This is about location.

Now, about a property. I have 2 BHK Flats. The areas of the flats are king size - from 911 to 1037 sq.ft.. Of course, these are saleable areas.

For the convenience of flat buyers who are familiar with and accustomed to the past practice of saleable area and rate per sq.ft. of saleable area - I give saleable areas in square feet.

Otherwise, I have told you, I am one of the most ethical builders in Pune. In the flat agreement, I mention only carpet area of a flat and a carpet area of a terrace and that too in sq.mt. - square meter.

Not only in the agreement to sale - even on my property price list - I mention carpet area in sq.mt. as well as in sq.ft. - this shows that besides most ethical - I am also most flat buyer friendly builder in Pune.

Now, I know you want to know the carpet areas of these flats which have saleable areas between 911 and 1037. Right? The carpet areas of these flats are between 592 and 622.

Yes! Yes!! You must be curious to know how can a saleable be 1037 if the carpet is only 622!!! Right?

I have given big terraces! I told you my flats are king size!! I have given 146 sq.ft. terrace for a flat which has a carpet area of 622 sq.ft. - so that a flat buyer can enjoy nature - the free gift of god - sun, moon, rains, stars, wind, cool breeze, greenery, etc. - without leaving a home - on his attached terrace!

What is the loading? You may wonder. The loading is only 1.35%. I told you - I am one of the most ethical builders in Pune. Like the builders in Mumbai, I don't add 40 - 45 per cent loading. I follow what my organization tells me. I do what most of the builders in Pune do. I follow the most sacred formula - (Flat Carpet + Terrace Carpet) x 1.35 = Saleable area. Means (622 + 146) x 1.35 = 1036.8 = 1037 sq.ft. saleable area.

Like some notorious builders in Pune, I don't follow [(Flat Carpet x 1.3) + Terrace] formula. Mainly because, this formula doesn't give a joy of owning a king size home to the flat buyers. According to this formula instead of 1037 the flat look of only 955 sq.ft. - [(622x1.3) + 146 = 954.6 = 955] And you know how flat buyer friendly builder I am. For me flat buyer's satisfaction is more important than my profit.

You may be wondering at what property rate I sell the flats! The fact is for a long time I have not sold any flat. But according to my price list - my rate is only Rs. 3366 per sq.ft. Of course, this is only on the paper. If someone had come forward to book a flat and tried to negotiate the rate - certainly, I would have reduced the rate and given him the satisfaction of negotiation. I am participating in this flat sale only to give the satisfaction of getting the best deal to all flat buyers in Pune.

Of course, there is a limit to rate reduction. Why? Because I do not charges "Development Charges - Infrastructure Charges"! It is clearly mentioned on my price list that - One car parking is assigned to each flat!

That's why I can't reduce the property rate and increase the 'other charges'!

Plus, it's my moral responsibility to take care of property investors who have invested in my project some 4 - 5 years ago when the rate was around 3,000 rupees per sq.ft. Their dreams of earning property appreciation will shatter if I reduce the current rate of 3,333.

I can not afford the luxury of reducing my rate to Rs. 2499 like some recently launched projects in the area. I can sacrifice bookings but can not sacrifice my old investors! The investors are the foundation of any real estate developers.

Point is, in these limitations - designing an attractive property rate discount offer is a big challenge. You can design an offer only if you can think like a builder. By seeking your help, I am giving you an opportunity to step into my shoes and become a builder for a moment. So, I request you all to take this challenge.

Tell me how can I give very attractive discount offer which may reduce a little bit profit margin but will finally help me a lot to save interest I pay on construction finance.

Here are some ideas. Use your calculator and tell me in the comments which discount offer you will find attractive.

One sec. Before you start using your brain, please, have a look at these photos. You know that these photos are not of my project - though these photos are of some other project - I am sure - these photos will stimulate your imagination. These photos will touch your emotions and you will start thinking from your heart. Result, you will be able to suggest best discount offer and win a prize. If I really offer.

The ideas are -

1) "Loading" is the key to profit. Should I change the loading percentage?

2) "Loading" has an intellectual appeal. Should I change the formula?

3) "Loading" has emotional appeal. Should I charge loading only on the 50 % of the terrace?

4) Quoting rate on the carpet area is considered as a revolutionary idea. Should I quote the rate on carpet area and give 100 or 200 rupees discount on it.

No. I don't have any more ideas. One thing is for sure - I can't give 25 % discount. If I had not started construction I could have given 25 % discount and then would have cut the corners while construing the building. I could have reduced the specification, eliminated some amenities, would have used inferior materials. But since my project is under construction and amenities are ready - I don't have a freedom to do it.

