Review of Raja Bahadur International Ltd's सुसंस्कृत (Susanskrit) Residential Real Estate Project "Pittie Kourtyard", 2 BHK & 3 BHK Flats at Kharadi, Pune 411 014:

Pittie Kourtyard, 2 BHK & 3 BHK Flats at Kharadi, will be the best. I was sure. Even before i visited the site. In fact, I was visiting the site only to find out how good Pittie Kourtyard is! Only because, Pittie Kourtyard is developed by Pitties. Owners of The Raja Bahadur Motilal Poona Mills Ltd.

For me, who is born and brought up in Pune, Pittie, Kirloskar, Firodia, Kalyani are more than industrialists. I have grown up looking at them as Gram Daivat, local gods. Visit to Raja Bahadur Motilal Mills - Kirloskar Oil Engines - Bharat Forge was as important as final examination in my school. And Firodia, Pittie, Kirloskar & Kalyani were my clients when i started my career in advertising. At a very young age they gave me an opportunity to become an owner of an advertising agency and earn first one lakh rupees. Which was a big amount in those days.

Ravi Karandeekar, if you don't like something about Pittie Kourtyard Kharadi, you are at fault. It will only prove that your knowledge about Pune real estate market is incomplete. I told myself before i entered the site office of Pittie Kourtyard on old Nagar Road Mundhwa Bypass. Between Sundarbai Marathi School and Silver Crescent - Kumar Periwinkle at Chandan Nagar in Vadgaon Sheri. Which is conveniently known as Kharadi in Pune real estate market.

Looking at the size of the prime, open plot, i was almost sure that Pittie Kourtyard Kharadi must be high rise expensive luxury residential project for the select few. Even if it is, as obscene as most of the prime projects in Kharadi, Ravi Karandeekar, you will admire Pittie Koutyard. Even it is, as fake as most of the prime projects in Kharadi, Ravi Karandeekar, you will love Pittie Kourtyard. I told myself at the reception.

What am i doing? Am i warning myself? Am i accepting that i can't be unbiased about Pittie Kourtyard Kharadi?

Have i become as cynical as my journalist friends? Why am I ignoring the fact that i am at the site of a real estate project - started by an industrialist in Pune? In 80s & 90s, when i was working in industrial advertising in Pune, i have seen that these guys were visionaries. They told me about upcoming automobile and consumer electronic revolution in India.

Why am i not considering that this industrialist turned builder may bring something good to the table? Have i become bitterly distrustful about builders in Pune? I asked myself while i was waiting in the reception of Pittie Kortyard Kharadi.

I was upset. Looking at every housing project without any preconceived notions is my strength. And capital as a pioneer Pune real estate blogger. Which i have developed and enhanced. I have been successful in protecting my strengths from corrupting. So these thoughts were warning for me. So, to clean my slate, i went out of the site office and for a few minutes stood looking around. Ravi Karandeekar, now - you are ready! Go in. Have a look at one more housing scheme of 2 BHK & 3 BHK Flats. Give your honest opinion. I told myself.

Raja Bahadur International Limited (RBIL)
is in the business of property development. RBIL has constructed "Raja-Shree Business Park", which won Builders Association of India Award, is leased out to Tata Consultancy Services Ltd. Now, RBIL has started the construction Pittie Kourtyard Kharadi.

In 3 towers of 2 story parking + 17 floors, Pittie Kourtyard Kharadi has 2 BHK & 3 BHK Flats. A 2 BHK Flat comes in 3 sizes - 1) 905 sq.ft. Carpet Area + Terrace 2) 909 sq.ft. Carpet Area + Terrace 3) 873 sq.ft. Carpet Area + Terrace.

Whereas, the Carpet Area of a 3 BHK Flat in Pittie Kourtyard Kharadi is 1395 sq.ft. And terraces are from 162 to 358 sq.ft.

I was impressed with this intro. The person who was giving me this information, obviously, was not a typical Pune real estate salesperson, i meet every day. At the end of intro, he opened the brochure of Pittie Kourtyard Kharadi and showed me the floor plans.

Looking at the squarish design of a 2 BHK Flat, i grabbed the brochure. Reminding him that i am not a property buyer, i told him to relax & let me have a close look at the floor plans.

There are 3 units of 2 BHK Flats on each floor of Pittie Kourtyard Kharadi. Certainly, with 2 passenger and 1 stretcher lift and 2 staircases.

23 feet x 12 feet 4 inches living cum dining is in the center of squarish 2 BHK Flat in Pittie Kourtyard Kharadi. One Bedroom is 12 feet 1 inch x 14 feet and the second is 11 feet x 13 feet 11 inches. The kitchen is 11 feet x 8 feet 6 inches! You know what? Toilets are 4 feet 6 inches x 9 feet!

I loved the floor plan of a 2 BHK Flat in Pittie Kourtyard. And decided that it would be better not to ask the property price of it!

