On 6th of May 2011, on the auspicious day of Akshay Tritiya, I-VEN Kolte-Patil Projects (Pune) Pvt. Ltd. launched Tuscan Estate, on Kharadi Hadapsar Bypass, behind Radisson Hotel, at Kharadi Pune.
Somehow, sorry, i missed the launch. So, in no time, I accepted the invitation of Kolte-Patil Developers (www.koltepatil.com) to visit the site and sample flat to review Tuscan Estate Kharadi.
At the site, i met Ms. Deepa Bisht, Relationship Manager, 91 97655 50840, and Mr. Siddharth Sengupta, Relationship Manager - Sales & Marketing, 91 97655 81000.
Passionately both of them explained the concept of "Collage Homes". Means, how Tusacan Estate has it all - good location + good elevation + good landscape + good amenities + good spaces! For a moment, i felt that, i haven't seen such a project in this life!!
Tuscan Estate Kharadi has all 3 BHK Flats. The 3 BHK Flats on the first floor are garden flats. And the top floors of Tuscan Estate have 4 BHK Penthouses.
At the launch, Kolte-Patil Developers had opened booking of B 1 & B 2 Buildings. Now, in a month's time, Deepa said, more than 50 % flats are booked and, soon, they might open one more building!
It means that, in 2011, after Ivy Estate at Wagholi, "Tuscan Estate Kharadi" is Kolte-Patil Developers 2nd successful launch in the residential Pune real estate market!
However, i felt that if the planning had been little better Tuscan Estate Kharadi would have been a hot cake!

Good presentation - well done sample flat, property prices range, Kolte-Patil Developers' brand equity, size and location of the project, and experienced professional sales staff at Tuscan Estate Kharadi can impressed the property buyer.
But, ultimately, property buyer wants to buy a space - a living space - carpet area. A space inside the 4 walls.
Everyone who owns a flat in Pune, knows that terraces are common spaces. The property buyer owns only the space inside the 4 walls. Not the walls. Not the floor. Not the ceiling. Only the space!
In B 1 & B 2 Buildings, at Tuscan Estate Kharadi, the space inside the walls, minimum carpet area of a 3 BHK Flat is only 1017 sq.ft. and the room sizes of this flat are - Entrance Lobby 5' x 7', Living 11' x 20', Dining 9' x 9', Kitchen 10'6" x 9', Master Bedroom 11' x 14'6", 2nd Bedroom 11' x 12', 3rd Bedroom 10'6" x 12', Attached Toilets 8' x 5' and a Common Toilet 7'6" x 5'. Does it means that you should not book a flat in Tuscan Estate Kharadi? No! When you are dealing with Kolte-Patil Developers, you can do better than that!
You, the property buyer is the master and the builder is your supplier.
You pay in advance to the builder to construct a home for you. A builder is in the business of providing construction services. For his services, you pay 2.57% service tax to the Central Government of India.
So, it's your right and a duty to tell your service provider - the builder - to go back to the architect and redesign the flat as per your expectations.
M/s Kolte-Patil, you know, have a tradition of valuing your inputs. Last time, when you didn't like the "Lush County" - they re-worked and re-launched it as "Ivy Estate Wagholi". Even at the pre-launch stage when Kolte-Patil came to you, the concept of Tuscan Estate Kharadi was different.
So, point is - it's not fair to say 'no' - to the customer friendly builder like Kolte-Patil Developers. Particularly, to Tuscan Estate Kharadi, which has all - "Collage Homes" - except one curable deficiency! What say you?

I completely agree with you on this. Even I did not liked there flat layout plan. Less space inside the 4 walls.

The biggest problem with all Kolte Patil project's floor plan is the wastage of the space in the living room. If you look carefully at the floor plan there is around 100 sq.ft (10 x 10) after Lobby and till the living room sofas which cannot be used for anything as it is at the entrance. The buyer will spend around 4k x 100 i.e. 4 lakh ruppees unnecessarily.

Hi Ravi , I havent seen any reviews on Mio Palazzo !! Is it worth to invest at rates between 4000 - 4500 at Kharadi now or does it make it sensible to put your money in FD / SIP ?
