The government has given directives to give 20 per cent of apartments in all big projects to weaker section of society at construction cost. This means that the builder will recover this cost from the middle class. DNA Pune finds out what will be the implications these new Development Control Rules (DCR) on home buyers. 2. It is bad decision to reserve even houses for weaker sections of society in a residential complexes which may cater to people on another economic and thus social plane. Better approach would have been to grant subsidies or incentives to builders for constructing housing for low income groups or to regulate prices so that housing is affordable to all, and if builders recover costs from other people their affordability will also decline

  3. Ravi, could you please provide more analysis on the DCR. Will it be also applicable to projects which are approved and are in construction or to only new projects getting approval after the DCR date.