Of course, the flat buyers won't mind if I reduce the specifications & amenities. For a few years, they will not notice the inferior materials. But what about my fraternity?

Considering the cost of land & construction, I can reduce the rate by 40 per cent and manage to deliver the project. But consider the psychological impact of it on my fellow builders who are ready to go down but not to reduce the property prices. They will go into deep depression. We can not see a few more builders committing suicides. Can we?

So, be rational. Give realistic ideas about property price discount. Show me how good is your maths. I may choose more than one. Because rarely one fits all. Right?

8 Signs You Are a Hopelessly Ignorant Pune Flat Buyer

Beware! Unscrupulous builders in Pune are targeting ignorant flat buyers:



Wise flat buyers are not booking flats in Pune real estate market for the last many years. That's why a huge inventory of unsold flats is lying around and the property prices are coming down. Result is most of the builders in Pune are in serious financial crunch or are on the verge of bankruptcy and mostly will not be able to complete their ongoing projects.

Add to it the new development rules plus the effects of upcoming RERA and you realize that the huge supply of flats has already made it sure that property prices in Pune real estate market will never increase and many builders would be thrown out of the business.

Obviously, wise flat buyers know that in this situation there is no point in booking a flat at the launch or at the early stage of construction. But when some event like Yashwin Hinjawadi takes place we realize that there are a few flat buyers who are completely ignorant of the realty.

If you notice these signs in you, I am sure, you can avoid to become the victim of some unscrupulous builder in Pune.

1) Do you believe that the property broker is your friend?

Many builders in Pune are appointing less educated, less intelligent and unemployable youths with no real experience or knowledge of real estate development business to win confidence of the ignorant flat buyers & trick them into booking a flat. Instead of searching a flat on your own if you are talking to these channel partners of the builders, you are an ignorant flat buyer.

2) Are you aware about online scams & frauds used by the cyber criminals to trick you?

The builders' agents launch 'unofficial' websites using the name of the builder or a project or a location and collect your mobile number & an email id. They use this data to trick you into booking a flat. If you are sharing your private information without reading the disclaimer on these websites, you are an ignorant flat buyer.

3) Are you really financially ready to own a home?

Unscrupulous builders know that those who do not have enough money to own a home are easy targets. So, the builder uses 'Lowest Property Rates' '25% Discount on Property Price' 'No EMI till Possession' as a bait to catch the financially weak flat buyers. If you are getting attracted toward this type of 'deals', you are an ignorant flat buyer.

4) Do you know what size of a flat is worth buying in Pune?

As per 2016 rules, 800 sq.ft. and above flat is given to an applicant whose income is Rs. 40,000 per month and above and an applicant whose income is between 20,000 to 40,000 per month can apply for 400 to 800 sq.ft. flat for MHADA low cost houses in Mumbai.

Considering the low cost of land in Pune, someone who earns Rs. 40,000 and above per month deserves to own a flat which is more than 800 sq.ft. in size. So, if you are going to book a flat in Pune which is of MHADA size Mumbai flat, you are an ignorant flat buyer who doesn't know which property is worth buying in Pune.

5) Do you know how builders manipulate property rates?

Quoting low basic property rate for the flat on the first floor and charging for 'floor rise' & the premium for 'the view' are well known tricks of the builders in Pune.

Though it's illegal to sale a car parking, unscrupulous builders in Pune sell it under the name of infrastructure charges.

Builders extort flat buyers under the heading of development charges for electricity, society formation, club membership etc.

If you are booking a flat because the rate is low (Rs. 4,195 per sq.ft.!) and paying premium for floor rise and preferential view (Value Addon Package) and infrastructure & development charges without understanding that you are actually paying the current market rate of under construction project ( 4,800 - 4,900 per sq.ft.!) for the project which is only on the paper, you are an ignorant flat buyer.

6) Do you know that it's illegal to sell flats on saleable area?

Unscrupulous builders in Pune actually sell the flats on 'saleable area' and cheat the flat buyers. Then they mention the carpet area in the agreement and pretend that they have sold the flat as per the law and mislead the government!

In every communication with the flat buyers these unscrupulous builders quote saleable area of a flat (the package price - 2 bhk - 850 - 950 sq ft for 48 to 54 lakhs and 3 bhk - 1100 - 1200 sq ft for 65 lacs max). But the actual carpet areas are very less. For example, at Yashwin Hinjawadi - A 2 BHK of 915 saleable has only 610 carpet area, a 2 BHK of 888 saleable has only 570 carpet area and a 3 BHK Flat of 1135 saleable has only 756 carpet area!

