  1. #1 Ravi! After shelling out more than he can the person buying house can't step out to buy anything.

    The majoriy of IT professionals looking to buy house are those with Monthly income of less than 10 Lakh. The can afford to pay EMI not more than Rs.40000 per month at max. Some even less as they have bought a car and it has EMI of anywhere arounf 10000 to 12000. Their own contributions comes part from savings and part from parents. In some cases it also comes from personal loan taken on spouses salary. Thus they can not afford house at anything more than 50 lakh even if it is with glass clubhouse floating on pool.

    2. See how IT companies are human faceless. Last 10-15 years Infosys, Wipro, KPIT, Congizant, Persistent etc. big giant enjoying tax benefits and cheaper land. These companies could buy land in bulk and build a nice home for IT workers. But these companies never tried it.
      Now look at TELCO (Tata motors), SKF, Bajaj Auto/Tempo, Thermax and many more MECHANICAL industries bought land in bulk to build colonies for their workers, Engineers. These companies truly has much much greater human face than Software companies.

    Sachin’s annual fees range from 6 to 9 Cr. for Brand Endorsement.
    I am sure no builder would pay it through his pockets,
    Eventually, most of it will be paid from the customer pockets only.

    According to Mr. Kishor Pate (CMD: Amit Enterprises):
    Amit Enterprise was doing well without Sachin Tendulkar .
    His beloved son Mr. Rohan Pate insisted for appointing Sachin Tendulkar as a brand ambassador of Amit Enterprises.
    As a Veteran, Mr. Kishor Pate explained him no need of doing this. We can do well as we are doing over the years.
    A guy born with silver spoon never understood cascading effects of this move.
    Mr. Rohan went ahead & eventually managed to bring Sachin as Brand ambassador.
    Mr. Kishor Pate efforts felt short & had to accept his beloved son’s wish.

    Sachin was appointed as a Brand Ambassador with competitive amount. But how would people know it.
    So, Amit Enterprises had to spend good amount of money for broadcasting it.

Being a Amit's Flat holder 1 thing i will like to share with u is "FOR e.g IF ANY CELEB IS BECOMING A AMBASSADOR OF A PEN IT DESNT MEAN A 5RPS PEN WILL BE SOLD ON 100/-, that can be taken as that pen will be sold on double of its current sale". so judging sumone in this way is absolutely ridiculous unless & untill u urself hav d experience of it which i have!

    3. Floating club house. Builders in Pune are crossing all the limits. Live example of lengthy list of unfulfilled amenities, adjacent Pride Platinum. Three years back my friend booked flat in this project for Rs. 2950.00 looking at the list of amenities. Ravi said Pride is spending crores of rupees for the approach road. Nothing has been done. My friend is paying EMI but is afraid to shift to new flat. No basic amenities are there in that area. You have to come to Baner Road to get Auyo. That area will not develop for another 5-7 years. BOYCOTT SUCH PROJECTS WITH FANCY RATES. Builder lobby has become greedy and they think buyers are fools.

  4. These are market rates. Market is willing to sacrifice cigarette or condom for premium apartments with floating gym.

    Ravi do visit sometime soon this site (if not already done) and take snaps of crowded tents or tables (if not already taken), please post them once possible. This will show keen interest of Hinjewadi professionals in this miraculous project of floating gym.

  5. I am an IT professional. Among buyers, not only IT guys but some IT guys whose parents are govt employees(BLACK MONEY!!!).

    I can clearly see IT guys going towards hell. They are buying 2BHK houses of say carpet area 600 sq.ft with th amount of 60-70-80 lacs, in addition to their HI-FI lifestyle.
    Definitly they(husband and wife) are able to pay EMIs today. But we are not what will happen tomorrow. Be safe.
    Who know.. after farmers doing suicide in Maharastra, it will be IT guys in queue.
    These illiterate people are attracted by amenities, but they dont have to talk to their children , then how can they use these amenities.