There are two units of 3 BHK Flats on each floor of Pittie Kourtyard Kharadi. Actually, it's a 3.5 BHK Flat. Because, there is one small - 7 feet 2 inches x 11 feet 4 inches - bedroom with an attached toilet. You can use it as servant room, or as a home office.

"Look! The 3 BHK Flat has 5 toilets!!," the salesperson couldn't control himself.

"Yes! I saw that living cum dining comes with the powder room!," i said and went on looking at the terraces of the 3 BHK Flats in Pittie Kourtyard Kharadi.

You know what? The Carpet Area of all 3 BHK Flats are the same - 1395 sq.ft. But the 3 BHK Flats on 2nd to 8th floor have small size terraces. Only 162 sq.ft. on Even Floors and 214 sq.ft. on Odd. Whereas, the 3 BHK Flats on 9th to 17th Floors have larger terraces - 309 / 312 sq.ft. on Odd Floors and 334 / 358 sq.ft. on Even.

More than anything, this won my heart. It shows that this builder is not trying to exploit the property buyers! This builder is not after increasing his profits by providing unproportionately large terraces. By providing options, Raja Bahadur International Limited is not forcing the property buyer to shell out more money.

Otherwise, you know what is happening in Pune real estate market. All builders in Pune firmly believe that property buyers buy flats because they are fed up with living on the road and want to live up in the sky - on the terraces!

Another great thing about the 2 BHK & 3 BHK Flats in Pittie Kourtyard Kharadi is the nearly same size of the living cum dining. In the 3 BHK Flat size of the living cum dining is 13 feet x 22 feet 8 inches - whereas it's 23' x 12'4" in a 2 BHK Flat. Kitchen of a 3 BHK Flat is 10 feet x 11 feet 4 inches! Master Bedroom 14 feet 3 inches x 14 feet 5 inches. 2nd Bedroom 14 feet 3 inches x 12 feet 5 inches. Both, Master & 2nd Bedroom has 9 feet x 5 feet attached toilet! Whereas the 3rd bedroom is 11 feet 4 inches x 13 feet 3 inches comes with 5'6" x 7'6" attached toilet.

"The show flat of a 3 BHK is ready!," getting up the salesperson said.

"Ravi Karandeekar, Why are you afraid to ask the property prices of 2 BHK & 3 BHK Flats in Pittie Kourtyard Kharadi?," while following him, i asked myself.

To get a feel of the space, I took a fast walk of the sample flat, took out my camera and started taking photographs.

"Teak wood designer door, Italian Marble in the living, Home Automation System, Modular Kitchen with Hub, Chimney & Sink, Finest Quality Fittings & Sanitary Ware, Washbasins with Marble / Granite Counters....," the salesperson followed me murmuring the specifications of Pittie Kourtyard Kharadi.

"How can you remember such a long list of specifications?," i asked him.

"Memory!," the salesperson said.

"Can you remember only words - or numbers too?," i asked.

"Our numbers are more easy to remember than words! For example, the all inclusive property prices of 3 BHK Flats are in the range of Rs. 1.2 to 1.13 Crore + Service Tax + VAT. Whereas 2 BHK Flats come in the range of Rs. 63 to 76 Lakhs + ST + VAT. At this point of time we are accepting bookings from 2nd to 8th floors!," the salesperson said.

"Are you sure? Feel free to refer to your property price list!," while coming back to the reception, I said.

"Meet our Managing Director!," cutting our discussion on property prices, the salesperson introduced me to Mr. Shridhar N. Pittie, M. D., Raja Bahadur International Limited.

"आप बहोत सौम्य, सुसंस्कृत और भले लगते हो!," I said.

"Means?," Mr. Pittie said.

"You don't look like a builder!," i said.

"Thanks! I assume that it's a 'compliment' and accept it!!," Mr. Pittie said.

"Actually, it was my pick-up line. I have got some idea but - would like to know more from you - so that - i can genuinely appreciate your project," i said.

"Sure! From where should we start?," Mr. Shridhar N. Pittie asked.

"Why not start from the property buyer? Your planning shows lot of respect for the property buyer!," i said.

"Yes! Because it is in my blood. We look at real estate development from the property buyers point of view. As a builder my role is to fulfill the property buyers expectations and add something more to it which he hasn't expected," Mr. Shridhar N. Pittie said.

"Such as..," i asked.

"1) Property buyer wants a good paint...i use 'low VOC paints' - which are not only good looking & long lasting but - are 'healthy' too.
2) Now, even in Pune you need a air conditioner....I not only make a provision to install them.....without damaging the RCC structure...but see that you can easily repair and maintain them down the line...but that's just a job!......As a builder, my contribution is to reduce the dependency on HVAC system......and to reduce the operating cost of the building...for that i take care of the indoor and outdoor air quality in my building," Mr. Shridhar N. Pittie said.

"Yes! I know - Pittie Kourtyard is 'environment friendly green building' - Fountain Head-II Clean Tech India are your consultants - and you are trying for LEED Platinum. Right?," i said.