These carpet areas are certainly unsuitable for a home. But that's not all!

Even the saleable area calculation is also unfair & misleading!

Only unscrupulous builders in Pune calculate saleable area in this way - Carpet area of a flat + Carpet area of a terrace x 1.35 / 1.4

A builder who believes in fair business practices never adds loading on the terrace. The loading is added only on the carpet area of the flat. - The right formula to calculate the saleable area is - 1.3 x Carpet of flat + Terrace = Saleable Area

For example, visit Pethkar Projects' website and see the cost sheet of Siyona at Punawale.

When you pay for 888 saleable area when the actual carpet is only 570, you are an ignorant flat buyer.

7) Do you know what is the difference between Municipal Corporation & Gram Panchayat?

Pimpri Chinchwad & Pune have Municipal Corporation. Whereas Maan, Hinjewadi, Wagholi villages have Gram Panchayat.

PCMC & PMC have organization, development plans, source of income, financial aid from the state & central government and they can raise funds from even world bank. That's why PCMC & PMC can develop & maintain basic urban infrastructure which is somewhat suitable for human population.

Against this, Gram Panchayat has very less source of income, insufficient financial aid from the state & central governments, weak organizational structure, no development plan. That's why Gram Panchayat can not develop & maintain basic urban infrastructure. Result is Gram Panchayat can not construct roads, build bridges, buy - process & supply drinking water, can not lay drainage lines & process sewage, can not process garbage, can not develop public utility facilities like gardens & vegetable market, can not have fire brigade & can not prevent diseases. Even mosquito-borne diseases like Malaria, Dengue, and Chikungunya.

That's why when you book a flat in any Gram Panchayat it's very clear that you pay irrational property rate for the flat which has no basic urban infrastructure - like a car without an engine - and put your family's life in danger for your own selfish convenience of commuting distance from your office, you are an ignorant flat buyer.


8) Do you have an ability to avoid emotional trap?

Builders, banks, mass media, friends, relatives & parents have turned a simple basic need of a shelter into an emotional trap.

That's why instead of renting a flat in a developed neighbourhood for a less amount most of the first time home buyers are ready to become slaves of bank for life.

Unscrupulous builders gather the flat buyers in a close environment, block your rational mind and manipulate your emotions in such a way that you stop thinking rationally and take an instant emotional decision.

Very few people have an ability to avoid this type of emotional trap. Like this person -

But i want to highlight the physiological trap created by VJ like on the spot booking without giving ample time to think customers. on same day last moment he published rate and distributed details and asking book flat now itself else never you get this opportunity!

Even though he quoted based 4195/sq ft. on that day which is applicable only on 1's floor, he added floor rise charges and premium view charges which goes around 4800-to 4900 which is near to exiting near by Tinsel project rate. Many people missed this due to large crowd/ mob effect and mass booking psychological effect and fear that i miss the opportunity , sadly I am also victim of that !

After reading you blog & details study of cost sheet , i questioned them some points for which they have no answers on that.

I think this is not good practice at all, this guys saying to decide in 10-20 min and book flat . I heard that every project launching VJ is doing this kind mass booking using this kind of "physiological trap"

Please, beware, unscrupulous builders in Pune are targeting ignorant flat buyers like you.

Is D S Kulkarni Developers offering 25 per cent discount?

Even after doing so much for thousands & thousands of flat buyers in Pune, D S Kulkarni wants to do something more!

Something more for some 100 flat buyers in Pune. First 100. Of course.

Now, DSK wants 100 Pune flat buyers to profit. From 6 to 83 lakh rupees profit.

How?

By paying 25 per cent less for a flat in DSK projects!

Why we all must appeal to Guardian Developers to stop '100% Interest Free Homes' offer


Pune property buyers want a professional builder - A housing service provider - Not a guardian.



We, Pune property buyers, don't expect much from the builders.
We only expect a flat.
A ready possession flat.

We prefer to own a flat, use it & sell it at some point of time - down the line.
Like a car.
Why?
Because most of us, in 3 to 5 years, not only change the job but the city too.
Or in 3 to 5 years, we wish to upgrade. Own a bigger flat in a better neighborhood.

But, unfortunately, most of the builders in Pune are financially weak.
Financial institutions don't trust these builders.
Banks are reluctant to lend to these builders.
Private equity funds demand, from these builders, exorbitant returns in the shortest period of time.
So, most of the builders don't have enough capital to build & sell ready possession flats.