      IT guys only knows "price" of any product BUT THEY HAVE FAILED TO UNDERSTAND THE REAL "VALUE" OF IT. Easy money and lack of vision/knowledge have created such a pathetic situation in real estate sector all over india.
      96 lacs for 2BHK...are they worth of even 30% of it ???
      real estate is the only industry where profit margin is 400% to 500%

  6. Yes Parag you are correct. Buying a expensive home for amenities you(both spouse) should have take home salary around 1.5 lakh per month to pay EMI of 70-80k per month for 2 bhk.
    Those IT professionals have salary around 40-50k per month can't afford these homes. Not even nearby to hinjewadi also.

    Best way to screw these builders, DON'T buy anything now. Let bring them pricing down to affordable to us. BUT black money people will buy it for sure.

    Next sucides will be of IT workers in 4-5 years for sure....

  7. If amit want to hire sachin or kareena they can do that with their own money.Why are they increasing the price of flats.A buyer never see if sachin and kareena are dancing on the banner in front of the building.

    A buyer in Pune looking now value for money.A smart builder should build cost effective homes with right price then no need of any celebrity to sell their flats.

    Thanks for giving the insight of the project, a person spending Rs 100 Lacs for a flat forgets a simple mathematics that investing 100 Lacs will generate a return of Rs 9 lacs annually and he can save a cool Rs 6 lacs per annuam even after paying a rent of 3 lacs annually for a nice 3 BHK in Aundh.
    Hope people should completely boycot such projects to bring these builders to ground.

  11. Wonderful posts by all. Thanks for that...Let me Share my Story. I am from mumbai but wanted to buy a house in pune considering Cost in mumbai & being new in town i was sure to buy it from well known builder. I bought a falt in bloomfiled last yr it was all ready possession n all. even last yr Amit's rate was high..but now i feel i made a mistak cos building looks good but Sales, Service, Customer care, maintenance all this is absolutely hopeless...house one floor below me had a huge leakage problm (building not more than 1-2 yrs old)..Sales is absolutley not transperent...there is no escalation matrix. Customer care desont respond to emails...i took a possession in two mnths they contructed additional stair case next to my main door...i was not even informed..in my next visit i got this surprise..My living room has huge cracks..i dont know for wht i paid huge rate..i sould have gone for SASTA SUNDER TIKAU builder...n latest news is there is no water from 12-6pm hot water has stopped long time back.. ;)...i wl never recommend Amit for sure. Not worth it...

    1. Go for Guthewari flats. 20-22 lakhs for 2bhk and 15-16 lakhs for 1 bhk. Forget costly homes. Buy 'Gunthewari' good furnished flat with all required things to live rather than flashy amenities like spa, swimming pool, sand garden etc etc.

I think as per my experience even i own a flat in Amit's Bloomfield but my experience with them has been very good. no complains regarding the Sales service. even 1 of my friend has purchased a Flat in Colori which is worth it according to it. though the builder charges high but it is WORTH the price! Go for it if u r capable of it!

  15. Shraddz..Thats gr8..infact hearing that only i went for amit. but the points that i have brought up are someone cant deny...
    1.person called me up saying my entire bedroom was is leaking is there any water flow from you Tap.

    2. I nver got any initimation from Amit for structural changes (Stair case). which opens right in front of my kitchen window now there is hardly any light in the kitchen ask any female family member is she would like to have kitchen with hardly any light..when i saw the flat it had good light..also my flats kitchen n living both are visible from stair case passage. u cant put curtains on kitchen windws.. :)

    3. Whatever concerns i raised to Customer care i nevr got any response.

    4. Parking allotments were already done n i was not even informed..hoever sales team commted that we will invite you for parking slot selection since you have pais premium prise for floor rise.

    5. Cracks(clearly visible nt thin ones) to my living wall

    6. I have been following up for my main door lock repair for last 4-5 mnths..i use to travel from mumbai to get that done n am still nt satisfield

    These are all facts n figures no emotional staments..u r lucky u didnt face this issues.. am happy for u.. :)...everybody's experience could be differnt..

