The other day, I received a call from Hemant Chhatre, my old friend who has just left Paranjape Schemes. Along with Mandar Pujari, a well known home loan broker, Hemant has taken sole selling rights of Nandanvan Collina (MahaRERA Registration Number P52100014132)

"Ravi, Have you stopped reviewing ongoing housing schemes?," Hemant asked.

"Got it! Can I come down right now? Sorry, Hemant, because of this DSK Fraud case I couldn't visit your project for so long. Today's court hearing is over and I am free. I can reach your site in 2 hours time," I said.

"OMG! I am not at the site! I called just to poke you! Okay. You visit. Mandar is there," Hemant said.

"Fine, I am on my way," I said and started walking towards the SSPMS bus stop near Shivajinagar Court.

"Ravi, I hope you haven't forgotten that this Nandanvan Colina is at Ambegaon Budruk!," I said to myself.

"Yes! I know. But it is in Pune Municipal Corporation (PMC) limits. Anyways, for Hemant I am ready to go anywhere. He has started on his own. It's my duty to write a few good words about him. Right?," I told myself. Took Jambhulwadi Bus. Got down at Dattanagar Chowk. Crossed Katraj Dehu Bypass Road and reached Nandanvan Colina, next to Tata Motors.

Of course, I didn't forget to take a photos of under construction building and an approach road to Nandanvan Colina from the highway.

I was glad to see that some 8 - 9 slabs of the building were cast.

When I was taking photos, I realized that once the service road of the highway is ready the project will have direct access road to it.

In short, though the Nandanvan Colina is in Ambegaon, basically it is a home on a highway. The highway offers good connectivity to nearby neighbourhoods - like Katraj and Sinhgad Road - as well as, to the faraway industries and offices located on this major bypass in the west Pune.

"Welcome, Karandeekar Saheb!," shaking my hand, said Mandar Pujari (MahaRERA Registration Number A52100008058).

"Let us do it again. I will go out - enter your office - you get up and greet me - once again - something like action replay - OK?," I said.

"Why? Aren't you Ravi Karandeekar?," He asked.

"I am Ravi Karandeekar and you are Mandar Pujari. But something is unusual. Don't know what. So let us do it again," I requested Mandar.

"I know what it is!," Mandar said.

"What?," I asked.

"We were not expecting someone like you in the sales office of a housing scheme in Ambegaon Budruk - You know what? We have decided to book in this project only because of you. - most of the buyers who have booked flats in this project have already told this to me many times. You also felt the same. I am the unusual - unexpected - surprise. Am I right?," Mandar said.

"Yes! You are!! You know? When Hemant told me about this - sole selling and all - I was happy - but a project in Ambegaon Budruk? I was very much disappointed. You deserve a premium project in some hot location - not some run of the mill project in some downmarket location - both of you are experienced & successful professionals - this is like an IIT Graduate running a tyre puncture repair shop on the highway. I am very upset. I am here only to find out why did you take this project for marketing?," I said.

"Have a look at the sample flat and tell me whether my decision is right or wrong," getting up Mandar said.

On the way, Mandar told me about the builder and the layout of the project. I liked the 2 level parking and the floor lobby.

There are 3 + 3 flats on the each floor - 2 units of 2 BHK - approx 741 - 789 sq ft carpet + 1 unit of 1 BHK - approx 453 - 483 sq ft carpet.

He opened the door of the sample flat, and invited me in. For a moment I stopped at the entrance lobby of the sample flat and went on looking - I do not know for how long. I took out my camera and went on taking photos.

I liked the efficient layout of the flat. Yeah, this is not one more run of the mill project in Ambegaon Budruk. Certainly, it is a thoughtfully designed flat for those who are on the rise.

"Who are your buyers?," I asked.

"All intelligencia - professors, professional, Hinjewadi IT engineers, investors from Kothrud - Satara - Wai - Kolhapur," said Mandar.

"Why?," I asked.

"Connectivity of the highway," Mandar said.

"No! Because they like to deal with Professor Mandar Pujari," pointing at his photo on the screen of my camera, I said.

  1. Thanks Ravi Sir for previous words about me and the project we are working for. i am sure people definitely will like this project.

    As you rightly pointed out downmarket location, we were also little hesitant about the location as; Ambegaon is always been perceived as downmarket location;

    However looking at the development happening in the vicinity; the connectivity to western Maharashtra, actually right in the centre of both the IT corridors of Pune ( 21 km to Kharadi & 25 km to Hinjewadi ), surrounded by lot of renowned educational institutions, daily conveniences etc. it becomes a hot spot for the young first home buyers or in real sense "upwardly mobile middle class”.

    I dont need to talk much about the product here as you have aptly described it; however i just want to add here that customers who have visited has acclaimed & appreciated the design, quality, speciousness, location of this project. i am extremely confident about this project that; it is a landmark project of this vicinity.