So, most of us, after the Y2K, decided to join hands with the builders.
We started booking a flat at the launch or at the under construction stage of the projects.
We began borrowing money from the banks and started disbursing those moneys - in installments - to the builder as per the progress of construction.

In the first few years, from 2001 to 2007, this worked well.

But, after the world financial crisis, we all, property buyers & builders, realized that future is full of challenges & uncertainties.

Most of the builders in Pune became greedy & started exploiting the property buyers.
They formed builders - bureaucrats - politicians nexus.
Hatched the criminal conspiracy to rip-off the property buyers.
Between 2008 & 2012, this nexus launched more than 150 illegal projects - without environmental clearance - hiked the property prices - and duped more than 20,000 property buyers in Pune real estate market.

Terrified by the challenges & uncertainty at the jobs - we, the property buyers in Pune, had already became vulnerable. Only way to avoid being exploited by these unscrupulous builders in Pune was to stop booking a flat at the launch or at the under construction stage of the housing project.

Pune property buyers' refusal to become victims of builders' exploitation was taken as the 'slowdown' by the builders & banks.

Because of the so called 'slowdown' - as per Mr. Rohit Gera of Gera Developments - inventory of 90,799 homes is lying unsold only in Pune Municipal Corporation limits.

Just imagine how many unsold homes are lying in the fringe villages of Pune - where most of the housing projects exist!

Today, the banks - including RBI governor - are blaming the builders for the irrationally high property prices. Builders are blaming the banks for irrationally high home loan interest rates. Both of them are blaming the government for the inflation & slow GDP growth.

In this blame game no one is asking Pune property buyers - What do you want? Why are you not booking flats at the launch or at the under construction stage of the project?

One after another builders in Pune are organizing marketing events - Paranjape Schemes' Options Unlimited, Kolte Patil Developers' Nest Fest, Pride Purple Group's Tag Your Home Expo, Maple Shelters' India Housing Day, Darode Jog Properties' EPL Offer - Exclusive Pre Launch Offer, D. S. Kulkarni Developers' Aadhi Ghar Nantar Paise, Naiknavare Developers' "The Summer Home Carnival", Pate Developers + Mont Vert Homes + Vastushodh Projects' Sakal Big 3 Home Utsav, Maple Shelter's Bharatiya Jan Ghar Yojna etc.

And now - by launching "100% Interest Free Homes" scheme - Guardian Developers www.guardiandevelopers.in has also joined the herd!

When I first saw the post about "100% Interest Free Homes" on Facebook - I thought that it's "0 percent interest" scheme - popular in white goods market.

In "0 percent interest" offer for fridge & TV - actually, interest is not zero - but, much more than the normal rate.

I assumed that Guardian Developers is using the same funda and must have added home loan interest in the price of property.

To make their offer more attractive than the popular "No EMI Till Possession" offer - Guarding Developers - in association with some foreign owned private bank - must have invented this 'Gimmick'. I was sure.

But, I was wrong!

When I visited the venue - Pandit Farms at Karve Nagar in Kothrud, I found out that '100% Interest Free Homes' means 'Buy a Home Without a Bank Loan'!

Certainly, if I buy a home without taking a home loan from a bank - I do not have to pay any interest to a bank!

How stupid was I!

I have forgotten that I can buy 100% interest free home by paying my own money!

I have forgotten that I can have 100% free lunch every day if I carry a tiffin of homemade food to the office!

I have forgotten that I can have 100% free sex every night if I have a wife!

I have forgotten that I can have 100% free weight loss if I walk to my office every day!

You know what? I felt ashamed of myself when Mr. Manish Sabade, CMD of Guardian Corporation, explained his 'invention' to me.

From the bottom of my heart - I apologised to Mr. Manish Sabade for criticizing his unique invention without understanding it.

"30 - 35 % after the possession, means - at the time of flat possession - you have to pay only 70 - 65 % of the property price!," said Mr. Manish Sabade.

You know what it means?

After the engagement - I do not have to waste my money on renting a room in some lodge.

On my way to home, I tried to analyse - Why have I become so stupid about money?

Why have I become so obsessed with a bank loan?

A home loan is a debt!

The real paper money my readers give me when I offer one to one advice in person about buying a home in Pune. The real paper money signed by the governor of Reserve Bank of India. The real RBI money I pay to buy milk every morning.

Why didn't I realize that by the same real RBI money I can buy a flat?