  16. Guys, this Shraddz savvy seems to be decoy of Amit Builders. All builders in Pune have now recognized Ravi Karandeekar as a person of influence, and i think they are all monitoring his blog. They must have their own paid patsies to counter any negative comments on the blog, and confuse the readers by posting positive comments. This Shraddz savvy has cleverly posted positive comments for each negative comment. I strongly suspect this is some paid decoy of Amit

    3. Well, I have no sure way of telling - so obviously it was a guess on my part. Your constant "positivity" about Amit builders certainly raised my suspicions. More so, because there seem to tons of buyers who are dis-satisfied, and there's just one guy who's hell-bent on praising the builder!

      As i have mentioned in my comment below, I am no decoy (of Ravi K) - I have had a good experience with a builder too, but I don't go about broadcasting his name! Suffice to say that the general guidelines that Ravi K has been urging everyone to follow (not to book flats, BUY READYMADE!) is enough to safeguard interests.

      It is really sad to see people who are "educated" and otherwise "high-IQ", lose their intelligence and part with lakhs of Rupees just on the basis of a glossy brochure (which took no more than 75/- Rs. to print per copy!).

      Imagine, if a majority of buyers simply changed their style of buying and waited for "ready-made" flats, what revolution it will foster in the building industry. It will separate the "men" from the "boys"!!!

I have realised that you are bias towards some developers. I'm sure you get something from them. Stop wasting web space by posting non sense and playing with the emotions of innocent buyers. It's because of people like you that home buyers get confused. Writing a blog is bread and butter for you... For home buyers it's an emotional issue and you are just poisioning our minds . It's time you get your act right and mind your own business. Everyone knows how confused you are so stop making a joke out of yourself. That`s what the home buyers like about the blog. I do not think your comments above are going to make a difference here. You will be always seen someone from side of builders.   18. This nonsense posted by Pritam Joshi, another possible decoy or patsy of the so called "builders" of Pune (mostly rogues), is to be ignored. Mr. Ravi K has been doing yeomen's service for Pune property buyers. Over last few years his comments have turned acerbic toward builders and he also deplores the stupidity of property buyers - top of his list is people who buy homes that don't exist (booking amount scam!). Builders are now rightly scared of Ravi K, because his blog is gaining popularity and many buyers are now enlightened due to his reports on sites and builders, nearly all of who are crooks moving around in Mercedes and BMWs. Very few builders are worried about giving proper quality and service, and Ravi K points them out to readers. That is not called bias. Pritam Joshi clearly is a builder's representative who finds it scary that educated and rational buyers will see through this stupidity of "amenities" and ask for basic things - bijli, sadak and pani (yes, even Pune is in the same boat as UP or Bihar - as far as these 3 things are concerned when fringe developments are announced with great fanfare by builders).

      I am an "actual" buyer, who has *BENEFITED* after having followed Mr. Ravi K's blog for the last 3 years. Thanks to the wisdom on his blog, I saved myself from buying some silly "farm-house" plot 50 KM away from Pune(which i would have never been able to visit), and when I bought a flat for investment, thanks to his advise, I bought a READY POSSESSION, WITH PMC COMPLETION CERTIFICATE, READY-TO-MOVE-IN FLAT. Let me tell everyone here, that the building in which I bought this flat, had been visited by me multiple times, while it was being constructed, and i refrained from "booking". I was as usual shown the bogey by people that all the "good" flats will get booked, etc. and nothing of the sort happened. After the building was completed, and it got completion from PMC, there was still good choice of both 2 BHK and 3 BHK flats. I probably paid 300 Rs. per sq ft. more when i bought it "ready-possession", than if I had bought it in "booking". But the interest payments if I had taken loan 2 or 3 years earlier would probably have been higher anyway. Instead, I was able to "check the goods" and then decide.

      So yes, there are some good builders out there, and if Mr. Ravi K decides to praise them, it does not make him "biased". The builder from whom I purchased my flat - I am very satisfied with their services. And NO, I won't name that builder here, because you will immediately accuse me of being "biased" toward that builder !!!

      Yes, I am a "real" person, and I am not the same person as Ravi K! I can prove it too, give me your phone number on this blog and I will call you and speak to you. But I am sure you won't, because you are most likely a patsy of some builder!!!!

