Even while buying an idea - the concept of a housing scheme - you give importance to the offer.
All types of offers.
An offer of a unique property - like Forest Trails Bungalows and angular budget flats in Xrbia.
An offer of affordable homes - like Tanaji Malusare City Karjat and AnandGram Yavat.
An unknown & unfamiliar offer of an independent private township - like Blue Ridge Hinjewadi, Nanded City Pune, Life Republic, Lavasa or the residential colony for the people working in SEZ - Megapolis Hinjewadi Phase 3.
Of course, location is important for you, but if the property prices are attractive and connectivity is okay - you are ready to drive a few kilometers more - like Vanalika Pirangut, Celestial City Ravet, Neo City Wagholi, UrbanGram Kondhawe Dhawade.
When the offer is from some well known name - you show interest in the project - even if the property, prices & location is not that attractive - like Tata La Montana & Tata Inora Park.
When offer is a right housing solution at that point of time - you always welcome it - like Nano Homes Ravet, Green Zone Baner, Sara City Chakan, Green City & Kumar Pebble Park at Handewadi Road Hadapsar, Elite Homes Tathawade Wakad, Horizons at Wakad.
Though you are rational, you are ready to risk your life & money and grab the illegal & unethical pre-launch offer of Rachana Bella Casa, Vastushodh Projects, Tuscan Estate Kharadi and any project in your favorite Wagholi.
When offer is about a better property - you are ready to pay extra than the current property rates - Nandan Inspera Wakad, Westside County Pimple Gurav, Kalpataru Harmony Wakad, Yuthika Baner, Tropica Ravet
For you, more than the track record of the builder - name of the builder - so called 'brand' - "an offer" is more important. That's why you showed interest in Cosmos Regency Baner & Ivy Estate Wagholi, Aldea Espanola Mhalunge, Balador Talegaon, Gini Bellissimo Dhanori.
For you, more than the over glamorized concept presented in newspaper advertising, on the builders website and in the brochure - "an offer" is more important. That's why Megapolis Smart Homes 1 & 2 could book around 100 flats per month consistently for more than 2 years - without much advertising.
In the last few years, you have also realized that though the concept is attractive - execution of that concept can be disappointing - actual project does not always fulfill your expectations. Poor planning & construction quality, lack of customer service, reluctance to handover the complete ownership to the property buyers and non availability of basic infrastructural services like road, water, power have disappointed you completely.
I read your comments on my blog - expressing your frustration about being cheated by the builders, I start wondering - what will happen if you stop admiring an offer and buying concept - and start buying ready for possession flats?

Aren't tough times forcing you to avoid booking a flat?
How long can you continue to become a victim of social pressure and risk your life to become a home owner?
Someday, soon, you will realized that - more than the concept - terms of transaction of buying a property - are more important than the offer!
Who knows? You might accept that everyone cannot be a home owner and there is no shame in renting!