At Paud Phata, I stopped and requested Dashabhuja Ganpati to pardon me for not respecting real money issued by Reserve Bank of India.

I also prayed to Ganpati that please give long life to Mr. Manish Sabade who has reminded me that I can use real RBI money - I have earned and saved - to buy a flat.

But, as soon as, I left Dashabhuja Ganpati and started walking on Paud Road - I realized that it was not my fault!

the customer will make 3 bullet payments.
Each bullet payment will be 5% of the flat value.
The schedule of of these 3 bullet payments will be -
First Bullet Payment - 12 months from the date of allotment of the flat
Second Bullet Payment - 24 months from the date of allotment of the flat
Third Bullet Payment - 36 months from the date of allotment of the flat

Means, in 36 months from the date of allotment of flat - the flat buyers are going to pay 35% of the price of flat! -
Irrespective of whether the agreement is registered or not.
Irrespective of whether the plans are approved or not.
Irrespective of whether the project has received environmental clearance & all other necessary sanctions & approvals or not.
Irrespective of whether the construction of the project has started or not.

I realized that I am talking with someone who is truly blessed by God.
Or, I may be talking with God himself.

"Yours is 'time linked payment plan' - not like usual 'construction linked payment plan' - Right?," I asked.

"Yes!," said Mr. Sabade and continued with the payment plan of "100% Interest Free Homes" -

The balance 65% flat value will be paid in 84 Interest Free Installments.
The 84 Interest Free Installments will start from the date of allotment of the flat!

It means that in 36 months from the date of allotment of flat - the flat buyers are going to pay much more than 35% price of flat!

In fact, I must be talking with God himself.

"Okay. Got it. Possession of the flat is at the end of 3 years from the date of agreement. Considering that - in Pune real estate market - on an average - possession is delayed by 1.5 to 2 years - means - generally - instead of 3 years - Pune builders give possession in 4 - 5 years from the date of agreement - would it be possible for you to give possession in 3 years from the date of agreement?," I asked.

"If it was impossible - would have I committed to give possession in 3 years?," controlling his anger Mr. Sabade said.

"But, Sir, all these projects are 7 - 10 acre townships - and you have no experience of developing 7 - 10 acre township - till now, you were constructing single stand alone buildings...," I said.

"Don't you know my - 3.5 acre Lake-Shire & 8 acre Hill-Shire?," asked Mr. Sabade.

"Yes. I know. But, they are ongoing projects - not yet complete - what I mean is - without experience of completing a single 7 - 10 acre township - wouldn't it be an Herculean Task to construct 4 townships of 7 - 10 acres - simultaneously?," I said.

The Indian Government would not have to waste taxpayers money on Real Estate Regulatory Authority (RERA) & the appellate tribunal to hear appeals against the decisions of the RERA.

Any suggestion or advice to Mr. Manish Sabade of Guardian Developers about 100% Interest Free Homes? I asked every caller.

Mr. Manish Sabade gave me his business card & said - "I have given my visiting card to everyone whom I met in this event. So that anyone can contact me anytime on my mobile or write to me!"

Obviously, while discussing about 100% Interest Free Homes offer - I asked everyone - "Did you meet Mr. Sabade? Did you suggest anything to him?"

Unfortunately, most of the callers didn't meet Mr. Sabade at the event. But, they have some suggestions about 100% Interest Free Homes Offer or some advice for Mr. Sabade.

Here are some of the suggestions & advice -

1) We are 110% sure that you had 100% public interest in your mind behind launching 100% Interest Free Homes.

But - it would have been better if you had launched the offer after obtaining all necessary sanctions & approvals for all projects - - Eastern Meadows, Green-Shire, Wind-Shire & West-Shire.

2) We are 110% sure that there is "0% Gimmick' in 100% Interest Free Homes offer.

But - we would have felt more comfortable if you had not insisted on paying Rs. 1 Lakh - or the part of it - at the event itself.

3) We would have felt more comfortable if you had disclosed all the details about the offer at the event itself.

All of us are worried about the grey areas in the offer.

4) Though Guardian Developers does not have any experience & expertise of developing 7 - 10 acre townships - we are 110% sure that - you will develop all townships well.

Because - we know that most of the teams - for example Google & Twitter
- who invented revolutionary ideas
- didn't have any track record.

But - these ventures didn't ask us to pay for experiencing their revolutionary idea.

We would have felt more comfortable -
if you had enlightened us
- without forcing us to pay you Rs. 1 Lakh to enroll in your project
- without knowing all the details.