      People here know who's really conning whom - read today's newspaper, a sane buyer has taken Amanora to consumer court, for giving possession without completion, and the consumer court has ordered Pune's "darling builder" Mr. Aniruddha Deshpande to handover the completion letter within 6 months. Whereas Mr. Deshpande says he will approach the higher court! Proves that these builders have no shame or any value of customer service.

      And as Ravi K says, builders like Amanora want to pull the wool over your eyes. Amanora likes to organize Bryan Adams concerts. Instead, why don't they focus on giving simple "Completion Certificates" to their poor customers?

      Again, goes to prove: BUY A HOME WITH A COMPLETION CERTIFICATE!!

  20. At these rates, Amit would be expecting a turnover of well over 500 crores from this project alone. Looking at recent project launches (Amit Sereno in Baner, Paranjape Sky One in Model Colony etc.) it looks as though builder's aren't really interested in Indian Rupees anymore - clearly they are targeting and laying out the red carpet for the lakhs of NRI's who in-turn are looking at increasing the networth of their already huge savings and don't really care whether the rate is Rs.6000/- p. s. ft. or more - this is making it all the more difficult for folks earning even a decent pay package in Pune to own a home. Oh, only $120 p. sq. ft. in Baner you say, wow that's a super deal, when shall I wire-transfer the booking amount? Sadly this is the reality in Pune today. The dollar moving north in the past few months is adding fuel to the fire as remittances from abroad are at historical highs and is also the reason why seemingly premium projects such as this one are being launched at a rapid pace. If a 2bhk costs a crore, the emi would be in the range of 80K+, how many "IT folks working in Hinjewadi and earning in Indian Rupees" can afford that? Even if a person can afford the emi, how does he then take care of other monthly recurring expenses? It's clear that these greedy builders are trying to attract NRI's and don't really care for mere mortals such as us living and working in Pune. I won't be surprised if Amit states that the project is sold out as early as next month inspite of the astronomical rates they are quoting. Feels as though it's a crime to earn in Rupees.....talk about the Rich becoming Richer and the Poor becoming poorer. Affordability you say, what is that????

    2. Floating Club House. Builders in Pune are crossing ll the limits. Live example of unfulfilled lengthy list of amenities is the adjacent Pride Platinum. To get a auto you have to come to Baner road. Rate of Rs. 6000 , double in 2 years, greedy builders think that all are fools and
      they can get any rate. Buying at this rate will further encourage, these greedy lobby and they will loot our hard earned money. BOYCOTT THIS PROJECT.

  21. Ravi Ji. I dont think Bloomfiled has Completion certificate n builder has given me Possession letter after i made final payment of VAT. I am suppose to shift to that new place in month or so.. Sales team has shared with me partial CC which states that till floor no 4 every thing is as per plan..i stay on 9th floor. wht do i do.

  22. Bloomfiled sales team has given me partial Completion Certificate which is for the first 4 floor i stay on 8th floor..sales has already given me Possession letter is that ok to move n shift there...if not wht coulod be the challenges

  23. I am looking for a property and i liked their (Amit's Sereno) sample flat. another project i have liked is Rohan Mithila in Viman Nagar; both locations suit me and their rates too seem to match. which one is better?

    I know Rohan Mithiliya is ready possession in 3-4 months but i am not in a hurry to move in.

    3. Dear Sanjeev, as a property buyer, please, consider 1) carpet area & 2) all inclusive price you have to pay for the property.

      A builder talks about the convenience & prospects of growth to justify the property prices of his project.

      But for you, the property buyer, Keshav Nagar is just one more fringe village of Pune. Like Manjri & Phursungi.

      So, intentionally, don't give any importance to the location - Keshav Nagar - and see how much value you get for your money.

As per Ravi people are not foolish to invest in projects like sereno but still they are investing.. proving Ravi to be foolish.   28. @Ravi you always say don't invest in such a project those builders are making money ...project is not worth that much but if you go onsite you will see they have 30-40 % booking.
    The projects like this 3 BHK premium apartment after completion you will get only 1-2 flats available
    Then who are investing in this project ?
    And if I want to buy a home not just as investment but to stay there to crate Home for my children what should I do ?
