PROFEST EAST & WEST 2011 - Pune Property Exhibitions

    So,
    1- It's good to invest in a project like "Tropica", although all approvals are not received.
    You should ignore Om developers "Golden Palms" experience as well,
    It was not Om developers fault all though they launched GP without approvals in place
    2- Kolte Patil I-ven have been pre-launched year before,
    Although they are taking 20% funds while booking, when sanctions are not in place.
    Still they are not culprits, there management is also all of sudden very mature.
    Ravi Karandekar: Please stop fooling Pune people with your biased advices
    If you feel above practise's are wrong, which they are in true.
    Then, Don't write good words about projects like Tropica, & Kolte Patil i ven who are doing same things
    Decide about the firm opinion & stick to it.

  3. By the way, Dear Rahul, Did i recommend to go for pre-launch offer of Kolte-Patil I-Ven Township? No! I only recommended to book in Tropica - even when there were no sanctions and approvals and i have told the reason. Which was completely based on my personal experience about the site and the builder.

    On my blog, i have a right to express my views and you have a right to disagree with me. Right?

Well when we can give our corrupt politicians and governments (who waste our hard earned tax money) second chance by re-electing them, why can't be give second chance to developers... the construction industry is still not perfect with organization and management of it’s business- but Pune CREDAI is taking an initiative by training labours in JV with NSDC.. .

    But like Indian politics it is hard to decide on whom to trust…

    These days you are recommending ready possession flats rather than under construction because builders are worried about there inventory & therefore they are speaking through you.

  9. Dear Chandan, I have a clean and clear conscience. I don't have to "save" myself. I have a freedom to make a mistake. And I am free to accept my mistake.

    Yes, it's an honor if someone - builder or a property buyer - wants to speak through me. But, not as Ravi Karandeekar. They speak as themselves!

    I feel sorry for you for not understanding why i recommend buying ready possession property. Someday, I am sure, you will agree with me.

    Stop misguiding people! I think people giving out guidance or consultancy on real estate should come under legal preview. You are helping out builders in pune in make a loot of hard earned money of lower middle class.
    All Pune builders are thugs working along with NCP and corrupt politicians who in other way work out for underworld goons. So if you see you are indirectly linked to goons and thugs.
    How come pune rate are justified
    -No public transport facility
    -Heavy air pollution
    -No traffic sense and very small lanes and bylanes
    -Issue of garbage collection and dump
    -Less avenue for revenue generation and business
    -Do not tell me people in IT make loads of money who can easily buy out a 50+ lakh flat with ease
    Your site is like philishing site where you are mis guiding poor souls. You will repent on this my dear friend if you really believe in karma karan siddhant. You or someone close will have to pay for this wrong doing.

  12. Nothing Wrong Ravi!! What you said is correct!! But Problem here is demand is more than supply as of now and should remain same and it is going to be for some time for some of the reasons mentioned below. (It is my observation for Pune West and you have all right to disagree to it.)
    1.IT is still recruiting high. HJW IT park has huge constructions going on by TCS which has capacity of 28k ppl. This is just one example. Infy, TM,Cogni, Accenture.... They too recruiting high. So population is going to increase in this area.

    2. This you would surely agree!!! Avg age of IT compnies is still abt 25 years and more than 65% ppl are still bachelor. They will tie the knot and will get married soon. As of now many boys/gals are sharing accommodations. Post marriage they will need their own house.

    3.Traffic from USP(United States of Pimple) and USA((United States of Aundh)is ever increasing. It takes 1 hour to travel 14kms as of now. Post HJW phase-3 is operational, never know what will happen. Some of us already thinking of having home close to office and hence Wakad,HJW is growing.

    Now problem is most of the IT ppl like me do not want to go beyond a budget. Builders started understanding it( Wow!!) and they reduced the size of home.

    It is totally insense to go for under construction but we dont have much option. The thinking here is, lets book a house, go onsite for 2-3 yrs and when you are back, your HOME is ready to move in. This is correct option in my opinion now as I made mistake and after coming from UK after 2.5 yrs, frnds who booked the apt in first phase of some bldg that time got it at almost half price so i slightly disagree with you about interest free money. If you want to earn money on interest, loose on rates. What Say!!!

  13. We should not forget the basics or ABCD of any subject. Ravi since you are into this field I would like to put some points to you. You may or may not be aware of the same. But I am sure there will be some future projects in the city where the government or buidler may invite you looking at the work you are doing.


    Construction Capacity in a particular city/area/state should be dictated by basic amenities like
    -Transport load that the city can take how to have tap on the new vechiles entering the city limits
    -Water Supply from dams that people will leverage how much population it can support[Look at the Mula Mutha it has converted itself into a nulla]
    -Electricity needs for domestic and industrial purposes
    -Garbage Disposible and Management facilities

    It like if you are purchasing a car please show us the parking area that you have in some countries.
    Here every tom, dick and harry is coming up with new projects without any heed to the above points. All the 7/12 lords are moving along in white scorpios as small builders are having a joint venture with the builders.

    -Conversion from Agri to N/A Should be very stringent. Lot of good farming land has been used to construct many projects which is very sad.Food inflation has reached a new high. I have seen many people just doing land dealings in villages near pune for quick money. Same piece of land is kept on rotating between new owners at higher price. No body interested in farming. Who is going to generate and cultivate crops. Remember we are an agriculture country and it should be our strongest point but which is not.
    People prefer to work in malls rather than in fields in A/C env and good bird watching than toiling in fields. Labour problem has taken a new turn.


    If we do something on this front we can solve many problems just for e.g.

    Maybe we maintain some water level in our rivers with bunds and some facility and connectivity using water ways of the river this will ease up a lot of load on our traffic.
    Garbage lets dump it in some barren land where nothing grows. over a period of time the soil may become fertile and fit of farming due to biochemical reactions. This will help indirectly for farming.
