When the salesman told me that around 15 - 16 flats are available in Latitude Wakad Pune 411 057, i said, "Wow! What choice and transparency!!" And asked for the list of available flats to blog on my Ravi Karandeekar's Pune Real Estate Market News Blog.

If Aditya Shagun Developers had been like this - a young IT Professional's dream of living in Green Zone, on the other side of Mumbai Bangalore Bypass in Baner, would not have shattered!

The young IT Professional, working in Hinjewadi, had crossed Mumbai Bangalore Bypass through the storm water tunnel many times to visit the Green Zone Baner. But, every time the salesman at the site had told him that only 2 units of 2 BHK Flats are available. Unfortunately, both flats were not designed to accommodate the young IT Professional's dream!

Whereas, the salesman in Aditya Builders' stall in the Magicbricks Pune Western Suburb Property Show 2011 claimed that more number of flats are available for booking in the Green Zone Baner! Overwhelmed with the possibility of living in the "Nature's Nest", the young IT Professional, working in Hinjewadi, almost had a heart attack!

Latitude is just on Wakad side of Hinjewadi Flyover. Opposite Sukhwani Petrol Pump - Rohan Tarang. In the lane of B U Bhandari Landmark's Edenn Rowhouses and Towers, one of the old projects in Wakad in which people, like you and me, are living. Of course, happily. Yes, in the same lane, after Eden, Madhupushpa and The Island. Yes, though these projects are little weird, let us hope, people would be normal, like you and me. Right?

The pre-launch offer of Latitude Wakad is for the 2 buildings - A & B. Not the last 2 buildings, but the first 2 buildings out of it's 4.

I liked the location of Latitude Wakad. Recently launched projects in Wakad - Reflections, Horizons, Capital Towers, Alliance Nisarg - were located at an ugly, some times odd or mostly inconvenient locations. Location of Latitude is 'good' and convenient!

I liked the simple layout of Latitude Wakad. Now, mostly every room has only 1 window, so I like East - West facing buildings like Latitude. Which is quite rare in Wakad. In Wakad most of the building are North South facing - including recently launched Kalpataru Splendour and my favorite Nandan Inspera. In Wakad many projects are on the long strip of plot. So, most of the buildings look like trains. And Wakad - Railway Junction. Whereas, East West facing 4 buildings of Latitude stand like a 12 story wall with a podium. Amenities are on the podium and parking is under. Good! Isn't it?

Floor plans of Latitude Wakad are simple. Latitude has 2 types of flats. 2 BHK & 3 BHK Flats. On each floor there are 4 Flats. 2 Flats of 2 BHK & 2 of 3 BHK. One pair of 2 BHK & 3 BHK Flat is East facing and 1 West facing. Good. Isn't it?

I liked the budget of a 3 BHK Flat in Latitude. All inclusive Rs. 49.5 to 52.5 Lakhs + Service Tax + 5,000 cash is an attractive budget for a 3 BHK Flat. Though, the carpet are is a top secret - 14'x12'6" master bedroom + 2 Bedrooms of 10'3"x12' with a living cum dining of 18'x12'6" is a good area for a 3 BHK Flat.

Please, don't ask my opinion about the property rates at Latitude Wakad. If you are "money minded" - in the first place, you would not have considered buying a property in Wakad. Right? You are here to live your childhood dream. Dream of living in Wakad Pune. Right?