The concept - 100% Interest Free Homes - is good - but do you have any doubts about implementation of it? I asked everyone.

Here are some of the doubts about Guardian Developers' 100% Interest Free Homes offer -

1) Instead of calling '100% Interest Free Homes' - why didn't Guardian Developers call the offer - 'Own a home without a bank loan".

2) Instead of calling '100% Interest Free Homes' - why didn't Guardian Developers call the offer - 'Own a home by paying your own money".

3) Instead of calling '100% Interest Free Homes' - why didn't Guardian Developers call the offer - 'Own a home when you have saved & paid only 65% price of the property'?

4) Instead of calling '100% Interest Free Homes' - why didn't Guardian Developers call the offer - 'Own a home without becoming a slave of a bank for the next 20 - 30 years'?

5) Instead of calling '100% Interest Free Homes' - why didn't Guardian Developers call the offer - 'Own a home by becoming a slave of Mr. Manish Sabade'?

6) Instead of calling '100% Interest Free Homes' - why didn't Guardian Developers launch the offer only after constructing the homes?

Without ready for possession homes - we find it difficult to convince our spouses that - Guardian Developers' Offer is genuine - without 0% gimmick!

No! This is not done. We are all talking about - how the offer is positioned - described - in the advertisement.

Since we all know that the advertising agencies in Pune do not have the interest of builders at heart - we should not give any importance to the ads. We should focus only on the actual offer. I said.

How can I convince my spouse that the property price quoted by Guardian Developers - is the right price? Mr. Shahane asked.

When all world is sure that the current property prices are irrationally exorbitant - and may go down at any point of time - price correction is inevitable - how can I be sure that the price quoted by Guardian is the right property price in Wagholi? Mr. Shahane asked.

Since, Guardian has not given us specific details about the particular project - it's not fair to say that - their prices are right or wrong. I said.

It only means that - we can decide whether the Guardian Developers offer is genuine or not - only after we come to know all the details about the property price. Right? Said Mr. Shahane.

Not only the price & details of the property - but - we can decide whether Guardian Developers' offer is genuine or just a publicity stunt - when Guardian invites us for the flat selection & allotment. I hope - by then - we will know all the terms of transactions mentioned in the agreement. Said Mr. Patil.

After hearing all of you - I have come to the conclusion that - if the offer is genuine - Guardian would have been transparent - right at the start. It looks like a trap to me. Said Mr. Kadam.

I think - you are wondering - whether Guardian Developers' offer is genuine - or - just a publicity stunt - because - you have realized that - there is a huge gap between - what you expect from the builder - and - what the builder is offering. It would be better - if you decide what exactly you want from the builder. I said.

I want ready possession homes. Said Mr. Shahane.

If the flat is under construction - not yet ready for possession - I expect that - at the time of booking - the project must have obtained all sanctions & approvals - including environmental clearance - and the documents related to title of the land should be available for scrutiny before I give booking amount. Said Mr. Patil.

I am serious about the quality of construction & warranty - guaranty. I want third party construction quality audit - at every stage - up to the possession - and 5 years warranty - guaranty. Said Mr. Kadam.

I insist on society formation - as per the law - after the certain number of flats are sold - and possession with completion & occupancy certificate - and of course - conveyance. Said Mr. Patil.

I want compensation for delayed possession - and other fair terms in the agreement. Said Mr. Shahane.

What about the interest on home loan? Isn't it the most important issue while buying a flat? I asked.

Yes, of course! Interest on home loan is important. But it is between me & my bank. A builder should not bother about it. I expect that the builder should mind his own business - planning - constructing - possession of the project. Said Mr. Kadam.

If this is what you expect from the builder - I wonder - why are we talking about Mr. Manish Sabade & Guardian Developers' 100% Interest Free Homes? I asked.

Because 100% Interest Free Homes is a good idea. Said Mr. Patil.

We must all thank Mr. Sabade for inspiring us to buy a home with our own money - without taking a home loan from the bank. That's all. Said Mr. Kadam.

But what about '100% Interest Free Homes' offer? I asked.

We should cancel our enrolment & call Mr. Sabade on his mobile & tell him to do what we want! Said Mr. Patil.

Do you mean to say that - we all must appeal to Mr. Sabade to stop '100% Interest Free Homes' offer? I asked.

Yes! Tell Mr. Sabade that we are the paymasters - owners - and he is just one of the 'housing service providers' - Sevak. Tell him to become a good service provider. Don't try to become our guardian! Said Mr. Shahane.
