On Google Talk, one of my subscriber asked my take on - investing in a 1 BHK Flat in Kalpataru Serenity at Manjri.

Please, don't invest! - i replied.

Why? - my subscriber real estate investor asked.

After a long time, a good builder is offering a good home at a good price for the genuine home buyers in Pune, please, let them own a home. Don't grab it from their mouth! - i replied.

What about my rights? I have a right to increase my wealth - create an asset to secure the future of my family! - my subscriber real estate investor asked.

How much money you have? All 20 Lakhs? or borrowing to invest? - i asked.

7 - 8 Lakhs of my own. Rest home loan - my subscriber real estate investor said.

Reinvest in your own home - make it better - manage in your own funds - increase resale value of your house - it will give you better returns than investing in a 1 BHK - I typed and sent him a link of the recently published article in The Times of India.

I managed to walk up to the bus stop. Could get in Kothrud Depot to Hadapsar bus. Got a window sit. Took a nap. Got down at Hadapsar Gadital. Crossed the road for the bus to Manjri. Got down at Navratna Mangal Karyalay, exactly opposite Kalpataru Serenity. To celebrate, took a snap of the main entrance gate.

I liked the sample flat & floor plans of Kalpataru Serenity at Manjri. 1 BHK Flat with a dry balcony, separate W C & Bath and 14 feet x 10 feet living with a terrace on alternate floors in a 12 story building - designed as per the latest development rules - with 2 lifts & 2 staircases - in Kalpataru Serenity is an ideal home.

A 2 BHK Flat Type 1, from 1st to 4th floors, for the all inclusive property price of Rs. 32 lakhs is value for money. The saleable area of this 3 side open flat is 920 sq.ft. The compact 2 BHK Flat has a proper dining area, dry balcony, spacious common toilet, and a niche for a wardrobe in both bedrooms.

  3. Hmmm, I doubt about location, there is lots of municipal water issue, there is Poonawala Stud Farm and areas behind poonawala farm has water issues. I was staying in madhavnagar last year

    Kalpataru site has a very little detail of this project. Only one photo, no elevation, no plan, no floor plan.. nothing..

    Also, any idea why they compelled to re-launch it? I am hearing about this project since long..

    Dear Sanketkk, no one should believe in any builder's promise about water and power.

    You should only confirm that water tanks have enough storage capacity, there is water recycling plant, and rainwater harvesting system in the project.

    About power, see that the builder is providing back up, solar power and using power saving materials.

    If these things are in place, enough and uninterpreted supply completely depends upon the residents.

    More than looks, i prefer fundamentally good quality of the materials and construction. So, i was happy to know that Kalpataru is offering 'the same quality' in this price range!

    Am booking a compact 2BHK for 33L on 5th Floor, please do let me know if you have any idea about the area going into Corp, as currently the Kalptaru Serenity project is in Gram Panchayat.

    The sales guy is saying that the area is bound to come in Corp & is expected to get this completed by Dec'13. let me know your thoughts on this.

    Thank you for your attention on this one.

    As of now Kalpataru Serenity area comes under Gram Panchayat. Am talking about the area moving under the Municipal Corporation.

    Reason am asking this is currently it does not have corporation water & builder is giving RO fixed boring water. Once the Kalpataru Serenity area comes under municipal corporation, then corporation water line would come in the society as well.

  10. I wonder why do you imagine that enough corporation water will be provided if the Kalpataru Serenity area is merged with Pune Municipal Corporation!

    Why don't you understand the value of dedicated water supply system developed by the builder?

    Your project will be self sufficient. You have to just save the water and keep on recycling it and maintain the ground water level well. Isn't this better than depending on some out side source which can't supply enough water to it's own citizens?

    Do visit Pune as soon as you can to understand how Punekars are suffering.

  11. Appreciate your advice Ravi & you actually do made a very good point.

    The reason I was confused about this was the fact that when I discussed about booking my flat in Kalpataru Serenity with a few folks who have some exp in real estate were like "you are paying 2900/sqft in an area which is not even under PMC". On checking with them about the difference they said "corporation water would not be there".

    But thanks now am happy about my booking!!

    I am looking at 3BHK, I think 2800 for the builder is good price and you are right , this is not good for investor but buyer like us who does not have any home, thanks for advice ,I may proceed with booking

    few questions

    What is approval staus for cc,bank finance etc?
    Does the contruction work started?
    How about school nearby?

    The construction comes under town planning & hence the bank finance is all good.

    Construction work has started but not for the building which I booked my flat in.(There would be multiple buildings in the township)

    I have no clue about the schools nearby so can't comment.

    I got to see some reviews which go against the builder regarding honoring the commitments.


    This is bit scary.I have seen the sample flat and is of the opinion that it is really good scheme. but....looking at the buyers experience in other projects am holding back.

    What are your views on this.I am planning to book a 2 BHK .

    Would appreciate your early reply.

    I also checked the link sent by Mehndra. everyone is of view that they dont deliver the project at commited date. i can understand the delay of max 6 months. but if it is more than that than it is very difficult for the people who are buying it for staying and not for investment.
    Can you put some light on which points to be mentioned in aggrement which can safegaurd us and put obligation on the builder to deliver the project on time?

    First of all, let me thank and congratulate you for your wonderful blog.

    I am giving a thought to buy a 2bhk apartment in Kalpataru Serenity. At present the total cost of 2 bhk apartment is in between 42 to 46 Lacs.

    Would you recommend me to invest this much, considering Manjari is still not as developed as other parts of eastern Pune and it does not have many idustrial complexes (apart from SP Infocity) nearby.

    I must however say that Kalpataru has brand name and the project looks quite good.

    I am interested in Luxurious,spacious,where Living/dining area should be at least 450 sq.ft., a great location, all amenities close by,great environment in reality,a complex beyond our imagination. All this because we love to live in the area full of vital oxygen.
    Moreover we are senior citizens.
    Please suggest your best, preferably within 1 to 1.5 years possession time.