"Yes! I believe in Sustainable Construction. You know? A green building helps its occupants in numerous ways....for example....the residents of Pittie Kourtyard will depend less on corporation water supply...because, we are installing a grey water treatment plant and use it for non-drinking purposes such as gardening, flushing etc...Point is, substituting one building material for another or installing rain water harvesting and solar system is not enough....as a real estate developer - change of outlook - change the way we builders look at construction business - is more important to me," Mr. Shridhar N. Pittie said.

"You know? Generally, i don't talk much about specifications and amenities of the project....because, mostly, these are useful only for the builders....to sell his project....icing on the cake...to add glamour....to hide thoughtless planning," i said.

"At Kourtyard, we have focused on the 'space' - and provided option - for example, we all Punekars prefer 'kitchen cum dining' over 'living cum dining' - right? - at Kourtyard it's possible - because, we have considered your preference while designing RCC structure and electrical layout," Mr. Shridhar N. Pittie said.

"आपण सभ्य आणि सुसंकृत बिल्डर आहात! Sir, now it's a 'compliment'!!," i said.

"If you look at the way we are constructing Kourtyard - Ravi, you will say - "आपण बिल्डर असूनही - सभ्य आणि सुसंकृत आहात!" - because, you know that we - the builders - damage the environment most - we are famous for not taking care of our construction workers - let me take you to the site," Mr. Shridhar N. Pittie said.

Construction of Pittie Kourtyard has already started. Plinth of all 3 towers is ready. Mr. Pittie told me to have a look at the columns. Yes! The finish was excellent. Dates on the columns were impressive. Mr. Pittie told me about the quality of steel & cement he is using. Then we had a look at the Ready-Mix Concrete (RMC) Plant. He told me how he is not polluting atmosphere with cement or waste water generated at the site. How he has invested not only in the construction equipment but in his workers too.

"Sir! Looks like you are more interested in construction than in the property! Is the process more important to you than the product? You know? If i had been you - i would have outsourced construction to some contractor! Most of the builders in Pune do that. You know? I don't remember the last time i visited the construction site with the builder!," i said.

"Because, I am Pittie! आमच्या वरचे संस्कार!," Mr. Shridhar N. Pittie, M. D., Raja Bahadur International Limited said.

  1. 2 BHK Flats come in the range of Rs. 63 to 76 Lakhs + ST + VAT. That's too cheap for the Kharadi (Wadgaonsheri) area!

    I wish I knew that you were visiting this place, next to my house, I would have joined you.

    The project location isnt worth the money he is asking for, surrounded by slum and VadgaonSheri... Thankfully he has not listed some imaginary DP roads...

    I also visited the site on Sunday and was impressed with the size of room, I would be more happy, if the sample and actual has less than 40% varriation.

  6. I live in Kumar Periwinkle just next door Pittie Kourtyard. First of all the location is not Kharadi. Its Chandannagar. Kharadi is approx 4 Kms away from the place. Honestly I am regretting purchasing a falt at Kumar Periwinkle not because of the Kumar Periwinkle society but because of the surrounding. At early hour during office time hundreds of labors gather on the main road which would be just opposite to Pittie entrance. The road is full of trash and over flooded PMC dustbins. One side of the road is almost slum and to make that more worst there is a Country Liquor shop which would be again almost opposite to Pittie. In a short the area and the road looks like hell to me. May be Pittie will come with a very good society and ultra luxurious apartments/ flat which would worth 100 thousand rupees. But people living In those apartment would see trash and garbage when the look from the window

    First of all, thanks a lot for such excellent blog. I visited the site last week. Sample flat as well as ameneties looks excellent. Price is little on higher side. But okay.
    I couldn't find the website of this developer. I agree, they are new in this business, but there was no mention of this project even on rajabahadur.com. I tried to search them on moneycontrol and found there is share is not sold/purchased for very long period (I am not very good at shares, so may be missing something). I couldn't even find there turnover.
    I agree, they were very big industrialist and pioneers in the pune development. But now even there family must be in 3rd or 4th generation and not sure how financially good they are. They must have lot of investment in immovable property but what about cash flow. They are planning to bring all the three towers simultaniously, which will require very high cash in hand.
    I am bit hesitatnt at this stage, but your feedback may give me some confidence.

  8. Is this still a good investment? A week ago the price quoted was around 5000/sq ft plus floor rise. Is it competitive price or too high for that locality? Are comments by Saurabh.K and Subradas true abt slum around. Visited site only once and dont live in Pune.
    Any other suggestions which is value for money is much appreciated.

  9. Dear Friends,
    I booked a 2bhk in Mar 2013 and was told will get possession in Mar-Jun 2014, however scheduled date was Mar 2015. I dont live in Pune any more and finding difficult to get the real updates. 2 sales person I knew have left the job and whenever I follow up with builder office I get a new date...lastest is mid of Jan 2016.
    Can anyone comment on the project status and expected date of completion/handing over possession? I am willing to start whatsapp group of owners and can be contacted at +971 566722880.
